This place is excellent to live with nearby transportation like trams and metros. The marina walk is blissful. Really enjoyed living here. Opposite to the building there was some construction happening for parks and water taxis. Once the project is completed, i'm sure the place is good enough and value more… for money to live in.Show less

The security company
It is a pity that the poor quality work of the employees in the building (security) make this review badly that it should. The building is nice but the employees shout at you with absolutely lack of respect, you feel guilty when you forgot your access card. So disrespectful! We more… are thinking in leaving the apartment because of this security company. Of course we won't go to any building managed by the same security company.Show less

We lived at the apartment for 1 year. ''One of the best we have been told'' very expensive of course. We had multiple issues with the bad smell, AC not working well as there is 1 AC's remote control for the 2 bedrooms.Imagine during the summer. It was a more… nightmare. Every day you face new people at the pool area.. you don't knows who they are...The pool is not well maintained, dirty...Multiple leak at the parking area, my brand new car has been damaged because of the leak coming from the AC above the car. Stay away from this building!Show less

The Review's might sound a little harsh but it is the truth. No Building with no advantages but this one has only 1 so will dish it out and move on to the real issues. 1- Location Location Location: Very close to tram which connects u to the Metro. Very close more… to Marina Walk and hence Marina Mall (15 mins brisk walk). And lastly, easy access to SZR With that out of the way, let me explain the hell bit 1- Noise: If u live in a lower floor u r doomed. Noise comes from the Tram, the inconsiderate drivers and their tooting, and the non-stop construction. 2- Neighbours: I dont understand what is wrong with Neighbours in Dubai. inconsiderate, unclean, dodgy ... the list is endless. What bugs me most is how they treat the garbage room. Garbage is either left on the floor attracting pests and what have u, or dropped down the chute but with chute door left open causing the entire floor to smell. 3- Foul Smell: There seems to be a garbage problem in Marina in General and Pinnacle tower has its share. A terrible smell comes out of the car park and sometimes it creeps up into the floor if the Chute is left open. dont you dare having the window open when entering or leaving the car park. 4- The Car Park: the tiniest Car Park ever. if u have an SUV u better be a good driver. one parking space regardless how many bedrooms the flat is. 5- Maintenance: Haven't had to get them to fix anything but the building itself is in bad shape. there is usually one lift out of service. mould building up around AC vents and the odd maintenance jobs they carry out like painting the stair case in the summer. 6- Security: a hit and mess. some are nice, others are awful. the building itself is not secure and attracts a lot of dodgy visitors. they have installed a new security system but still. 7- Traffic: HorrendousShow less

We had the worst time of our lives while living on this property. The water supply in this building is perpetually yellow - it never goes away. The drainage is a hassle too. The maintainence guy will charge you through your nose and he will fix things with an expiry more… date. Do not for a second think that he fixed it perfectly! As someone else said on here, kiss good bye to your security deposit! Just when you think that the flaw is within the building, trust me when I say it extends all the way to the management row in the accounts too. We had to chase them for 3 months for our deposit money. That too, they found silly opportunities to cut it into half!!Show less

Lovely flat, nice finishings although a few things keep going wrong such as the toilet, boilers etc - unfortunately its at that stage now where you have to get a few things fixed. Building is great, staff are great, but sadly the fire alarms keep going off, pretty much more… every day so everyone just ignores them. Location is of course amazing, although allow an extra 10 minutes to get out of the building at night if going by car/taxi due to the traffic, I find the traffic in the mornings absolutely fine, but I start work at 8am. Also my view is stunning which of course I have to pay top dollar for, and sadly live opposite Atelier M night club on the other side of the marina which is extremely noisy till 3am 5 days a week pretty much, along with the party boats down in the marina, appreciate this is the Marina and there will be some noise, but not to this extent. Been in the building 2 years, but time to move out. Show less

Having been living here for almost a year, I concluded that the building administration was mainly concerned about money at the time of construction! At first, the building looks luxury, but there is a ton of drawbacks, which one would start noticing after some time. The parking is awful, especially for more… those on B2 and B3 level. The parking entrance is so narrow, you will think twice every time before driving in and out. The apartment walls are so thin, we hear sewage water in the bedroom every time someone is flushing the toilet! Also, it was very stressful when we woke up some day, and found black worms all over our bathroom floor! Apparently, they came out of drainage hole.. oh, and the drainage hole, the one in the kitchen, always smells like canalization so we had to tape it. Also, it happened three times: there was a smell coming out of ventilation in my bedroom for 4-5 hours. I understand that sometimes sewage pipes can break, but it is really the cheap ventilation that brings all that awful smell into the apartment! To conclude, if I had a choice to move back in this building again, I would think five times and check all the details I mentioned above carefully. Show less

The fire alarm jumps in the building daily, morning or late night all days of the week. Guards are not controlling the parking strict enough, so tenants can find unknown cars on their parking and it will remain there for a long time, all guards can do is put a more… note on the glass and offer you to call police yourself if the car remains there for more than a day. Re-painting parking driveway and conducting repair works with elevators regardless of peak hours or comfort of tenants. The building is no longer pet-friendly, pet owners sign-up undertaking letters with the building and forced to use only 1 elevator in this skyscraper ( imagine expectation time). These are all recent events. A year or so ago I wouldn't even think of moving, but now thinking to switch.Show less

The concierge and security provided are top notch and give you the feel of walking into a 5 star hotel everytime you come in. I lived on the 31st floor with a view that was simply "to die for". Noise levels were extremely low, great for peace and quiet after a more… long day. The finishing is excellent and you can feel the quality in everything. The walk in shower is amazing and water pressure is great too. Air conditioning unit is really good, better than all the Marina buildings I've stayed in. The only negative is the balcony. It is extremely small and that was the only reason that made me leave. It's barely enough for 2 and impossible for morning coffee, breakfast or dinner with anyone other than yourself. Gym facilities are similar to those in a 5 star hotel with towels provided. There is also a high Spa in the building which is world class and gives discounts to residents of the building. The swimming pool although small is an infinity pool with outstanding views of the marina. Overall, Great Building, not to mention the bragging rights of saying, "Yeah, I live in the Twisty Tower".Show less

Noise. Please don't think "It can't be that bad, it will be okay". You have been warned!
We stay mid way up this building, above floor 35, overlooking the Palm Jumeirah. Pros: a) Marina is on your doorstep with all of the shops, restaurants and bars you could ever want. b)You can have a pleasant walk around the promenade. c) Public transport is very accessible. d) The building is fairly new. e) more… The bathrooms are actually modern and well finished, unlike most apartment buildings in Dubai that seem to take their inspiration from the 1970/80s. f) Staff are pleasant. Cons: a) NOISE. As mentioned we are half way up the building and the noise levels are utterly unacceptable. This comes from several sources: The road that seems to turn into a racetrack every night, especially by motorcycles. This will wake you up, I promise. Nightclub noise from Barasti and Zero Gravity. If you don't mind loud thumping noises until 3am then you have no problem. If you're a normal human being then forget it. Construction noise. The wonderful palm view that you have will very soon be completely blocked by another building being constructed straight in front of Cayan Tower. So to recap you have noise all through the day, all through the night, and the weekend you have the added delights of nightclubs. b) If you have moved into the apartment for stunning views, think again. They will be short lived. See above. c) Maintenance men always seem to be doing things but so far we have had two water leaks in this apartment and there seems to be a problem with flies in the air conditioning. Lovely when eating dinner. d) We viewed 22 apartments in this building before settling on this one. The layout of rooms and the shape that they form are beyond the realms of sanity. Sure, this is a nice building to look at from the outside, but those living in it have to put up with the oddest shaped rooms we have ever seen. e) Balconies are tiny. You may fit a single chair out there. Very social. f) That cladding on the building exterior gets very dirty, very quickly. Cleaning is every quarter, so be prepared to look at dirty windows and sandy cladding for most of the time. Oh and just to add, virtually none of these apartments have dishwashers, and due to the odd layout, there is no room for one to be fitted. So, dig out the marigolds, if you still wish to move in.Show less

The fire alarm goes off several times a week, any time of day or night. Has been happening since 2015. No one ever knows why. So don't get a high floor because you'll have to evacuate more than once. Intercoms only work one way, and you can't call reception because more… they haven't fixed them. The noise from drivers is constant, honking any time day or night. Traffic is pretty bad to come home. The location is great but the quality of life you'll get is very poor. Can't wait to move out. Show less

We have lived in this apartment for 2-1/2 years. We were among the first to move in. Ever since we moved here, almost like clockwork, the apartment fills with the unbearable stench of sewage - 7am and 7pm. Not just a little hint - it is a more… mind boggling, thick vile stench - we have to stand outside on the balcony. One of our bedrooms can't be used it because it smells so bad. We have workers crawling all over the place for two years, Walls ripped down, holes cut in the ceiling. Cracked internal sewage pipes filled with silicone. You name it, they've done. It's made absolutely no difference at all - in fact, it's actually worse. There is not going to be a short term cure. The developer and the owners association are at loggerheads about what the problem is and who is going to pay to fix it. The smell is certainly the thing that will see us moving when our lease is up. In addition to all the other problems mention by other reviewers, do note that now there are two massive construction sites - one immediately adjacent to the building and one directly across the marina. The construction noise is bad now but will get increasingly worse as the construction picks up pace. One side is constant hotel party noise, the other constant construction. The price of the rent is very high for sub-standard accommodation. We wouldn't recommend it. Show less

Location is good. 10 mins walk to all the restaurants, supermarkets and tram. Taxis are easy to find. Lobby is very hotel like with pleasant staff who remember your name and always welcome you with a smile. Lift announces "welcome to Cayan Tower" every time you hit the ground floor. Impressive more… attention to detail. Lifts are very fast too. Apartment is spacious with some storage space and good finishing in the kitchen. The standard fridge/freezer is good too and larger than what you would find in other apartments. Marble floors and kitchen tops ooze quality and air conditioning is superb especially on those hot and humid days. Walk-in shower of 5 star hotel standard. Apartment was on the 31st floor with a simply stunning view of Dubai Marina. However, the balconies in the building are very small no matter the size of apartment you get. Real shame given the amazing views to be had if you could dine al fresco. Infinity pool overlooks the marina offering first class views. Pool is temperature controlled but quite small. Gym is well maintained with a good number of equipment as well as aerobics room. Fresh face towels always handed to you in gym and large fluffy towels handed to you at the pool. 5 star service. Lastly, there is a spa in the building and it is VERY good. Again, it rivals 5 star treatments and facilities from some of Dubai's luxurious hotels. Great building. Show less

Its not like advertised , there is no private beach , its all public , not a 5 stars building, maximum 3 star i can give, there is no chiller in swimming pool, so u cant swim at winter or summer , not enough sun beds for all residents , more… the parking has a lot of problems, like flooding, or liking ac water on top of your car, so be careful , bcz its damaged my car paint, also too noisy , specially weekend, also gym is extremely small and not equipped properly Show less

Don't move to Sulafa tower, just don't do it. Yes, the units are big and the finish is good but there is hardly any natural light in the middle one bed apartments and you are living on a building site. It's amazing how depressed one can feel when you have more… to turn your lights on at 1pm in the afternoon. The construction view is dire, don't put your clothes to dry on the balcony area- they will get covered with construction dust. Workers on the sites will peer into your flat and you will sleep to the sound of drilling every night between 11pm-6am, even ear plugs don't drown out the sound- permanent insomnia. The worst thing about Sulafa apart from the awful views, constant construction noise and disgusting trash rooms where people don't use the shoot is the fact it's a pest palace. Bachelors aplenty make this building full of pests. Try using the water machine in the gym and cockroaches crawl out, they are everywhere. My apartment turned into a sanitary soulless residence and they still wouldn't leave. Worst experience I have had was living in this building. Show less

Advantages (not many): Fairly decent quality interior and I didn't have many problems with a/c or water heaters etc. The location is pretty convenient and close SHZ road. Price is reasonable for the space. Disadvantages (a lot): Noisy party neighbours - lack of control from security and property mgt. Very difficult time more… for me and my family (that's putting it mildly and being diplomatic)...... Parking is poor. A 3 bedroom apt. has only one parking , there is no guest parking outside or nearby so visitors need to get a taxi. Swimming pool is a pretty poor facility. Show less

The title says it all. I lived here for one year which was a constant nightmare. You will soon accept that cockroaches will be living with you no matter how often you call pest control companies to spray your flat. Maintenance is horrible, try getting a hold of them. more… Forget about having guests over, there are no parkings for visitors and you will be embarrassed once they give their views about any other building. Let's not mention the gym and the pool which is still not open.Show less

We live in Diamond 5 since half a year and will move out as soon as our rental contract expires. Upsides: - Security guards are extremely nice and friendly - Rental price is low (80k) - Chiller is included so far, however they installed BTU meters and it seems to be that more… in the near future they will start charging for AC - View from the balcony is stunning (if you can ignore the noise) Downsides: - Humidity is a big problem in this building. Both us and other people in this building had mould in the bedroom wardrobes. At first you don't notice, because it seems to be dust at first sight. We bought a dehumidifier, which takes around 12 liters of liquid out of the air per day. Let's hope this prevents the mould from returning. - There was a leakage at the neighbours, which took maintenance over 5 weeks to fix. When we came back from a 2 week holiday the was a layer of 3cm hairy mould on our side of the wall. - The 1 bedroom apartment is very noisy. Balcony doors don't close well and there is a lot of noise from SZR. The apartment has hardly any storage, except for sleeping room wardrobes and kitchen cabinets. - The pool itself looks ok, but the beds are old and the cushions dirty. However, they added some new beds and chairs recently. The gym is really run down, with old and broken equipment. Show less

Sulafa tower is the worst residency I experienced so far. Doors of flats are close to each other and you can hear all the things from next flat. In case you have noisy neighbors get ready to fight with them (because you are calling security and even police each time more… and guess what, nothing happens, apologies and next day its the same ). Gym looks ok but devices are old or malfunctioning. Pool is very small. Forget to swim if there are 2-3 people. Otopark is ok too but in order to enter you have to wait all buildings before sulafa as you have to use same service road and forget about calling guests with their car. There is no way for guests to park even finding a park place. To summarize; dont waste your time and money as you may look to move right after you move. Show less

We have lived in this building for 8 years now, contrary to previous reviewers from last year the Building Management are doing a phenomenal work at keeping the building safe and well maintained, with over 300 flats it is not an easy task. There is outside guest parking that is more… controlled by a security guard who is stationed by the parking lot 24/7 in an AC supplied cabin, he is very helpful at all times. The entrance of both receptions looks like a hotel hallway with fresh flowers displayed, floor polished, security personnel monitoring the screens as there are cameras installed in the building, including each floor and inside the lifts. There is an additional third reception area as well that leads onto the Promenade where you can cycle/run/walk. Everything is nearby, Marina Mall with cinema in it, JBR, the beach, the tram stop, the Metro stop of JLT, almaya supermarket is 2mins, Ibn Battuta Mall short drive, Mall of the Emirates 15mins drive or 20mins by Metro door to door. Easy access to SZR and Jumeirah Beach Road as well. The traffic can get bad at peak times but then show me an area of Dubai that can't. The noise from the marina itself is annoying at times with jet skis and yachts playing music at times but the view and location compensate for it. We never had a sleepless night here, so traffic from the nearby bridge is not noisy in particular. The tram runs next to the building and you don't even hear it at closed doors. This is Tower B so Tower A might be different. The flat itself is very spacious with tons of storage space, the balcony is equally lovely, big enough for a large table, sunlounger, chairs, etc. The common areas are wonderful, the choice is vast, you can play tennis at the tennis courts that you can book in advance at reception, you can host a bbq by booking one of the bbq stations so that staff can help with coal and cleaning, the pool is very clean and well maintained, the jacuzzi is equally clean, the sunloungers have recently been changed to new ones, the kids pool is very nice as well. There is a gym to use, an indoor kids play area, a conference/business hall to rent at no extra cost for events (no alcohol allowed), indoor showering/sauna/steam facilities for men and women, outside shower, pagodas to sit under, tables to eat at...The building itself has a CrossFit gym in it that can get loud at times with weights being dropped but it does not affect the living quality much on a top floor, not sure of lower floors. There are two ladies salons as well, a Thai massage parlour and a restaurant. There are bicycle racks to use, spacious storage units and parking spaces to own and rent as well. Speed bumps in the parking area, constant maintenance of all areas.Show less

If you like peace and quiet this place is not for you. Forget about sleeping during weekend nights, you will hear honks for hours from inconsiderate drivers at 4AM in the morning. I can assure you you will be able to guess the make of the car from its honk more… after a month... If you are lucky and can fall a sleep you will sure be woken up by the false fire alarm and have to go downstairs to find out it is false alarm. No to mention the kids playing football and screaming under your apartment at the promenade. Don't believe me, go out on twitter and search for apartment name, you will see people living in these buildings posting videos and tweeting all night about the noise calling police for help.. If you are as unlucky as myself you will get a parking at basement 3, adds minutes to your ETA. Apartment's size and finish are good, security and concierge are very helpful. Pool and GYM are not the best but better than other places we have seen. View is amazing. JBR beach is just walking distance. If noise level was lower this would be the best place to live in Dubai, but it is a nightmare for us and we are looking forward to contract end so we can move out to a quieter place. Show less
