My experience with Zenith has been terrible if we talk about AC maintenance. The Air conditioners in all the apartments do not cool properly. Do not come here if you are looking for nice cooling. The design of AC in the entire building is incorrect even to begin with. The architects have done a very very poor job of ventilation design. The maintenance team can not do a thing to alleviate the ac design problem. They themselves are helpless to help you in your ac needs.
AC is must in a place like UAE where scorching heat makes your life miserable.

I really do not recommend this building, very poor or non-existent customer service. It's a nightmare, during the day construction around and inside the building (noise of drilling, hammer, etc.) Very bad smell inside the bathroom and toilets. You have cockroaches everywhere. The AC once per week doesn't work, the maintenance guys dont want to fix problems and they suspect you of breaking things. The worst experience I got in Dubai. If you want to book or live there RUN AWAY. The real score is 0

This building had one of the most annoying elevators I have ever had the experience of using, extremely slow and poor quality. The layout of our unit was nice, the kitchen was large, and the unit was very bright. However, AC was an issue at times and the landlord wasn't helpful at all.
Building amenities are poor. Gym and pool are sufficient if you're not picky however.
Good luck accessing the building during cricket game season, as the next door stadium was poorly designed to handle large influxes of people.

The security guard (I think Egyptian) is really nice and friendly he keeps to himself and he is helpful.
I once needed to fix my AC, and the building maintenance is terrible, they're not available at any time when they are available i have work and their shifts are not flexible and they never match a Saturday for example, so i called another company to check my ac, the requested access to the roof to examine the AC of my apartment, the security had the key and he could come with me, but i had to call a mobile number of the guy that should allow him to do so, and that terrible, most annoying and super bad customer service person did not help at all, hes a square.. all he said sorry not allowed.. and that it was a Saturday so he doesn't work, i told him why do you put your contact number if you are not working he had no response, terrible guy. in the end i managed to do what i needed without that person. Avoid that building if you could because of the company managing it, they are bad, or any building managed by them for that matter because you will end up having to call the same guy if you need maintenance.

No security checks as any one can enter in the building. The building parking can be used by any one as there is no check at security. There are cars parked in the basement parking with export numbers and stay there for months. Its scary that the related complains go unnoticed. The cooling and the finishing of the building can't be worse than this. The building opened in 2015 and already had sewage issues with strong smell in the building. There is canal dug beside building however there is no water after so many years. Garbage heaps can be noticed in it. The construction in the area is not moving and you have "ghost building" views. The pets are allowed in the building and you have to bear poo smell in the lifts very often.

Royal Residence is made up of two towers and I'm currently in a one bedroom in building 2. At first glance they seem okay with a few minor niggles anyone can live with.
The good part about is the area itself, which in general is quite nice, walking distance to Els golf club or a 5 min walk to Canal residence development with 24hr Al Maya, as well as a host of other restaurants and amenities. Motor City is just up the road which provides even more options for everyday items.
The buildings themselves however are dreadful. My main concern is lack of maintenance, and it's obvious this development was never quite finished. Even though I'm the first tenant in my apartment, I get the feeling the builders really felt the pinch in terms of fittings. Small things, like the kitchen cupboards, and wardrobe doors were clearly used before. I'm not a perfectionist, and if it works, it works I can live with it. Problem is if it STOPS working, there is not a soul who will fix it for you while you live here.
Three elevators out of which only two have ever worked (not a big deal), but one of those has had ZERO lighting inside for more than three weeks now. Strangers packed into pitch dark cabin, I guess it's one way to get to know your neighbours.
The pool is decent, but because it's located between the two buildings it never ever actually gets any sun. Not that this matters much, as they have supplied us with a total of TWO sun loungers, to serve the entire community.
Gym equipment right now is on about a 60 percent working condition, but that figure is falling. The treadmills are downright dangerous and while on the gym topic - the isolation is very bad so when someone uses the weights there is a VERY loud boom all through the building. I'm on the middle floor and still it rattles glasses in my kitchen. Fun times when this starts at 5 am and frequently finishes only after midnight. I can handle it (barely), but someone else may not.
Allocated parking is more like a rough suggestion, and it's very, very common to find someone parked in your spot, people just don't care.
The AC doesn't work (throughout the entire building.) Try to register with Emicool and they'll tell you the premises aren't online to their facility. I moved here at end of summer so still remains to be seen - but might be a deal breaker, obviously.

The damn shower.
So, I have been living in this building since a year now and can't wait to move. The biggest reason being the shower runs out after like 2 secs and bam! no more hot water for another 30 minutes. Since I share the apartment one of us has to shower in cold water. I park my car outside the building which is not a issue since there is ample parking here. There is no shop closeby the closest one is like a good 20 minute walk. But on the good side there are good restaurants that deliver. The pool is decent. There is a bit of traffic in the morning to get on to hessa and go towards Al Khail road. There were serious fire alarm issues in the middle, but thats solved. The building is pet friendly.

I have been suffering for more than one year, Cockroaches, poor finishing and no maintenance, ACs are designed in a stupid way which make it cool max. to 27 degree so the ACs are not able to switch off because the temperature will never reach 24, thus the DEWA bill is always higher than average. they are using the security staff as a maintainance staff, so they don't have any knowledge about maintainance, leakage of water is everywhere in the bathrooms and kitchens, the main water tank has exploded in October 2016 which affected the whole building. all materials are very cheap that's why you will always have problems, also they hired the most cold people ever to answer tenants phone calls they don't care if you have emergency or any issue, they will just tell you to send an email and they never respond unless you go and fight in their office, I have been in Dubai since 6 years and never faced such bad building with such price.

Just moved here in September, and as of now it's a very decent place to stay, but of course with several shortcomings.
The layout of the apartment is extremely well thought of and efficient, our kitchen is very large and has a lot of storage space and is amazing for cooking. The living room is decently sized for a newlywed couple but we do get tight on space when our friends come over. Our apartment layout also has the bedroom with en-suite bathroom as well which is also decently sized. The apartment also sports large windows for the balcony, making it very light and airy, which is a huge plus.
Finishing is very average, not the best (as in Downtown Dubai standards) but far far better than some of the other apartments I have seen across Dubai (like in Bur Dubai, TECOM, and Barsha). The only complaint is our sink in the kitchen which needs serious maintenance for the smell, you need to provide your own filter as the apartment doesn't come with it.
The area is peaceful and quiet, but quite dull. No walking distance convenience stores nearby, your best bet is heading over to Motor City for the numerous options there (Carrefour market, Spinneys, bluemart, etc.) or a drive to Canal Residence for Al Maya Supermarket. Yes these are a 5 minute drive, but still a hassle nonetheless. Would be nice if any of these buildings in Sports City could have a small retail outlet on the ground floor for a grocery store.
Maintenance in the building seems to be non-existent, and the AC is always switched off in our hallways for some reason with the windows open, making it hot and sometimes quite smelly, but this has no affect on our apartment. Elevators are horrible quality and quite slow, with broken indicators on some floors that the management has not bothered to rectify. Security guard is there, but quite useless as many people can walk in and out of the building without him batting an eye. Gym is the most pathetic excuse for a fitness center I have ever seen, but decent space to do your own workouts, forget about the equipment. The rooftop pool however is quite nice.
Views are panoramic, and would be a huge plus if this place ever finished what it started, but I really doubt that would happen. Traffic is ok, but Hessa street can be annoying during rush hour. Otherwise its pretty close and easy to reach any location in Dubai.

This is one of the worst buildings I have ever lived in here. The building looks good from the outside and may deceive you into thinking that all is professionally done. However, the building is plagued with problems! I have had numerous problems with the air conditioning not cooling along with water leaks, bad sewage smells, poor finishing and even door lock not functioning! Has anyone heard of a door lock jamming in less than a year of handover! Anyways the king of all these problems is the air conditioning. I and numerous (numerouuuuuss) residents here have had AC issues. Be prepared to spend a few nights sleeping in a hotel when you live here as this building is plagued with AC issues. I have come to find out that the building has had three consultants change over the span of its build. So the right hand doesn't know what the left hand has done. The water balancing for the chilled water was never done, not to mention that they have undersized the AC units all over the building. Sometimes the ducting isn't even connected to the AC! For some reason even though the building is under warranty every time you ask sports city for assistance you have to pay 150 dirhams for a technician to come! Furthermore this will only get worse as more buildings in the neighborhood are scheduled to come online and connect to the district cooling, the demand on the district cooling chillers will surely rob your AC from cooling.

Of all the places that i lived in, this is the worst, supposedly its a brand new building im the first tenant, i have been living here since December and problems that i face in the apartment are endless, water heater not working, AC is not working, leakage, bad smell in the whole building, electricity issue....and to top it all , a very bad management for the building, very aggressive rude and not friendly.
I cant wait to end my contract and leave .

We are a family of four with primary age kids in 3 bed apartment. Good mix of nationalities, good neighbours. Apartment is a great size. There are two swimming pools (each with shaded kids pools), male and female gym and basement parking. Apartment building has a decent finish. Aircon by Emicool, TV and Internet DU. This apartment has two parking spaces. Downside is construction still ongoing but you benefit from better prices than downtown, Marina, JLT or Business Bay at the moment. Great amenities for sports. Schools Closeby.
Parking/ Driving
Outside there is currently plenty of space for visitor parking in the street, designated parking outside Almaya supermarket to access the shops and restaurants on canal front and a currently undeveloped sandbank area. Great road links for ease of access to Hessa Street, Al Khail, SMBZ, Emirates Road giving choice if there is an accident to get downtown or to the beach.
Other development amenities:
On the ground floor there are restaurants and cafes (Wooden Cellar Greek restaurant and cafe, Pulcinella pizza, Wanna Banana deserts, Walima Lebanese, The Kebab Shop) a pharmacist, photographer, Fine and Country estate agent, Almaya supermarket, Champion dry cleaners, Sugar (ladies hair, nail and massage beauty salon), men's barbers and play equipment up to around age 10 (swing sets, climbing net, trampoline etc). Soon to open will be a Dr's surgery and I think a veterinary practice plus some others still to open) There is a Carrefour City across the road in Matrix building.
Closeby
The Els Golf Club is a pleasant walk through Victory Heights for restaurant and bar food, Friday brunch etc. Across the road is Dubai Sports City complex with The Sports Bar, Nathalies Cafe and apparently a cashline in a neighbouring building - need to suss this one out as nearest one is Carrefour in Motorcity right now. Home to ICC Cricket Academy, Spanish Soccer school and Fitrepublik gym which has an indoor Olympic sized pool, gymnastics, trampolining, martial arts, weightlifting, triathlon etc. Smash Tennis, Ultimate Athletics (formerly TC Athletics), Ru-active netball leagues plus I'm sure lots more I don't know about. Nearby Motorcity has soft play, go karting, music, dance, ballet and drama lessons, Mathnasium, dentists etc. Fitness First, Naya yoga and Pilates etc. Studio city and Dubai Polo and Equestrian club a short drive. In short, so much going on here now I don't have to drive the kids the length and breadth of Dubai to follow their interests.
A 5/10 minute drive away on local roads is City Centre Me'Aisem which is a large mall under development which will be similar to Mirdiff City Centre Mall when complete. The first section is complete and open with large Carrefour, sun,sand and sports, body shop, splash
etc.
Public transport
There is an RTA bus service but no aircon shelters as far as I can tell.

Victory Heights Primary School across the road, Wonder Years Nursery. Motorcity has Gems Metropole, Emirates British Nursery, Building blocks Nursery. Al Barsha down Hessa Street or D63 for Nord Anglia, Foremarke, Kings, Safa Community School, Seashells Nursery. There is a school bus service for DESC from Sports City.
New building - so not as tired as some we have looked at - and best value for money apartments in Dubai right now.

Sports City is an excellent neighbourhood, perfect location, no traffic.
Elite 3 Residence is a very nice building, excellent apartments, security, amazing health care centre including men and women gym, men and women sauna and steam, swimming pool, swimming pool for kids and jacuzzi.
It also has a big parking lot (7 floors) and 6 elevators for fast reach.

By far one of the best buildings in Sports City in terms of build quality, view and size.
Negatives:
The kitchen is equipped however the stove, although new, utilises outdated technology where it takes forever to heat up. The washing machine doesn't have a built in dryer either, nor is there space to put one. The whole apartment is controlled by one centralised AC unit, so a lot of electricity gets wasted as the whole apartment is either switched on or off. Finally, the lack of power sockets around the apartment can prove quite irritating.
Positives: The view is fantastic, build quality is decent and the size of the apartments is great. definitely the best available unit with regards to price vs quality in Sports City.

Living in a safe, green and friendly community has been great for all of my family. Schools are plentiful and close by from nursery to age 18. With the close proximity and easy access to the Al Khail road, Sheik Mohammed Bin Zayed road and Emirates road it has been very simple to get to all the local malls, airports, cinemas, beaches and restaurants without being stuck in heavy traffic. Although its easy to travel everywhere, there are many shops and restaurants in the community of Sports City, Motor City and Arabian Ranches so that we don't really have to leave the area.

No hot water
Aircon throughout the building isn't great, it doesn't like to go down below 22 degrees, if you're lucky and on a good night you may get 20-21. The hot water in the flat last for all of 4 minutes before it runs out due to small tanks. It is what it is, cheap and cheerful, but look around can get better value for money than here. Clearly built on the cheap.
Positive, the higher up you go you get a great view over Els Golf Club.

Isolated building
I paid 50,000aed a year which is not too bad although Sports City is an isolated area. Not even a store in sight. You need to have a car to enjoy living here.
Maintenance is free and is good but the jaccuzzi next to the swimming pool is always broken.
Neighbours are young and nice.
Overall its a good place to live if you are on a budget but a car is a must.

The best thing about this tower and Sports City is the location. It is so easy to get to anywhere in Dubai and the traffic in the area is very less. I used to live in Deira and can't even compare the two. The building is OK, the rooms are big, it would be even better with closed kitchen. Area needs shops and restaurants, we can't walk to any, but we can order from many places.

Peaceful area, good size apartment with easy access to E311

Availability of cafes at walking distance, taxi & cleaner services
The apartment has a very nice layout with open kitchen, though little small kitchen area.
Few positive points:
1. Very conveniently located in Sports city, connected to E311 direct
2. Parking is never an issue since every apartment has fixed parking however for now the card secured entry is not activated
3. Health club has open swimming pool, with kids pool, Jacuzzi, Steam & Sauna with gym (nevertheless to mention that gym, Steam Sauna is separate for men / women)
4. There is always a guard around the swimming pool giving confidence to families for kids going alone to pool
5. Very neatly maintained for cleanliness by team in building, never seen any issue with lift/ cleaning however slowness in health club repairs is challenge
6. Security perspective there is always a helpful guard and around 70+ security cameras are deployed in this 16 floor building (incl Health club floor)
7. Fixed gas charges
8. The furniture provided by developer originally was good in terms of quality and can be re-used by most of new-moving in tenants
Some of concerns which may not be positive:
1. Availability of the cleaners is an issue, since most of cleaning companies don't provide service in this area (this applies to complete area itself)
2. We have seen slowness from maintenance for health club area, it takes few weeks to months for replacing faulty machines & jacuzzi
3. Getting taxi may be a challenge if you like to have instant taxi; option of calling RTA and getting cab is always option
4. The district cooling service is very good in terms of cooling however its a bit expensive
5. There is no nearby green park which can be used by elderly couple/ kids however very open walking area is there
I have been staying here for past 2 years and have never faced any challenges (by god's grace).
Any new tenant who likes to move in this area should consider below:
1. Emicool (district cooling contract to be cleared from previous tenant) and register new contract in your name
2. DEWA should be cleared from previous tenant
3. New connection from gas provider Lootah BC gas should be done

The size
The developer is known in the property industry and have expertise in this field. Their all projects have met the international standard of housing. The finishing, the lay out , maintenance and all other amenities are of high grade. The only minus point is the size of the one bedroom apartment. They have two bedroom flats in pretty good size but when it comes to the single bedroom flat , the size is a bit small unless you have a small family.
It is a G+21 residential tower with appealing looks, modern concept and functional design. Studio & 1 bedroom apartments , they are Fully Furnished apartments.
Fully equipped kitchen with appliances included like: Refrigerator, Washing Machine, Microwave. It has Covered car parking, a swimming Pool, a health club, steam and sauna, gymnasium, B.B.Q. area for residents.
The view is superb on both the sides. The canal is yet to start but still looks better when you see outside. The material used in construction is of very good quality. I didn't have any complain except light fixtures which were resolved within a day. The furniture and appliances provided are still in pretty good condition even after two years of use. The DEWA bill is under control. Centralized Cooling system is working fine. There are no such issues living here which are mentionable.
The community is pretty good and having lots of free space. The traffic is less hence the atmosphere is fresh and free. Walking paths yet to be construct fully but you get lots of space while walking due to less crowded roads. School is nearby but there is a need to have a good nursery for younger children and a hospital for any emergency. The area is still developing and many store and supermarkets are under construction. But you can order anything on phone and the delivery time is not more than 30 minutes.
The future of the area is bright and it will attract more and more residence in near future.
Over all the Elite Sport Residence is a place to live and enjoy the life without any worries.
