I have spent 3 years; not because I enjoyed building but both my laziness and my budget. Pros: - There is carrefour and green field (This is nothing with the building itself. Building is rather lucky to be there) Cons: - Very loud and smelly AC - Fire alarms starts running very frequently; after more… sometime you ignore if it is real or not - Rarely saw all elevators functioning at the same time - NO PLACE FOR DISH MACHINE! There is only one available slot in kitchen, which we installed washing machine. - Don't be surprised if you see muddy water coming out of the bathroom tabs. - Frequent leakages from pipes in bathroom. - Awful swimming pool - You have to drive all over JLT to exit SZR Show less

Apartment looked nice and cosy at first, it soon turned out it was a big bug. AC gave us the hardest time: its terrible system, awful noise and water leakages made sleeping almost impossible. On top of this, maintenance was not just unhelpful, but aggressive and rude too. Gym is more… small but functional, just like the swimming pool. Nice table-tennis facility! Location is excellent: almost in front of the JLT metro station, with 24/7 Carrefour shop just down the building and several eateries in the nearby. Show less

Wide space, peace in the air, excellent building and cluster, garden next to the building, kids play area just downstairs, look and feel of the apartment, view, security, gym, rooftop pool, wide roads, retail shops, restaurants, residential feel, location, high class community!

I being the owner of a 2-bed apartment in Saba 3 am extremely happy with the investment. I own this since 2012 and rented it out thrice - all these times found the tenants immediately. JLT area in general and Saba Towers in particular are hot-sell. And I feel that more… this is true "value for money" because similar quality built-up and planned areas like Dubai Marina, Palm, JBR and Down Town will cost you much more for the same size. So if you are looking for quality infrastructure with wide road networks, retail shops, plenty of restaurants, lakes, gardens, peace in the air and perfect neighborhood of class-A+ I would strongly suggest JLT. Many of the viewers during the renting out exercise told me that they had seen dozens of apartments elsewhere but this is the one they would like to take immediately because of it's neatness, size, finish, security, surrounding, views, quality and proximity! The road network has improved recently with addition of lanes, bridges and backside roads - so access-in and out to JLT is the best in town now. The lake portion just behind the Saba Towers has been converted into well planned garden and basketball court adding more value and usefulness to the neighborhood. Another plus which makes JLT better for living is that the outsider tourists don't really pop up here (they have Dubai Marina for that), and the thing which makes Saba Towers stand out is that in this cluster there is no office building so the environment is fully residential and guest parking spaces are mostly available. We chose this building because of the initial impression of cleanliness and the proximity to the park, basketball, kids play area. Having lived here for a year, over summer and winter my view is that JLT is the best Dubai area to live in - if you are an "Apartment" person. more… Lots of walking areas, clean and pet friendly. We were wary of traffic congestion getting in and out of Cluster O - and for sure the need to go all the way around the loop to get to SZR was an initial concern, but the one direction loop mean traffic is always flowing, so no traffic jams. But I do think they can do something to add an exit along the loop. With regard to O2 Residence, it is clean, secure, well maintained (except maybe the window cleaning which could be more frequent), good quality and peaceful. A WestZone supermarket is downstairs - and they deliver anything - which can make one lazy and addicted to the convenience. JLT in general is a family friendly suburb with ample walking areas.Show less

I am a working mother, and I don't drive hence Lake City is very accessible to the metro. It makes my life easier. There are hospitals, supermarkets, restaurants, pharmacy around and plenty of taxis available. Only the building needs to be maintained. The surrounding is good for a walk. The basement area more… smells bad and the people do not put the garbage in the chute which is very irritating and our flat is exactly opposite the garbage chute.Show less

Rent is more expensive than other JLT towers
The good: Madina tower is known to be one of the best buildings in JLT. The apartments are all extremely spacious. My one bedroom is larger than most one bedrooms in Dubai and my kitchen is also very spacious. The kitchen counter tops and the marble tilings in the bathrooms give more… the apartment a premium finish. The gym and the swimming pool areas are always kept clean by the building staff and the security staff are very nice. I have lived in other expensive towers in Marina and the maintenance team is extremely effective. I had an issue with my water heater and it had to be replaced. The maintenance team booked a time slot and sent someone from their technical team the next day.The apartment is also much larger and calmer than the marina apartment that I used to live in. The view is also very nice, it overlooks the new JLT park and the Jumeirah Islands. There is a park a running track and a basketball court downstairs which is great. The bad: The rent is more expensive than smaller units in JLT but then again, you get a larger apartment and higher quality of living for not that much of a difference/month. Show less

Building is dirty, damp and has cockroaches
My husband and I have been living in this tower for over a year now and we can't wait to move out. Firstly to start with the positives, the apartments are very large in size and have a well thought out layout. The gym is well equipped and clean and the more… pool area is shaded but clean and functional with a lot of sunbeds available and a jacuzzi. There is a park outside which is great for running/walking in the evenings and ample restaurants, supermarkets and delivery places near by. Now for the negatives, the apartments all suffer from damp, the communal hall ways etc have paint peeling off the ceilings (which is regularly painted over to mask the problem) the building maintenance are absolutely useless, if you call them with a problem they will either not bother to call you back or they will take 3 weeks plus to come and even take a look. There are no rubbish shoots in the building only wheely bins in the rubbish room, this along with the dampness and leaking AC units has caused a massive infestation of cockroaches and ants, even if you have your flat fumegated they will find there way back in as they are everywhere in the building. The drainage pipes are either blocked (the drains on the balcony do not drain at all and maintenances answer to this is that the whole system has been blocked with sand and there is nothing they can do about it) or suffer from drain flies, I have brought drain cleaner almost every other week to pour down the bathroom / kitchen drains but this does not seem to deter them for more than a few days as I think the problem is with the whole drainage system in the building. The walls here are extremely thin so you can hear everything your neighbours are doing, and the apartments are very close together which means if you open your front door your looking directly at your neighbours front door. Overall this is one of the worst places we have ever stayed in and I would not recommend this tower to anyone who wants a decent standard of living.Show less

What to say...by far the worst place I have lived in Dubai in my ten years here. Here are the highlight (or lowlights): 1) security is non-existent 2) no lights in fire escape stairs 3) rubbish and furniture blocking fire escape stairs 4) NO AC in main bedroom. 5) very very poor more… facilities. Regardless of the price....you can do better. Show less

Very nice building. Location is great, close enough to the metro to walk but far enough for SZ road to avoid the noise. Walking distance to Carrefour across the road. Public areas are always clean and quiet and security is always friendly and helpful. Plenty of ammenities downstairs. Pool is more… very nice, one of the best in JLT. Downside is the size of the apt, little on the small side. Finishing is good enough though.Show less

We are going to complete almost 2 years here in Palladium. This has been our first home in Dubai, and Palladium Tower would be our first preference if we have to search for a new accommodation, if need arises, in the future. Very near to the Metro, ample walking/cycling/running space more… below the building that is also very clean, good security and quick response for maintenance issues, spacious home, restaurants of various cuisines, neatly maintained pool and the list goes on. We are going to complete almost 2 years here in Palladium. This has been our first home in Dubai, and Palladium Tower would be our first preference if we have to search for a new accommodation, if need arises, in the future. Very near to the Metro, ample walking/cycling/running space below the building that is also very clean, good security and quick response for maintenance issues, spacious home, restaurants of various cuisines, neatly maintained pool and the list goes on. We would definitely recommend Palladium Tower for new tenants.

I have been living in JLT for 3 years now.. and loved every day here. If you stay in top most floor then u'll get an amazing view of szr and marina and beach (depends which side is your balcony view). Now its bit more expensive so will be moving more… out soon.Show less

We just living here, it has great facilities in the building. Fabulous gym, root top pool jacuzzi, pool and table tennis facilities too. Everything is within walking distance, Carrefour, medical centre, coffee shops, restaurants, beauty salon with easy access to metro (10 minute walk). Thumbs up to MAG 214 for its location. Walking distance to DAMAC metro station as well as to so many good eateries. Perfect location for families with kids too as there is a huge garden behind with lots of events happening every week. A 1 km soft jogging track, more… work out facilities, basket ball court available as well. Building security and pool facility is worth mentioning. Lots of departmental stores nearby. A little old and less maintained compared to a few towers nearby. Unlike marina JLT is not very crowded as well so makes it perfect as a residential place decent traffic during peak hours. Overall a good place for a small family or couples to stay.Show less

Some quality issues
When I first stepped into our apartment I fell in love with the crazy view over buzzing Sheikh Zayed Road and the Marina skyscrapers. After visiting so many different places I thought this duplex 1 bedroom really standed out of the crowd. I still feel the same but after living more… here for a while I found out that finishing is not impeccable and there is definitely room to grow in terms of building facilities and maintenance. Traffic got much better over the years, but it is still a bit frustrating to make a full circle to get in/out to Sheikh Zayed Road. I understand other reviewers who feel that X1 is overpriced for what it offers however I don't think I will move out anytime soon.Show less
