Location is ideal, easy access to al khail rd and most exits. No sufficient parking for the tenants and this "gated community" allows rta to give fines if you are not parked to proper slots that are non existent to tenants arriving by 9pm. If you want to more… avoid parking fines accumulating try to get home by 530pm. Oh and it has its own rera classification "Al Khail Gated community" so even though you are in Al Quoz it has an identity all its own and a rent increase guaranteed every year. Building finishing is not of high standard, but blessing is there because they provide service team to help you patch things up as best as possible.Show less

Phase II of the Al Khail Gate community came alive in 2009 and was fully occupied by 2011. By its layout, it is a mass accommodation system targeted mainly for the middle class. Well planned location having easy access to al khail road. 10-15 mins drive max to Dubai Mall or Mall of the emirates. Complex has decent amenities like westzone supermarket and an additional 2 grocery shops. 2 money exchanges, Jeweler, Cafe's. A gym and swimming pool under construction. ATM's. Very more… safe community. Apartments are not at all luxurious. The rents so far were well suited to the complex until this year. A studio apartment size 420sqft with split a/c unit and no balcony for Aed 44100/yr is extremely exaggerated as the complex at the end of the day is surrounded by and industrial/labour camp area. For the same price you can get a luxurious 1 bed room apt in Sharjah or 2 bedroom apt in Ajman. And if you think those places are far this location is not too close to Dubai's prime areas like Burdubai, Karama, Deira or the airport which is about 20 km away.Show less

Well I lived there for 3 years, it was a very fine and comfort experience for me. The apartment is very large and comfort, I like the design. It has everything in there like gym, nice play ground and good restaurant and good mall near by. It's full of fun, more… I highly recommend it. Show less

Though so much promised, everything is going at snails pace over here. Unless asked for, no periodic maintenance or repainting is done. Otherwise a secure enough community with just a few requisites, like a shopping mall and a few cafeterias. Most of the amenities are for name sake.

The location which makes it easy to come and go from work during work hours since Al Khail Road is 2 minutes away.

Al khail gate is a perfect place for families and apartments that have huge spaces however the management have a terrible attention to that area. Maintenance is really bad even thought they have scheduled visits to check the fire fighting systems and alarms. The walls are poorly constructed and allow noise more… to bypass easily which make it seems as if you and your neighbors are in the same room. A cheap place for families and young adults living with flatmates who are looking for a decent apartment with easy access and less traffic but if you can afford to pay a bit extra I would not recommend Al khail gate.Show less

No parking, not much amenities and maintenance is very poor. The area is not suitable for families.
An area not family friendly with a lot of bachelor accommodation around. No parking due to a lot of company buses and trucks park around the area. Maintenance is the worst with smell coming out of your flats and not well maintained inside and outside the buildings. But they do more… have friendly security guards and easy access to a supermarket.Show less

Locationwise, there can't be a better place than this. Having access to Sheikh Zayed Road, and Emirates road and Al Khail road in the best and easiest proximity. If you know your way out of industrial areas congestions, this is the best place to live to enjoy best of more… Dubai. You can easily travel to Jebel Ali, DIP, Jumeirah or Bur Dubai or Jadaf. The flats are very spacious and well done. Maintenance is not great though but can't be blamed. Security is very good. Need some improvement park and parking space. No kindergarten in the whole community. Community halls are built without washrooms and not being used at all. Bathroom's workmanship is hell. They are literally leaking to another floor or from wall to wall.Show less

Al Khail Gate is a very large community which is located near the heart of the city. It's neither in the city where most businesses are situated nor it is situated in suburban part, so we could say it's in a perfect location. Moreover, Al Khail Gate is a community more… which is run by Dubai Properties Group or DPG which regulates and maintains the whole community. Security is of utmost important and in Al Khail, I can firmly say, it went beyond my expectation. Truly, the best!Show less

Al Khail Gate might not be the typical heaven for everyone who is looking for a high-end type of community, but I can confidently say that it's a heaven for most expats who are mid-salary earners. Al Khail Gate is conveniently situated in a place which is almost near the more… current business hub of Dubai (Business Bay area and Downtown). Also, Al Khail Gate is now being renovated and improved in most ways. The community has started to build a Mosque, and has provided facilities for people to do exercise, run and do relax.Show less

Right now the community has no gym or swimming pool but it is under a project which would be operational by 2015, I suggest to the management to make it free or a nominal charge for accessing pool or gym more… for the existing tenants. Nearby shops/ supermarket, restaurant, parking, taxi and public transport all are available inside the community.Show less

The Phase II of Al Khail Gate is very affordable compared to some other parts of Dubai. The apartments are sized pretty well and there are lots of things happening that would make this place great in couple of years. There's a labor camp near by but you can hardly more… tell unless you take the back road to enter the South Gate. A big West Zone is coming up, so that should help with the grocery situation immensely. No balcony and no assigned parking (which was promised earlier). Overall a affordable and peaceful place to live which has the potential of becoming a great community. Show less

Three years ago when I moved to Al Khail Gate, the community was relatively new. There are still unfinished roadworks, no greenery, no garden or park. But it is a place I get easily comfortable with. Very quiet and peaceful place. The location is great. Proximity to north and south more… of Dubai as it is placed at the "center". I'm staying at a regular sized two bedrooms apartment with individual t&b, a small kitchen, and a living room that can accommodate small parties of 10-20 persons. I love the brown/beige color motif of it. The design and floor plan is contemporary modern. With less details, but cleaner and neat. Now the community is bustling with a mini town center mall being introduce soon and a clubhouse with entertainment halls, gym and swimming pool being constructed. I'm sure this place will be even better.Show less
