Am an expat living in Dubai over 8 years, lived in downtown, Marina, DIFC previously and decided to try the Fairmont Palm. What a mistake it turned out to be!
Caution to anyone considering moving here for the beach and gym access, agents are still advertising the property as inclusive of same, but what you will find out is that it has been taken away from the tenants due to a dispute with the facilities management company over whether or not it is included in owner's service charge.
Beach and gym access was withdrawn to tenants in the middle of summer 2016 and has not been changed since. To access the beach and gym, there is a daily fee of AED 25 for tenants and their guests. Not nice when you moved here for that as one of its major features.
The security and on site management team are just horrible. The number of procedures just to move out, move in, take a delivery of furniture, etc are endless. Paperwork and security deposits for just the smallest of things. They will make it difficult for any external service providers to come and do mantainence by attempting the restrict their access for the most petty reasons. All because they want to do the work through their In house building management team and boy do they know how to charge for the smallest of things!
The noise and dust from neighbouring developments is getting worse and traffic is increasing considerably with the new mall being constructed. Once that opens, the time to get off the palm from the Fairmont to SZR will increase from the already 5-10 minutes, depending what time of day you leave.
The only positives I could say about the development is the pool, and the quality of the finishings inside the apartment.
A friend who moved out of here previously did warm us a year ago about the security and management's approach t tenants but we fobbed off the comment as if he was exaggerating. 12 months and we are about to move out we strongly regret not listening to that advice!

First moved to Dubai Jan of 2015. All my colleagues went for the Marina etc. I decided to go all out and Live on the Palm - if I was going to spend Marina prices it needed to be on the most well known zip code in Dubai - Palm jumeriah.
1 year into living in Palm Views East and I must say it was worth it. I moved in and they had literally just completed construction and hand over. I was the first tenant to live in my apartment. Like any typical real estate agent desperate to let out a unit I was fooled into thinking there would be a gym at some point later in time... although access to the shoreline gym is available, I was told it wouldnt be free for very long.
The pool is so odd. They built it over the parking.. I dont understand why. It's a meter deep and kinda pointless to swim in. The wood deck is nice and its cool to watch all the cars go by. Its something, not the best pool but I guess better than most.
So what are the real highlights of living in palm views East?
- The view of the Marina, Burj al Arab and the fronds is WELL worth the 75k 1 cheque I put forth.
What are the biggest downfall?
- The building feels like it was built as a services apartments quarters... It doesnt feel like shoreline equivalent. Sure it's nice.. it's just got a feeling like your living in a building built for the employees that run the marina etc....
- No covered parking is the pits to be honest... expecially when EVERYTHING else on the palm has covered parking...
All in all it's not a bad place to live - for a year... just to say I've done it.. Studio's shouldnt cost you this much. So I'm off to a 1 bedroom in the middle of the desert to recoup some of the cost and save. Save so that in a couple year time I can afford to buy an apartment I can enjoy and rent out for others to enjoy as well.

Its really very spacious with floor to ceiling panoramic windows with large balconies. Everyday i wake up to the views of the Dubai Marina skyline. Being a resident i also get a lot of offers in the neighbouring Rixos The Palm hotel.

It's a lovely apartment with quality finishing and great amenities like a swimming pool, clubhouse, gym etc. We can also avail of different offers at the neighbouring Rixos the Palm hotel though personally, I haven't used any of the offers till date.
The downside is, it's a very quiet neighbourhood and not many options for schools around. On the plus side, we have direct access to the beach and the sea view outside our balcony is phenomenal.. So I wouldn't trade it for anything in the world!

Townhouse of Golden Mile has been my home for the last 5 years, i think we may be the oldest family to live here, a lot of neighbours moved in after us then out..
I just love the space and design of the house, specially that we have our own access to house straight from the garage, and the master room is massive and the kids room is really big, we made so many friends here, specially my 2 little girls, the access to the park behind has been great as we were living here before that park was even there, so when they built it, it was probably the only facility this building had to offer us..
In 2010 when we rented we were shown the pool which was filled and a half built gym and we were told that it should finish in 6 months... and this 6 months has been dragging ever since.. and for some reason this is the same answer you get when you ask the concierge.. maybe in 6 month.. don't believe any of it..
As for the concierge, maintenance and the building services in general, they have no idea how to manage a building, or how to fix any issues no matter how small or big.. any problem you will face will be super complicated to solve...
Given that i live in a townhouse therefore my contacts are limited as much as possible from all.. I was happy, but the few times i had to schedule maintenance or had leaks or had any trouble in the house whether minor or big, the service i got is very poor compared to the premium that you pay for such a house... Every time you call them, it doesn't matter how small or big your issue is, they will end up sending you a quotation to do a major job.. and after spending a fortune you will realize that the issue has not been resolved, they will come back a few more times after that...
Basically we were able to overcome most of the negative issues, like for facilities we had a membership in RIVA beach club, so access to the pool beach and what makes life in the palm special...
For Supermarket, as there isn't any around we were able to manage with Geant online and calling the supermarket, or a 20 mins walk to mini mart in shorelines..
For the bad maintenance, you really need to follow up with them, or bring another company to deal with could be faster, we had a few other contacts... but for issues involving pipes or AC you need to deal with them and be prepared to follow up .. a lot!
The biggest issue we faced, which is forcing us to move out is the construction... for the last year the amount of noise and the shaking , my whole house shakes! from 6 am to 7 pm every day was just too much! The house is effected badly from the shaking, i have huge cracks on my walls from the ceiling to the ground ... and not just normal paint cracks , there are gaps in the wall.. I freaked out and called the building services , they took pictures of the cracks, promised to have a meeting and discuss it and never came back to me... as expected.. You could even see some cracks on the walls outside the building...
Then lately the electricity starting cutting off for a few seconds and back everyday in the same time in the morning from 3 to 6 times , i have complained to building services and I've been told its not a building problem, its a problem in my unit that i should bring in maintenance to sort it out.. not mentioning the lovely view of cranes..
The view used to be one of the beautiful things about this house and the reason why i stayed all these years plus the space of course, and its ruined now and almost impossible to live in... So we are looking to move out now, I will miss the space though :( but the shaking is just too much and is making the house fall apart..

Probably one of the most complete flat i have been living. View/facilities/proximity to shops/nightlife ... this building seems to tick all parameters .. except the parking issue, Only 1 parking for 1 bedroom, and very difficult to park the second one or even for guests.
To get a second parking think adding 10k dhs a year ....
The flat is fully furnished with a very modern twist. Excellent quality and design overall.

The shoreline buildings run up and down the right side of the Palm Jumeirah, but only the back side of buildings 1-10 have views along the coast line. The apartment on the backside of building 18 where resided for two year backs on the the rather lovely dry river bed with lots of plants and a running track, but also the back of the Golden Mile apartments and the Palm Monorail.
Our apartment was in the column of xx05 apartments (I forget which 'type' this is) and was beautifully laid out with a main entrance hall leading the large kitchen and substantial living room. On either side were the two bedrooms and on-suite bathrooms. The main bedroom was large and square, and even had a walk-in dressing area. The maids/storage room was big enough for all our storage needs, including camping equipment and bikes.
The building and apartment are both beautifully finished with proper wood skirting boards, nice tiles, nice fittings in all the room, even quality plugs and plenty of them. Parking was also plentiful, with one access card and space per apartment - my wife had a car so we had to pay 500 AED for an extra card. However we didn't bother renting out a second space as parking was plentiful - if you don't park in somebody elses allocated space, the security guards are willing to turn a blind eye.
Living in the shoreline buildings gives you and your family access to the beach club, pool and gym but these are not located in the building - they are across a busy road in buildings 1-10 with poor crossing facilities over the road. Consider this if you have kids who want to use the pool often; you'll need to accompany them every time as the crossing over the road was poorly designed and cars shoot through the red lights all the time - they are an accident waiting to happen.
The price of the apartment reflects the high standard of finish and facilities, but the main issue we had was that the apartment suffered from a lot of noise from all sides due to poor underlying build quality I suspect. On one side we had a family, and we were woken up every weekend at 8am by their kids - even though the kids were not being particularly noisy we could hear them talking and running around. Worst of all the people above used to stay up late every night and we could hear them walking around and playing musical instruments.
Overall this is a wonderful apartment with great finish and superb location on the palm, however the amount of noise we could hear from the neighbours and the location of the pool and beach facilities across a busy road means this building is difficult to recommend.

I love living on the Palm I have a beautiful, spacious apartment with fantastic facilities I live on the road side which is quite noisy, they are building the new Mall Nakeel, and the traffic has started to pick up, which can also be very noisy at night. The beach view apartments facing JBR would be perfect! To be able to walk to the restaurants, bars, beach and gym is a huge plus. The pool area is amazing. The reception, security, pool staff and maintenance are fantastic. The only downsize would be the lack of storage space in the apartments and they only have one plug socket in the kitchen, and they could do with a small shop for when you run out of milk. Also something which has been a real nuisance this year is that there has been jelly fish throughout the year in the sea, so a lot of people have been stung , including myself. All in all though you drive onto the Palm and feel as if you are on holiday and everything that you need is here so some weekends I don't even leave…

Tiara is actually a OK place to live. Quiet and good facilities. The only thing that makes it only OK and not very good is the parking situation. One car park for my two bed is one to little. And no possibility to hire a second one. Even worse, catastrophically worse, is parking for guest. Not only they are VERY few, they are also extremely expensive if you use it more than a couple of hours. When on top of this, some of the security guys overviewing parking are really grumpy and straight up very rude and bad-mannered towards my guest, it simply becomes not acceptable.
When the attached hotel now is opening the pressure on parking and facilities will be over the top. Unfortunately as it could have been a heaven at Tiara! As it stand now, it time to leave the place.

Unnecessary security measures and bad design
This is a lovely building, but the excessive security means that it is a frustrating place to live. Having to use the access card for the lifts makes even having guests round difficult and carrying shopping etc.
There is never any free parking for guests either. The exit from the car park is difficult to exit without damaging your wheels to get to the card reader as it is on a concave bit of a bend and set away from the kerb. Silly design features like there not being a direct exit to the pool is frustrating too as you have to go out the front of the building through a carpark down stairs and up stairs to get to it. I feel like the neighbour above me is "big foot" as they are either so heavy footed or the ceiling doesn't block out the noise.
If the lifts did not require passes and it wasn't practically impossible to get work men into your flat this would be a much better place to live. Silly things have having to do a NOC for every work man / delivery would make me think of leaving next year.
The gym could be improved by having a better selection of free weights and cable machines. It's ok if you just want to do cardio.

I used to live in the Dubai Marina with panoramic view to both the Marina and to the Palm, but the noise level, coupled with the layout and lack of storage space and wardrobes, not to mention the traffic was a killer. I have lived here for over a year and it's peace and quiet, it feels like a home, the layout count' be better and the standard is really high. No I don't have beach access, but I did not have that in the marina either and living on Palm I have plenty of developments I can choose from, however they do offer us a beach assess in the shoreline for a fraction of the price should I want to, but I have membership else where. The unit is spacious, with a maids room, lots of room for clothing in all rooms and storage, which is a main for me as I don't like anything in my face, and the quality is great. At night I spend most of the time on the very spacioius balcony which is almost like an extra room but outside all I can hear at night is the sound from the water fountain from the park and critters "singing" :)

Driving over all the speed bumps to there.
Great size apartment with excellent sea views from every room, only down side it's right down the end of the crescent past Atlantis and next door to the Rixos hotel. Very peaceful, the building is only about 20% occupied so not many people around. The building has it's own beach, pool and gym.
Only down size is the drive on and off the palm. Not ideal if you have a school run every morning.

I have been living in Dubai for a year now, and after my year on the Palm I am reluctant to live anywhere else. The amenities are fantastic; shops, restaurants, bakery, spa etc. Unfortunately we have no access to a beach,pool or gym which is frustrating, but if this was fixed, I would have no complaints what so ever. The security staff are so friendly, our pets feel welcome and the running track makes you appreciate being outside - something that is rare in Dubai for me .

I have lived at Oceana for over 4 years now, we were some of the first people to move in, back then it was heaven on earth, lovely mix of neighbors, no parking issues, no lack of sunbeds, no extra charges for anything they can think of, it was just perfect! However over the years there have been more and more rules introduced, the prices have increased so much plus they have introduced so many extra charges, like paying to keep your kayak on the beach, plus the residences that lived there have really changed. Nothing beats the facilities and I will be sad to move when we do but I feel Oceana has had it's good days and it will just get worse and worse. It also doesn't help that there are no paths outside and there are no shops on our side of the palm so you have to drive to the other side. It would be nice if they finished the front and made it more attractive. One other amazing thing is West 14th, we love it there and will keep coming back for as long as we live in Dubai.

High rents, poor apartment build quality, non-residents access
Together with its sister building, Tiara Residences, Oceana was perhaps once one of the most desirable places to live in Dubai. Certainly the high rents still suggest that the owners still believe this too. Sadly, time has done this modern V-shaped development no favors as the communal areas of the buildings are looking very tired and residents regularly complain of exploding waters tanks and recurring bad smells due to shoddy plumbing. There is also an on-going feud between the owners/tenants and the management company as the pool, lazy river, beach and facilities are used every day by holiday makers staying at Movenpick hotels in Dubai. Oceana is basically Movenpick's beach club and every day the holiday makers are bused in to descend on the sun beds and avail of the poolside bar and the West 14th restaurant's snacks. Unfortunately this means the whole atmosphere of Oceana feels more akin to a hotel resort that's run strictly 'for profit' rather than a true luxury residential community.

Perfect example of good idea with poor execution. Apartments are very spacious and could be luxurious if it wasn't for extremely poor workmanship. Got in the new apartment, after 3 years of light usage (professional couple travelling most of the time and eating outside) it's tearing apart. Water & drainage pipes burst occasionally. Access cards in elevators don't work most of the time. Parking is a huge issue as most apartments have only 1 designated parking space and there is no additional parking for guests. Very noisy due to construction of the mall, speed humps in front of the building and elephant neighbors from above. Fire alarm goes off often. Moisture build up (mold) is noticeable. Limited shopping and dining choices. Most neighbors Arab / European.

No access to basic grocery / convenient store
Pros: Very nice, quiet 14 story building. Spacious bedrooms and living room. All apartments come c/w maids room. Amazing views of the Marina or The Atlantis (depending on what side of the building your apartment is facing, and how high you are). Good facilities like swimming pool & gym. Walking distance to Palm Jumeirah Park (jogging / walking track).
Cons: Access to basic groceries is difficult - closest place would be either Carrefour at MOE, or Waitrose at Marina Mall. Party hall in building not very useful (no kitchen, no toilets, not furnished).

No public transportation like the metro or public bus service
One of the best apartments to stay in Dubai, is the luxurious and high standard of Shoreline. These apartments are comfortable and in lovely quiet area. Great value for money!

Noise and lack of facilities
The building and surrounds seem very nice at a first glance. Once you live in the apartment you realize there is no sound proofing and that you hear everything from your neighbours upstairs, downstairs and even from next door (in your bedroom). When people talk in the passage, you can hear every single word in your apartment. Pool, gym and facilities are promised but not delivered due to "a legal dispute with the contractor". There is absolutely no consideration for the owners and/or tenants in this development. There isn't even proper access to the park/walking track as it has never been opened in 5 years since the development has been completed. In contrast there are plenty rules and regulations to follow even pertaining to the non existent pool, gym & facilities.

I enjoyed living there alot but i felt like it was great for a children to grow up there. I was in need of a garden. But the view was amazing the access to the gym, pool and beach was great there was great restaurant near bye and great supermarkets close by.

The view, the cars, the beach, the sea, its sunny all the time, the cold wind.

It has been three years since I moved on the Palm. and I do not want to change location. The view is amazing, security is great. I have access to the beach and the sea. The people are nice. It is always sunny and there is always some cold wind which makes the heat of Dubai better to stay outside.
