Positives
Park facing, big houses, green, pets fav, play area

Execellent community, one of the best in Dubai. Very peaceful, green, parks and mostly park facing houses, big houses and lot of parking and play areas for kids. Community center with Gym, pool, basketballl court, super market, pharmacy and food court. Also, it's in middle of Dubai, so very easy to reach more… anywhere within 20 minutes across Dubai.Show less

We moved to Falcon City because of the location and the relatively good price for a 5 bedroom villa. Luckily we didn't fell for the agent's up-sell of this being the future amusement destination of Dubai. :) Because what Falcon City truly is currently is a quiet villa area with more… not much around. The villa's layout is good, the finishing not so good and I simply can't understand why they didn't put a swimming pool in a family-oriented community. While getting out onto E311 is easy towards Silicon Oasis and Mirdif, it's a whole different story towards Abu Dhabi! Show less

Worst quality villas in Dubai

Positives
Villa layout and parking
Negatives
Quality of house, airco and water system, windows, no community pool
Falcon City houses are big and have good layout, but really, really bad quality. We lived all over Dubai in the past 8 years, I have never experienced this poor finishing. These houses were build during the crisis and they used all cheap materials and installation. Since we moved a more… year ago every week something breaks. - Both water tanks had to be replaced. 4 heaters broke in the last year. - The aircons smell stale even after cleaning. The airco motors are all placed in front of the intakes, so that in some rooms you can hardly hear yourself talk because of the noise they make, and there are no remotes for the A/C available. - The windows are hard to open and close and are of really cheap quality. Most of the mosquito window doors are damaged. - The bathroom has the worst bath tub ever - there is a seat in it so you can not lie down. But due to the issues with the water it hardly gets used - you cannot fill it with hot water, because the heater cannot cope with the amount. - The bathroom and kitchen cupboards are very cheap quality and the doors need to be straightened all the time. - The washroom smells of sewer, it seems they forgot to place the correct drain for the washing machine. - The ventilation of the washroom broke, but there is no access in the ceiling to get to it. - There is a garage door, that is positive, but the mechanism is constantly broken, so most people leave them open throughout. - Numerous tiles in the living room sound hollow when you step on them, giving a very insecure feeling when you walk around. - The outside of the house is the same poor finishing, pieces of concrete are falling out of the walls. - The rather small garden has a big ugly water tank in it above ground. - There are NO community facilities except a tiny shop that sells basics. We have been to several other houses in the neighborhood, and it's the same everywhere or worse. In one house the ceiling in the kitchen was 40 cm lower on one side than the other. In another house the ceiling of the bathroom came down after a heater sprang a leak, cracked tiles,... and so on... To sum it up, the price that you pay for a house in Falcon City is way to high for what you get for it. The RERA index is completely wrong, it does not take into account the poor quality of a house or building. Show less

Positives
Huge villa with lots of space, friendly neighborhood, good price
Negatives
No shops and restaurants open yet, have to drive everywhere
We moved here from Springs, and the main reason was: we could get a 5 bedroom villa for almost the same price as our 3 bedroom townhouse. Of course we had to sacrifice living in a completed community, but so far we are all happy with our choice. The community more… is right on Sheikh Mohammed Bin Zayed road, so getting in and out is very easy, but the area is still quiet. We never lived in a villa of this size, so I can't compare to anything similar, but we simply love the extra rooms and space we have here. Show less
