The building is decent, the apartments are nice if you overlook the Creek. The maintenance and the security are very 'cheap' and this reflects on the whole building unfortunately. The quality of the finishing is decent, but more efforts should be put into maintaining the quality.

Lack of a balcony, air circulation, traffic in the area, inadequate parking
The bedroom is bigger than most 1bhk apartments in Al Riqqa area. However, the apartment does not have a balcony which makes the home quite stuffy and devoid of fresh air. The neighbors are usually non-intrusive and not noisy. The traffic in the area is crazy at peak office hours - especially more… in the evening. Convenient location - walking distance from both Union and Rigga metro stations and the Union Bus Station (5-7 min walk) Multiple supermarkets and grocery stores nearby who also have home-delivery. Restaurants of popular cuisines available in the area. Walking distance from Dubai creek.Show less

My studio apartment is one of 5 apartments located above a dentist office, on the edge of Hor Anz historic neighborhood. It’s in one of the most walk able parts of the city. I live within a mile of so many amenities: a commercial center with 2 grocery stores, more… a couple yoga studios, a great park, a few of bars and restaurants, and even my job. Although it’s small (306 sqft), my studio feels really spacious and open, thanks to big windows, built-in storage, and minimal furnishings. It has hardwood floors, mini-appliances, and a basement with laundry facilities and plenty of extra storage space. Every part of my apartment feels intentionally designed and appropriately scaled. The large operable windows really make the space. There are three windows in the main space and one in the bathroom – more than enough light to keep my studio naturally lit during the day. The west sun glowing through my translucent curtains makes me smile when I return home in the afternoon. Also, the amount of built-in storage is incredible. The hook/shelf/pantry combo at the entry, and the nook just outside the bathroom accommodates everything: books, keys, food, cleaning supplies, clothes, shoes, linens, and more.Show less

Cannot think of any, I love the place
The first thing that I noticed about my apartment was the spacious Hall. I also love the layout of the building with its spacious corridors and clean and well-lit environment. It is a Bin Ham property and I must say that they have maintained the building very well. They have more… a well trained staff taking care of the daily maintenance. There is a 24 hour security staff so my wife and child feels absolutely safe even when I am away on business trips. Shops are available on the ground floor for goods for daily use. There is a RTA bus stand below the building while the Metro is a 10 min walk away or you can take the bus to the metro station. Lulu hypermarket is also 10 mins away while there quite a few good schools 10-15 min walk away. There are a couple of good restaurants too on the ground floor.Show less

There is a beautiful garden with a playground in the center of the community. It's beautiful and very safe. There is security and every door requires an access card. The only downfall is the small apartments. The kitchens are no bigger than a bathroom whether you have a studio or more… 3 bedroom. Rooms have built in closets which is nice. All in all this is an ideal community for anyone with children. Show less

The Lobby is well equipped with Security guard with all his 9 screens to make sure the building more… is secure at all times. There's a full fledge WEST ZONE supermarket that takes care of all the necessary items needed to maintain your house, right from groceries to blankets. Plus, MEDICLINIC and LIFE pharmacy are also conveniently placed below the building. There are 7 bank branches & ATMs namely, RAK BANK, Mashreq, NBQ, ADCB, NBAD Bank of Baroda & EmiratesNBD in front of the building. Spinney's Market is also nearby for shopping. There are 85 restaurants to choose on Damascus Street ranging from Afghani, Pakistani, Chinese, South Indian, Arabic restaurants to choose from along with Domino's Pizza. UAE Exchange also has a branch beside the building. Easy access to Al Khail Rd and Mohammed Bin Zayed Road. 10 minutes to Dubai Airport.Show less

I wish the building was cheered up with plants and better colours in the lobby. The automatic doors are permanently closed.
I love Dubai and used to live in JLT. Unfortunately, due to a job change I needed to relocate closer to Sharjah and so I landed up in this apartment of mine. The building is a 2.5 minute walk to Reef Mall and one is spoiled for choice when it comes more… to dining options. There are lots of little and tasteful restaurants and hotels with fine dining options in the area. There are ample ATMs, medical and dental centers within walking distance and pharmacies that deliver too. Speaking of delivery, there is a grocery store for every 50 mts in the area. The building is located 5 -7 mins away from the Al Rigga Metro station and is very close to bus stops too. Taxis are easy to get and the police station is within walking range too. The best thing about my particular apartment is that I have an open view to empty grounds. It is not the most scenic view in Dubai, I agree, but I get to see open sky. Show less

Positives
Its close to school
Negatives
Just the fact the high cost for a 1B/H/K
The developer has a big name in real estate in the Dubai Market but does comprise on fitting and fixtures, things have already starting rusting although this is a new bldg, door knobs for all flats had to be changed due to the constant breakage. The only reason why we decided more… to move in to this area is because of the close proximity of our lil girls School.Show less

Positives
Everything I need is at arm's length (not literally, but you get the idea)
Negatives
I wouldn't say worst, but they could remove the old houses and build more Villas around
Al-Rashidiya hardly has any buildings due to the airport across the road. Having said that, our villa doesn't come any way near or under the flight path, which is a blessing. The area is mainly occupied by dwellers from a long time, mostly locals. With Bin Sougat Center and more… Rashidiya Central market at walking distance, shopping is not a hassle. The central market, has a Union Coop, there is a public library, a police station, a post office, clinics, mosques and the Rashidiya Metro Station more or less a few steps if the weather is good. Mirdif City Center is 5 min drive away, Dubai Festival Center is 7 min. There is huge Nadd Shamma Park and several small parks around the blocks. A family-friendly neighborhood. Though I know it may not be as glamorous and posh like the Dubai Marina and Downtown, but if I want to compare, I pay the same amount of rent for this 5 Bed + maids room villa as a two-bedroom flat in Dubai Marina. Distances from the city are not a hassle from Al-Khail road; 12 min to Downtown and 25-30 min drive to Dubai Media City which is where I work.Show less
