This is a great place to escape the fast paced city life! Your views are truly breathtaking looking out towards the Palm and the boats. Shared ammenities consist of a stunning large sparkling swimming pool and beautifully manicured gardens. There is also a great state-of-the-art gym with full facilities and more… floor to ceiling windows overlooking the pool as you workout. There are always taxis, the area is very safe, neighbours are lovely, the only possible downside of this is total lack of visitor parking or a 2nd car space... apart from that out of all property I ever saw in Dubai (and I have seen many) this stands out as the best place to live and enjoy The Palm at its very best.Show less

Our apartment has the view of Burj Al Arab & Burj Khalifa. It's the best view ever! And it's priceless to wake up to this view every morning! I believe it's the best place to raise children because it's secure; if you are not a resident you cannot enter the more… beach and the garden. Show less

Beautiful flat with quality finishing. The 2 bedroom flats on the second floor have a bonus super sized terrace to enjoy the beautiful views of the Marina or island. The wood floor in the master bedroom scratches very easily & the fire alarms tend to go off several more… times a day/night as they are very sensitive. We enjoyed our 3 years of Marina Residence living. Show less

Having not exactly five starred all the options above, I still believe Palm Jumeirah is a gem. I would be much happier of course if there was some serious shopping involved. The place is full of spas and restaurants but one cannot do proper grocery shopping. However more… I hear that should be coming to the island very soon so I cannot be more excited. Another issue I see is that people seem to still enjoy speeding up and down the trunk... especially cab drivers, often not stopping at zebra crossing. On a positive note, like most of Dubai, this place is as neat as it can possible be. I am convinced that once the construction, whenever that will be, is over, it will truly be a wonder to live in.Show less

The apartment was spacious with a lovely sized balcony. The appliances were of a good quality. When we moved in there were wires hanging from the ceiling and we were told we would need to put a light fitting there, had to arrange for bare wires to be 'blanked off' more… in the kitchen when we moved in. Damp became a major issue and with parking becoming an everyday problem (police were admitted to the private underground parking to issue parking tickets to all vehicles not parked in a designated parking place!). Only one parking place for the apartment and absolutely nowhere else to park second vehicle... These issues along with a heavy increase in rent forced us to move after 3 years in the apartment. Landlord very unhelpful, damp, came back from 2 weeks holiday to an apartment full of mold, had to throw away bedding and launder soft furnishings and clean apartment at own cost.Show less

I’m quite happy with the apartment we are living in. The rooms are very spacious, the finishing is super nice, I never had any problems with my neighbors, so over all it is a good place to live. Now we have a big park just in behind of us where we more… can go for a run or just to walk. There is absolutely no traffic, I can be on the Sheik Zayed Road in just 2 minutes from the parking, which is really great compare to the Marina or to JLT. The only negative thing I can mention is the lack of service that we have. I think we among the very few buildings in Dubai, (in the Marina/JLT/Palm area), without any gym or pool and for the money we pay it would be a bare minimum. The management is keep on saying that next year it will come next year, but so far nothing….. Same thing with the retailer shops, we have been promised that there will be a Waitrose just under us but nothing has been done till now. Also the concierge service is a bit useless. We are paying a lot for it and if we ask them to call us a handy man they refuse to do it and only give us a number.Show less

We have moved here after living 2 years in JBR in a 1 BR apartment. The major motivation was that the prices have dropped at that time and continuous traffic jams, noise + dust of the construction in JBR made area much less attractive then it was in 2007. At the more… time we looked at the market, GM was brand new and offered really high standard in terms of finishing, plenty of living space and an environment without major construction work. Also the buildings have very good accessibility from the both directions of Sheikh Zayed road and now also a park with running track with a nice view to Atlantis is available. In general the neighborhood is one of the best in Dubai and you can enjoy some of the five star elements of Dubai (Atlantis, Palm Marine for boats, top hotels with plenty of fine dining options). Finally we moved to a 2 BR apartment on the 6th floor of the building overlooking the GM park which we found better than the other side where you have the view the Dubai Marina skyline, but also a 2 X 4 lane road continuously busy with the traffic leaving the Palm. Since we moved in there were no major issues with apartment beside 2 leaking taps and regular annual AC maintenance. Nevertheless, i tried to list some of the downsides which we experienced throughout the last 5 years and which can be really annoying: 1. No gym or swimming pool. Prices of beach clubs in the area are ridiculously expensive (around 20-40k per year) 2. Access to the Golden Mile park is not possible directly from the building due to a fence left from time of the construction. 3. The building is still not registered as an operating facility (last two buildings are not yet commissioned), so to obtain RERA and other certificates related to the residency are very difficult. 4. The concierge service is just for show, none of the services listed in the booklet is actually working. 5. Parking is limited with very strict access policy. For instance visitors parking is only for 3 hrs and after fine is AED 500. 6. Building do not spend much money on maintenance. For 2 years they are not able to fix a panel to be able call the elevator from the visitors parking level. 7. No decent groceries in the neighborhood, except some small and overpriced small shops in the Shoreline buildings which is difficult to access due to the fence on the east side of the building.Show less

As for the orientation / view of Tiara North-East wing: - the side is facing to the mainland, beach & pool: is sunny in the mornings until 1-2 pm. It is a very bright, happy side. One bedroom flats are here. - the other side (facing to the East Marina Yacht more… Port and the palm fronds) is more quiet, but mostly shady both during mornings & afternoons. They might be a bit dark but may carry advantages during the hot season. Although there are a few bright flats on this side as well (in the last 2 buildings). Sunset is amazing from this side! Mainly 2 bedrooms are here. (3 bedrooms, penthouses are facing to both sides p.s. Currently the hotel opening is postponed again, but check the opening time & its rules about using the same facilities / and their beach access!Show less

CONSTRUCTION SITE VIEW
MOVING DAY. Moving IN or OUT is NOT allowed on a Friday. So plan your move and coordinate with your movers accordingly. The movers have to get passes from another place before they can start unloading your furniture from the truck. They need a copy of the company's trade licence and more… each and every mover's labour card or passport. VIEW. Our 5th floor F-type apartment faces the west side of the trunk so our view is the Palm MONORAIL, The Golden Mile building, a little bit of sea view in between and a huge construction area, which I believe is going to be a mall. Good thing the windows shut out most of the noise from the monorail and the construction. From the ground floor, the west side of the building features a park and a 2.7 km running track which is shared by other buildings. Residents can also walk the dogs here provided the dogs do not go to the playground and the running track. SETTLING IN. The layout of our apartment is the larger among the different 2 bedroom types. And the building we are in accepts dogs so our landlord had no problem with us having 2 dogs. Our apartment has a small maid's room, but other residents use that as storage room or an extra guest room since it has it's own small private shower and toilet. The living and dining areas are big enough for a couple with 2 dogs or perhaps 1 child. We prefer dogs. Our main balcony is the largest among the 2-bedroom apartments in the building and serves as a cozy place to unwind after a long day at work. The master's bedroom has another balcony. The kitchen has ample storage space and you can fit a washing machine and a dishwasher. The master's bedroom has a large en suite with a shower and a bath. I like our separate wash basins so my husband and I do not compete for the sink every day. The second bedroom fits a queen or king sized bed and a small desk but that's about it. Though it has a separate bathroom. Both bedrooms have fitted wardrobes but for some reason they were still not big enough to fit my stuff alone. THE NEIGHBORHOOD. I can hear children running upstairs and my next door neighbor having a conversation on his phone. One night I was watching TV and I heard a pounding on the wall, assuming my neighbors can hear my TV show. Across the street is my favorite place to go. There are restaurants and bars, cafes, the gym and swimming pool and the beach! As a resident, I get access to the gym, pool and beach however family and friends have to pay 80DHS for the whole day. Towels are not provided but white plastic sun loungers are. It is a first come first serve kind of thing. But there is an option to rent another sun lounger for 30DHS with cushion and everything. One of the main reasons why we chose to live here despite the high rent is the gym, pool and beach access. It's just a walk away. Be careful when crossing the street though, there are still some idiots who will drive you over even when the lights turn red. Overall I feel like I'm on a permanent holiday. Show less

Public transportation and entertainment on the Palm are nonexistent. Also, there is too much construction in these areas, blocking off very nice views.
Al Haseer is known as one of the best Shoreline buildings. It has excellent club facilities, a stellar gym, a spa and salon, a dry cleaning facility and a 24 hour security and concierge. It's almost like living in a hotel but you have loads of privacy and the apartments more… are beautiful, modern and well finished. It has been a pleasure living here but don't expect the neighbors to be really friendly. The beach is great as Al Haseer and Nabat are the only buildings that boast a stretch of sun loungers. Sophie's Cafe and Riva Restaurant are good places to eat but the real gem is Barca which is just three buildings down (a nice walk along the beach). The pool is regularly cleaned and there is a lovely track that most Shoreline residents use that spans about 3600 meters. The rooms are lovely and spacious in the apartments with a large kitchen area and really nice balcony views of either the road or the sea, although even with a road view, you catch wonderful glimpses of the Dubai Marina. Al Haseer is known as one of the best Shoreline buildings. It has excellent club facilities, a stellar gym, a spa and salon, a dry cleaning facility and a 24 hour security and concierge. It's almost like living in a hotel but you have loads of privacy and the apartments are beautiful, modern and well finished. It has been a pleasure living here but don't expect the neighbors to be really friendly. The beach is great as Al Haseer and Nabat are the only buildings that boast a stretch of sun loungers. The views from the Fairmont South Residence are great from the higher floors. Burj al Arab one side, Marina the other. We have stayed here with both views and it is gorgeous. Some of the apartments do not have such great views if they more… are facing the Golden Mile closer to North Residence. As part of the Fairmont Hotel complex, the beach is really great, and the pools are also good. It is never busy, sometimes on Fridays, but you can always get a lounger. Beach and pool access does cost membership as part of the community fees. Our landlord pay for ours. You can walk to the bars in the Fairmont, as well as Shoreline bars and restaurants. The new Palm walking and jogging track is good for exercise. The apartment is very large for a one bedroom. The open plan kitchen overlooks the lounge area and is very usable, unlike some kitchens in apartments that have very little storage. The guest toilet is a good touch when you have visitors. The bedroom is huge, you could easily get two beds in it if necessary. A great walk in closet also. The bathroom is big, separate shower and bath, marble surfaces. The tiling could be better, but that is the same in just about every place we have stayed in Dubai. There is a nice covered terrace outside. Ours overlooks the Burj Al Arab. The downside to this is that the traffic noise outside is bad, especially 4am on Saturday mornings when the Lambos and Ferraris are coming back from Atlantis! We are used to it now, and it doesn't really bother us when sleeping. If you are a light sleeper, or if the windows in your apartment don't fit properly then it will be loud. Rents are a bit higher here but worth it in my view. Show less

I live in one of the first buildings of Shoreline apartments on the right hand side. I have amazing sea view with Burj Al Arab in the center. The layout of the flat was a bit strange at first, but as I use the second bedroom just for my guests, more… it works fine for me. Finishing is OK, but I've definitely seen better. Bidi Bondi is just under the building which is very convenient if you fancy a bite or some drinks, but their outside terrace can be a bit noisy sometimes.Show less

Great view, huge rooms, big and beautiful balcony, direct and private access to the beach, gardens and pools. Kind and professional security, nice neighbours. One or two basement parkings depending on your flat, some parking spaces for more… visitors. No noise and always fresh air from the sea. Only superlatives and no disadvantages... that's the truth. Go for it if you can afford it.Show less

Home to new families and couples, Marina Residence is a very nice place to live. With spacious balcony's and views of either Burj Al Arab or Atlantis. We love living in this block due to its easy access from SZR, no traffic, no hassle! The only complaint would be the more… sound insulation, we hear the upstairs neighbors walking and the garbage shoot in the hallway! Show less

Things i love most about our villa here in Palm Jumeirah, is the sea itself, in the morning when I woke up everytime I go out my room Ill definetly saw the sea, its calming eseence just makes my day. I love go fishing, our neighbors are really friendly and more… its safe to walk even in the middle of the night. We have dogs so I go out often. I can see the Atlantis through the window in second floor at the back, and I can see the Fairmont in the front. I just love living in this Villa.Show less

Living in Dubai is an experience that is hard to explain. As an expat it is hard to adjust to life here. However living here for the past 10 years has allowed me to truly appreciate Dubai and all it provides. I have lived in Huge villas (to my standard more… they were huge) and i loved it. I lived in Jumeirah, Safa, and Barsha in Villas that were amazing. Now im living on the Palm in the Shoreline Apartments after having a year back in South Africa and i have to say, as an apartment it is amazing in my opinion. it is about the size of my house in South Africa but with a room less. I truly love it. It is easy to get transport, it is easy to walk around it. Although I've only been here on the palm for a month, i am loving it.Show less

The construction quality of the Shoreline Apartments is horrible. I was constantly having leaks, and no one from the building management would EVER come to repair. I had to find my own service people, as I had a totally absentee landlord. It got scary at times.  more… Once, an apt above me sprung a leak, and it just started pouring in my closet. It was midnight- and I was on my own to sort it out. My downstairs neighbors renovated their apartment TWICE in two years - they had three men, picking up tile for over 2 months- day in, and day out. 7am-6pm daily. It sounded like they were in my own bedroom, hammering. They had a permit, so there was nothing I could do. I am a stay at home wife, so all day- every day, for TWO MONTHS- hammering. It was horrible. NO RECOURSE. NOTHING. When my hubby returned from long haul flights- forget catching up on sleep during the day- this place as NO common sense in regards to this. And they did this TWICE in two years. It was horrible. There are often domestic fighting with a couple down the hall. I have called the police on them, as I was worried for the wife. I am NOT a busy body, but it was horrible. They had no shame. When I left the building to move to my new home, my sweet door man- who I had become friendly with, said "Madam, I am happy for your family, that you are moving out of this building. It is unsafe for you to live on the 7th floor, I am scared the building will crumble and hurt your family", "There are so many maintenance issues with this building, you don't even understand". We also had an obvious gas leak in the garage basement, and when I reported it, they said- there IS no gas leak. As a girl from Texas, I KNOW a gas leak when I smell one. I took my family to a hotel that night, as I was truly scared the building was going to explode. I called the cops, and explained the situation, and they took the threat more seriously- low and behold- there WAS a gas leak (my interior of my car-even smelled of natural gas for three days, until it aired out completely). I feel that the Shoreline Apartments have too many construction issues to house my family. The SECURITY to keep out burglars and such is OVERKILL. My maid had to have a pass to get upstairs. If you want to take your child to the beach park, and bring a friend home from school, you MUST pay 50 AED for the guest. There is NO common sense as far as the beach is concerned. When I was moving out, I went to retrieve my kayak, which I paid to store on the beach. Since my rental had been extended one month, I did not have a current pass, and they were trying to make me pay 50 AED to get onto the beach, and 50 AED for each of my moving men- to go retrieve the kayak. So, don't move to the Palm thinking you can entertain, and have friends over to enjoy the pool or beach with you, as you will have to pay for ANY guest, even an infant. It gets expensive after awhile, and one of the main reasons we moved. It was the big draw, AND the biggest flaw to life on the palm. Show less

Our 3 bedroom apartment in Shoreline apartments is perfect for families with small children. The layout is good, master bedroom has a walk-in wardrobe and large bathroom. The two other bedrooms are smaller and without en-suite bathrooms, so it might become a problem with teenage children. Guest parking can be tricky on more… the Palm, and Shoreline 14 has a big advantage as it is right next to a large public parking area. Downside is, as it is on the left side of the Palm, we have to cross the street to access the swimming pool and beach area.Show less
