Community, OA, facility Mgt, smell, noise
Worst building ever. Bad maintenance. Bad facility management. Bad smells. Very bad noise from Al Khail road. OA is only taking care of owners and neglecting the big picture and the building(s) as a whole. The worst part is the community! Although this building is in JVT, community is really more… bad.Show less

Peace quiet value for money

A nice quiet family pet and child friendly area. Some of the cheapest rents in Dubai. New infrastructure is being built i.e. a school and a mall at the entrance. Very active community

Positives
Family neighborhood
Negatives
Lack of shops and restaurants
Its a beautiful area with parks and childrens playgrounds. There are many tennis courts and basket ball courts. Great area to cycle and jog. But there are no gyms or swimming pools. On the whole a great neighborhood and good value for money. The size of the townhouse itself is large more… and it is well planned with lots of light and air. It has a spacious Living room with a well planned open kitchen downstairs and a large master bedroom with an attached bath upstairs. The row houses and villas are planned so they don't look into each other's yards and have privacy. I really like the area and feel it's a good family neighborhood. Show less

Location
Negatives
Lack of a proper commercial market of its own
This place has the best location for any main road you want to pick, be it Al Khail , Emirates road or Sheikh Zayed. Its prime location makes it a huge hit. It has new villas with great garden size where one can even have pools and gazebos and more… still be left with alot of sitting place. It is the most well lit society of villas I have seen so far in Dubai. Show less

Imperial Residence is a brand new building located in JVT. As been developed by Tameer the building finish standards is really good one of the best in the area. The tower is also easy access from both AL Khail & MBZ roads. And very close to upcoming new city center.

Noise from Al Khail Road
I moved into Imperial Residence in November 2014 - the apartment is spacious and I have an amazing terrace but being on the 1st floor it is a little noisy, but the value for money wise it is great. The finish is excellent with all brand new white goods more… and the room sizes are very big. The building has a brand new gym and pool and the security guards are excellent. The towers are pretty empty - judging by the number of car parking spaces! We have a Milestone supermarket opposite which is very handy - it also has a great café! I would recommend this building as excellent value for money! Show less

Positives
Pet friendly and huge gardens.
Negatives
No community swimming pool.
JVT is a beautiful community with beautifully built attached and detached two bed room villas. The quality of construction is what you would expect of a commercially constructed community in Dubai. The design of the houses is modern and the space is well used with a separate access for the more… maid. The average plot area is 7000 sq feet with a built up area of 3000 sq feet. This means that the villas come with a huge garden. One can even put a full size pool in the garden. Overall the community is very peaceful and pet friendly. The community has play areas for children and basketball and tennis courts. However, there are no community pools. The community has easy access to Al Khail, Shaikh Zayed and Shaikh Mohammed highways. Overall, its a very nice place to live in. Show less

Positives
The size of the gardens
Negatives
Community is not complete and drivers that skip the red traffic lights
View - where we live the view is great as we don't look onto the power lines. If you consider moving here, make sure you don't look onto the power lines. Finishing - district 2 was one of the first districts to be built and completed and as a result the more… finishing appears to be a lot better than other districts that were completed post the crisis. Layout and size - opposed to all other developments in Dubai, the gardens are huge here. For most people the garden is actually far too big. In saying that, the only positive foresight that the developer had when they developed this community was that owners could extend their villas. You will find many villas now that have been converted from 2 to either 3, 4 or 5 bedroom villas now as there is that much space to do so. Garden - as mentioned above the gardens are huge. Great for animals and children to play in or if you have green fingers and wish to design your own garden. Noise level - in district 2 there is very little noise as there is no construction around us. Although we are close to Mohd Bin Zyed Rd, we never hear the traffic. Neighbours - we have a mix of nationalities in our street and everyone gets along. One huge concern is that despite traffic lights in the community, many residents still go straight through the red lights and have very little concern for others around them Traffic - currently the road to Spinneys at Town Centre has been closed and as a result the detour to get to the shops is a huge inconvenience. Hopefully this will be sorted out soon. Inshallah!!! Public transportation - there is no public transportation here and most taxi drivers get lost coming or leaving the community. There are no buses that come to the area either. Own parking - our two bed villa has adequate parking for two vehicles. Guest parking - adequate parking in the street outside our villa to accommodate our guests. Security - whats that???? This is not a gated community and therefore anyone can come and out. There have been many reports of burglaries or attempted burglaries here recently. Swimming pool - this you would need to install yourself. Alternatively there are such as the Jumeirah Islands Club where membership for a family per annum is AED9,000/. Here you will find gym facilities and a swimming pool. Gym - as above. Maintenance - you better maintaining the common area outside your villa yourself. The developer is responsible for this but they very rarely complete what they finish. Garbage is picked up on a daily basis and the streets are usually well swept and clean. The grass in the local parks is cut very seldom and therefore not a very safe or hygienic place for children to play. Nearby shops and restaurants - recently two supermarkets have opened in the community which has been a huge relief. Basic day to day goods can be purchased from them. They also deliver. Nearby schools and kindergartens - there aren't any within the community. If the roads in and out of the community were all accessible then we wouldn't have to make such huge detours to get our children to school everyday. Walking possibilities - the community is large enough to take walks with the pets etc. Pet friendly - as mentioned above, the gardens are huge and there are many parks in the community so walking pets etc is easy. Lots of stray cats though that ultimately set the dogs off barking. Value for money - we are fortunate that we have a reasonable landlord and understands that its better to have a good tenant than to suck us dry every year. So for what I pay, I thinks it good value for money. Definitely wouldn't be paying 160 -180K like some people do. Show less

The lack of amenities and taxi problems
Jumeirah Village Triangle would be a one of the best areas in Dubai after a few improvements. -The ways in and out are the worst problem that we face every single day. Unfinished roads and cancelled plans are creating this problem. -Taxis have a hard time finding this area and more… specific addresses in the area due to lack of landmarks and street signs. This causes long waiting times, especially in the mornings. -There are no restaurants or other shops for basic needs. The nearest ones are in the Springs. -The landscaping is not finished in a lot of areas, giving the community a shabby, desolate look. -There are no community pools and recreations areas, which were part of the initial plans, according to estate agents.Show less

Positives
The area being quiet, cycling friendly and the villa itself & my landlady!!
Negatives
Speed bumps, lack of facilities, getting a taxi, giving directions to others
Where else in Dubai can you find a 1BR townhouse with a garden and car port, I have 3 Persian cats who just love the garden and the walls are high enough that they don't get out. The villa itself is a really good size well laid out.  more… I can cycle around the community very safely and if anyone is into tennis there are around 7 courts here. It is close enough to the city not to be too far away from anything around the Marina/JLT/JBR area, but still very quiet. On the downside there are very few facilities and there are a lot of finishing touches the community is sadly lacking. It has been nearly impossible to get a taxi for the past 2 years, but that seems to be getting slightly easier. I have a great relationship with my landlady which is so important in the world of constant tenancy disputes.Show less
