We lived at the apartment for 1 year. ''One of the best we have been told'' very expensive of course. We had multiple issues with the bad smell, AC not working well as there is 1 AC's remote control for the 2 bedrooms.Imagine during the summer. It was a more… nightmare. Every day you face new people at the pool area.. you don't knows who they are...The pool is not well maintained, dirty...Multiple leak at the parking area, my brand new car has been damaged because of the leak coming from the AC above the car. Stay away from this building!Show less

We have lived in this apartment for 2-1/2 years. We were among the first to move in. Ever since we moved here, almost like clockwork, the apartment fills with the unbearable stench of sewage - 7am and 7pm. Not just a little hint - it is a more… mind boggling, thick vile stench - we have to stand outside on the balcony. One of our bedrooms can't be used it because it smells so bad. We have workers crawling all over the place for two years, Walls ripped down, holes cut in the ceiling. Cracked internal sewage pipes filled with silicone. You name it, they've done. It's made absolutely no difference at all - in fact, it's actually worse. There is not going to be a short term cure. The developer and the owners association are at loggerheads about what the problem is and who is going to pay to fix it. The smell is certainly the thing that will see us moving when our lease is up. In addition to all the other problems mention by other reviewers, do note that now there are two massive construction sites - one immediately adjacent to the building and one directly across the marina. The construction noise is bad now but will get increasingly worse as the construction picks up pace. One side is constant hotel party noise, the other constant construction. The price of the rent is very high for sub-standard accommodation. We wouldn't recommend it. Show less

Its not like advertised , there is no private beach , its all public , not a 5 stars building, maximum 3 star i can give, there is no chiller in swimming pool, so u cant swim at winter or summer , not enough sun beds for all residents , more… the parking has a lot of problems, like flooding, or liking ac water on top of your car, so be careful , bcz its damaged my car paint, also too noisy , specially weekend, also gym is extremely small and not equipped properly Show less

Living in the JBR area and in Bahar 6 in specific has a lot of benefits, in terms of security and accessibility its near everything and basically its the place to be, walking distance from the Beach, and all its entertainment activities, including restaurants, cinema and events. However traffic going back more… home after a long working day is just dreadful, having visitors over and asking them to pay for the only parking available in the area 20AED per hour is outrageous. As well as the flood of people during each and every national or public holiday to the area makes it a bit overwhelming for residents. I lived here for around 2 years, and as the rent price started to hike up, i had my share and decided to leave. JBR is a nice place to visit for sure, but i have my doubts about living there permanently and dealing with traffic jams on daily basis.Show less

Where do I start..... I have lived here from the beginning which was 2 years ago. Absolutely moving out this year. So I was the first person moving in which I really liked. Now after only 2 years, you can already see how cheaply this building is finished as it is more… already starting to show signs of use even though I clean and maintain it daily. AC system is getting smelly and there is some moisture building around already. The kit on the edges of the toilets and in the shower and bathtub is letting go and starts to get holes. The location itself, which is ON the beach, is basically the only real value you are getting for your money. The building itself is horrible and so cheaply build and finished. My apartment has a very bad smell which is caused by the sewerage. There is a constant never ending water problem in the parking garage which causes a very disgusting smell and the water often rises up to 2 cm. And this is not normal water, it is oily stinky water from, again, leaking pipes. The elevators take forever and are often broken. The main reason why I am moving out is the fire alarm, which goes of daily/ weekly unregarded timing of the day, early morning, middle of the night etc. And this is literally so loud that you have to put your fingers in your ears. Sometimes it goes of for over 10 sec. at 4 o'clock in the morning! They rarely clean the windows. They maybe do it twice a year and only when they are so dirty that you almost unable to see anything through them. There is SO much noise from our neighbors at the hotel. Not only in the weekend but also on weeknights. There parties go until 1 in the night and makes it impossible to sleep as the music and voices are really, really loud. Many beds and umbrellas at the beach are broken and aren't replaced for some reason. (really wondering where they spend our money on lol) I may sounds like a whiney person, but I am totally not. This building, where you pay at a minumum 160.000K a year for a ONE bedroom, you can at least expect a well maintained building without constant water problems, disgusting smells everywhere, fire alarms that go off in the middle of the night, extremely dirty windows and broken pool beds. When you pay this much, you don't want to walk to your car every day in the garage and going through a pool of stinky oily water with your sandals! During the storm in March 2016, there was so much water coming through the windows of my apartment that it took me hours to clean everything up, not even speaking of the furniture that was ruined. Also my entire apartment was covered in dark grey dust and sand that was coming out of the AC system and blown through the pipe system. NO, I would never, ever recommend this building! For this price, there are much better buildings on the market!Show less

Great location, the Walk has loads of restaurants and shops, has to be the best place's in Dubai, with the beach on your door step. However it comes with some big compromises, Traffic and constant beeping from traffic due to congestion. This makes it impossible to sit outside or have your more… door open if you live marina side. The apartments now are very dated inside and outside although there has been construction on going on the plaza and walk for over a year now. The price in this area is one of the highest in the UAE for what you get. I have lived here for 2 years but this is my last, the construction and traffic has become too much to bare with. Show less

The building is in a posh location, and has a stunning view as well as beach access. No doubt about the positive things of the tower! However, be prepared to be stuck in the JBR The Walk Traffic jam every evening, as well fairly often when you try to leave the more… building in the evenings in order to get access to Marina or SZR. There are often outdoor activities at Sheraton and Doubletree by Hilton, which cause a lot of noise disruption till 1.00 a.m. During the week days there is also garbage collection at around 1.00 a.m, which will cause beeping of reserve driving of the lorry etc. The pool has a stunning view, however is hardly kept warm during the winter, and the worst part is, it does not have a cooler at all during the summer. Thus the time frame that you can actually use the pool is limited to a few months. Gym is fairly okay, though not the biggest thing and the weights stop at a very low level (20kg for dum bells) The maintenance of the building is extremely weak. Things keep on breaking, such as the dimmers, due to electronic faults in the building construction. The maintenance people will charge you for each service, or offer you a deal for 6000 AED a year... often appointments are not kept. Water bursts have happened. And several apartments have smell coming out of their bathrooms, because the sewage tanks have issues and go through the pipes even to the higher floors. The ministry of civil defense has visited the building due to complains of residents that emergency exits are blocked. Unfortunately the kitchen has no space for a dishwasher. The oven has a limited capacity, out of the four cooking plates, you can use only 2 at maximum temperature and the third one with only a limited capacity, due to the electronic limitations.. makes it difficult to entertain guests accordingly with a nice meal. Having that said the building is still new, and it is close to the beach as well as the JBR open air mall. Show less

The size of the apartments are above average and what I love about JBR is that it has everything you need, its next to the newly built public beach, lots of restaurants, the famous "Walk" next to many 5 star hotels that also have bars and restaurants and you can more… even use the private hotel beaches provided you pay for it. Spectacular view, very good staff and maintenance service. Good attitude of security and parking attendants. Common areas clean and well maintained. In house maintenance company also very very good. Bathrooms are very good standard for the price, (especially master bathroom) - marbled edging etc. Excellent fitted wardrobes - spacious and high more… standard of materials! Finishing of flooring, fittings etc very good. Some building work going on around but minimal upheaval. Great location.Show less

My apartment in JBR got a great marina view, quite spacious and provides all the needed facilities in such a great community. JBR is a great place to live in with everything around at The Walk and The Beach. The layout and common areas
The flat has a very weird layout as most JBR has. It is somewhat difficult to furnish, even for me being an architect. The fact that you can not open the window in your flat is annoying and makes air difficult to circulate. The fresh air that comes from the more… main intake is always full of particles. It is a very bad AC system. The building is fairly well maintained to the extent it can be, given the terrible design of all common areas and security systems. Garbage management is a big problem. Just recently, the duct that takes the garbage to the room got stuck by some thoughtless neighbor who threw away sticks and construction material through the chute and the pile of waste was so big it left all the corridors smelling for months. The stench was unbearable. Currently, major renovations are on their way in the common areas so don't think about the flats facing common areas, these works are progressing slowly and you never know how long they will last. The JBR community is perfectly located in Dubai Marina within walking distances to public transport. The community is very pedestrian friendly with direct access to the Beach Mall, the beach, Dubai Marina Mall, and numerous retail and food & beverage outlets. The community is very safe and clean, more… but slightly over developed, which is causing traffic congestion at rush hour and weekends. The RTA is continually working on a solution to relieve the congestion, and remains a work in progress with the introduction of the TRAM. The finishes in the JBR apartments vary from landlord to landlord, as some have carried out interior renovations and refurbishments after purchase. The views are spectacular if you have a sea view, and very good if you have a marina view. Some apartments have concrete screens outside their windows, which do limit the view. The facility services are standard, and not in par with leading developers in the region. They are working on improving the standards. All in all, highly recommended if you would like a self sufficient community by the beach. Show less

As soon as you say the initials "JBR", people respond with a groan and talk about the traffic. Yes, there is traffic here as there is in most desirable places in most cities. But, the traffic doesn't effect our lifestyle. Thursday nights are the most difficult to get back home more… after being out. So, we walk to all the many places around here. Most people are trying to get here and that is why there is traffic. We love our sea view and easy access to the beach. We have 4 pools to choose from and a community gym in the next plaza. Murjan's location is super easy to get in and out of. They also have free guest parking. As to noise, the honking is ridiculous. When traffic doesn't move, people think laying on their horns does something. The music does carry from the Meydan Beach Club. They could turn it down a bit but I wouldn't count on it. I love being able to walk to everything I might need. Tons of delivery options. People are so friendly and there are kids everywhere. Also, many options for nursery and dance/music classes. The apartments do lack some finishing touches but it does vary by owner and by building. If you choose to live in a flat, I can't imagine living anywhere else. I feel like I live "in" Dubai and in a vacation spot.Show less

Very bad maintenance, no guest parking, no pets allowed, construction sites everywhere around the building, construction noise simply everywhere, strong restaurants smell in parking area. My apartment is on high floor with full sea view that makes it one of the best in the building. But we have more… a construction in progress right in front of us (next to Hilton Hotel), so our full sea view will soon be obstructed. Before that happened I'm not leaving my nice apartment in the bad building. Show less

The plaza level is amazing for kids. I love the sense of communtiy. I can walk to everything I need. Taxis are fairly easy to catch. It makes you feel like you are living at a vacation rental. People are very friendly.

Maintenance is awful. The elevators always seem dirty. The a/c system was not done well. The traffic can be horrid.

Beach apartment with horrible construction noise and view.

When we came it to view the apartment for the first time, and we looked outside the nice balcony onto the beach, which was only a public parking away from us, we were sold. A couple of months after they started construction in the parking area, the plaza area just more… under our apartment, and across from it to the right there's a huge mall. These contruction sites have 24 HOUR PERMIT! AND THEY MEAN BUSINESS. THEY WORK AT ODD HOURS SOMETIMES LIKE 3 AM. I think I lost some of my hearing abilities because of all the noise. And after they finish, the sea view will be blocked. The nice fountain plaza we had under the apartment is being demolished so they can build another fountain and more tree pots and I don't know what. They are planning to build escalators to bring the tourists up to the community plaza where the kids play safely, which won't be the case anymore if they do I THINK. The apartment itself is spacious with a closed kitchen and nice bathrooms. But the parking is so dirty and smelly, with AC water dripping over cars and water leaking on entrances. It's probably the dirtiest parking in Dubai. And they always give our friends a hard time if they come to visit, although it's the only place they can park in. Oh, and all the hours we were stuck in traffic, on weekends, rush hours, lunch time, any time! Then you hear loud cars, police sirens And when there's something to fix in the apartment, the facility management take too long. And they will charge you AED50 to visit even if it's something like water leaking from their pipes in your kitchen. Overall, last year was a nightmare. I wish I lived somewhere calm and quiet such as Motor City or Arabian Ranches or even The Springs, and if I want to come to the beach or the walk, I prefer to go there on a weekend and come back. Honestly, if you want to live by all the shops and restaurants and the beach, and sacrifice your peace of mind, go ahead. Otherwise, stay away.Show less

The restaurants in the walk are great and more… also the new beach mall. We will stay in JBR as long as we live in Dubai.Show less

Let's first talk about the building itself. I live in a 3BR + maid and the good thing about the apartment is the size. It is much bigger compared to other 3BR apartments I've seen in the Marina area. The finishing is not bad (again compared to other apartments in more… Marina) but it really depends on how well the previous tenants have maintained it. If you have a choice, opt for a higher floor (floor 35 above) as the apartment units are better lit, since those units have 2 windows in the living room (i.e. 1 sliding door to balcony as well as a window), which lets in a lot of sun light. I currently live on a lower floor which only has the sliding door to the balcony and so it is always dark in my apartment. I have the lights on even during the day. As for the basement parking area, it is in horrendous condition. It is one of the dirtiest and messiest parkings I've ever seen. Hilton hotel dumps all its old furniture in the basement and it clutters up the parking for the residents. There is also trash all over the floor, as restaurant staff from the Walk often take their breaks in the B3 parking area and leave their rubbish behind. There is also a smell, probably coming from the restaurants above. The parking is also always dim. I've included some pictures in this review. Furthermore, due to both Hilton and Ramada hotels being in the same cluster, we often have trouble getting in and out of the parking basements. Quite a few times some hotel guests will park their cars right next to the ramp that goes into the residents parking. It is very frustrating for the residents that the hotels would let this happen. Responses to maintenance requests are quite slow (up to 2 weeks). You have to keep following up by email or phone call, otherwise they may not even respond at all. Next, about the view. When I first moved into the apartment, I paid a premium to get a full sea view. Less than a year later, they started construction opposite Al Fattan Towers, and about a couple of months ago, they started construction on the site next to Hilton Hotel (where the big public parking used to be). Then they started construction on the plaza level. My view is now full of cranes and dirt. Not to mention it is impossible for me to walk outside now with all the construction going on. The construction works also resulted in the closure of Al Maya supermarket which was the most convenient thing in the neighborhood. As for the traffic, it was ridiculous during the construction of the tram. During weeknights, it would take me almost 40 minutes just to get from the SZR exit 32 into JBR. It gets worse during weekends and we won't even go out at all, as we would not be able to get back into JBR. The constant honking of cars will last until 2am so be prepared for late nights on weekends. Despite all these setback of JBR, we have had our rents increased twice since 2013. We just received notice that there will be another rent increase in December. This time we are raising our white flags and more than ready to say our goodbyes! Show less

They started to 'enhance our experience' back in March and will continue to do so into the middle of next year. This means noise from early morning and chaos on our plaza. They have removed the shops and apparently will replace them with restaurants meaning there is no where to more… run for when you forgot that item at the store or run out of milk. The landlord tried to illegally increase rents last year but backed down on some of us. This year he is complying to the law but now charging "service charges" because he can no longer arbitrarily increase rents. This is despite the fact that he has not paid the maintenance company and thus we have no maintenance service. So we have blocked garbage shoots for weeks before they do anything. All in building have complained about the landlord so at least we have a talking point at the pool.Show less

Living in Rimal the past 2 years have been a dream... despite the obvious negatives. For the majority of my 2 years we were inconvenienced by the construction of the tram and as the Beach, which are two major developments. With the Beach finished a few months ago, it more… has added so much to the value of living in Rimal. Everything is on your doorstep, the Beach, lots of restaurants and plenty of other stuff to do. The tram will be finished this week, as I write this, and I feel this will also add so much value to the surrounding. Apart from much improved traffic flow, I can now take the tram to Barasti... AWESOME. They are also renovating the entire plaza level, which is a pain, but it should be finished in the first quarter of 2015. By then I would have moved, but I am jealous of the people who will enjoy these new features. One negative among the great benefits, has been the bad smells plaguing my building. This has been an on and off struggle with the management company. I do hope they resolve it quickly, but if you do consider a move there, make sure you get the assurances that all issues have been resolved.Show less

I have lived in the UAE for 8 years and have often dreamed of living in JBR. I have since done this and absolutely adore my apartment... however, the upkeep of the building and the service of the security leaves a lot to be desired. Although they keep more… the lobby looking spotless and shiny, the entrance to the lift area's are grubby with peeling walls and the lifts are scratched and look tacky. The security are not rude, but they are not helpful in any way and should you request help, their answer is always, I am not allowed. It seems to me they are only allowed to sit at the front desk and keep the chairs warm. In every other building I have lived in there has been a trolley of some kind that is allocated to helping people get their loads of shopping up to their apartment - not the case here. There is no management/report book kept at security so no communication to management is possible unless you go online which is not always possible. The new tram is going to be fabulous and traffic is not as bad as it has been but the area is being upgraded and you do feel like you live in a construction site when you step out of the doors.
