Parking is a nightmare - not connected via a bridge. Cleanliness is not so great. AC maintenance is not good. Metro noise during night is bad and very audible. Difficulty sleeping due to noise. Better find another building.

After 5 months I am still trying to get back my deposit
Horrible customer service. 5 months and no reply to emails extra charges without proves. Lack of communication between your departments and no proper information from your commercial team. I was living in mayfair residency and left the apartment in perfect condition. When I did the contract The commercial told the that more… the chiller was free, only I had to do the DEWA contract and that was all. I have a email that proves this. After informing that I was going to leave in September because of the bad experience of the water heater and the dog that was barking day and night they informed about an increase of the rental to the maximum that is allowed as per the RERA a 10%. So I decided to definitely move out. After handover the keys and give all my papers about final bill of dewa they came with a bill of more than 2000dhs for the chiller. I never signed any contract about the chiller and they told it was free. After 10 months and telling that I was leaving they came with pending bills that I was never informed about. Maintenance team made a hole in the bathroom with the ladder when they change after 3 months the water heater after several reminders and calls (yes, 3 months without hot water, I had to go daily to the pool to shower...) and now they want to charge me this that they broke too. I have pictures of the same day with the ladder placed in the bathroom with the hole. Also they charge for cleaning and when I left the floor was clean. Only 2 or 3 papers of the moving out was there. I had to clean the apartment when I moved in kitchen full of grease and bathroom very dirty because they came to clean and paint after one month of moving in, again after several reminders and calls. They came with a extra charge about the parking remote that I never get (I have no car). The also want to charge to remove some flower pots that where in the balcony before I moved in along with a broken chair that I had to bring down personally. After several emails sending reminders I still don't have any new about my security deposit since November 2016. I have emails and pictures with all the proves. This is not serious from a company to his customers. I feel that they did not informed me properly or informed wrong (chiller free for example) because I was new in the country from 1month and half when I signed the contract.Show less

Moved here a couple of months ago and so far happy with the building. Location is ideal for commute to Downtown and DIFC. I have Burj Khalifa and Al Khail road view, which is pretty at night time but comes with a constant noise level on the balcony. The layout more… and quality of the apartment is nothing out of the ordinary, but everything works fine. Have a basic supermarket on the ground floor, and Dubai Mall is really 5 mins drive away. The walkway around Dubai Canal is next to the building and is ideal for morning runs. Show less

Been about 3 months since we moved into tower M. Have a great view of the szr road, burj Khalifa and the sea. Spacious apartment with a cavernous living room. It was good value for money especially compared to downtown. Traffic was also acceptable. Metro is 300 meters away. Pleasant more… but not particularly friendly neighbors. Overall though the finishing isn't spectacular. So if you are looking to purchase considering remodeling costs in the mix. Loved the garden, pool and jogging track. Dubai canal is a ten mins walk away. As is downtown. Building gym is average but a fitness first platinum fits the bill well. Parking is fine but visitors are limited to 2 hrs free. Overall It's a good building. Plenty of cafes, restaurants and supermarkets below. What may be a buzz kill is the lack of a fancy lobby but if u can overlook that misstep there is not much to dislike.Show less

The finishing of the flat
We recently moved to Executive Towers, it's been a great experience so far. Good gym and facilities. The flat itself is very spacious, the only negative that the flats already need a lot of upkeep with the taps, cupboards.

We've been living here four years now and don't even think about moving elsewhere. The apartment's layout and the location of the building was always perfect, but since we moved in they kept adding newer and better facilities like supermarkets, shops, restaurants, parks. I'm pretty sure there is no other more… building in Business Bay that can offer the same.Show less

There are no groceries or pharmacies. There is no place where the taxi can drop you off, as cars are parked outside the building on pavement. Kitchen is very small with little room for storing things. Wardrobe is very small even for me living on own. If you want to more… go to Garhoud side you need to drive all the way to the bottom of the street do a u-turn and come back to the building on the other side of the road. Only nice thing is the pool area and gym.Show less

Churchill is a good tower if you are looking for something close to Downtown with good traffic and relatively good price. Our 1 bedroom isn't the largest, but the layout is good and we have amazing view of the Business Bay lake with the skyline of Downtown Dubai. I would more… say building quality is OK, we didn't have any major problems and the facilities are nice as well. Only thing that AC isn't very strong, so we have to keep it turned on almost constantly in this heat to make it bearable. Although location is quite good, there is not much to do in walking distance. If you'd like to eat out, do proper shopping or see some greenery, you have to drive to Executive Towers (2 minutes) or Dubai Mall (5 minutes).Show less

I have been living here with my husband and 2.5 year old kid since about a year. The apartments are nice, view is beautiful since we have Burj Khalifa facing and canal view. The security is nice and usually has records of all the people who came in and went. more… They have CCTV in the lobby and parking areas. It's a pet friendly building. However it's not suited for people with children since they do not have anything to do. No play areas, no safe open spaces to run around. This building is ideal for a working couple or singles. The swimming pool is just more like a lazy pool cause it's small. The gym is strictly ok. No space to move around. Equipment though are very good quality and have regular maintenance. It is difficult to get a taxi usually one has to wait about 10 minutes to get one. They have started feeder buses to the metro station so now it's a little convenient. The entrance to the basement parking is narrow and requires a good amount of practice to make sure you dont bump your car. You have a supermarket, a salon up and running down the building. There is a pharmacy too which has been "coming soon" since a year now. It is a peaceful building you do hear sounds from the constructions around you but that's just temporary. The building is maintained well, neat and clean at all times. We will be moving out since we are looking for a more kids friendly area which surely this building is not. This building is best suited for working couples or singles. Show less

For a 1 bedroom flat, the flat is huge (1250sqft) with a good layout. Wooden floor , LG electronics, american kitchen, big enough. But the bad side is the facilites. Gym, aweful compare to the standard of the flat, and swimming ridiculous size compare to the number of flat.

Construction noise
When first moved in rent was 60K which was acceptable for the area. The construction had just started on surrounding buildings and the noise level was low. Had a perfect view of the Burj Khalifa from the lounge. The flat was unfurnished, but did come with a built in fridge, more… gas stove and washing machine which was a plus. Now in 2015, currently paying 80k. The construction noise is terrible. Starts at 6:30 am and goes on until late in the evening, sometimes overnight. Which is difficult to sleep, except for Fridays. The construction has blocked my view of the Burj. The paint on the walls are bubbling, probably because of water in the walls from poor building fixtures. AC water started leaking into the Kitchen and the ceiling is dirty from it. Maintenance took several weeks to fix it. A positive is that it is central and close enough to the metro, 10 min walking. If it wasn't for the noise I would not be looking for another place to rent. Show less

The security staff are really good, but the building is let down with very poor maintenance and finish. If you like a good nights sleep this is not the place for you, the fire alarm is always going off, last night 1am, 3am and 5am!! Hope we never have a more… real fire, because everyone ignores it. Trying to get an answer out of the developer's team is impossible, they do not take issues on and often just ignore your emails and phone calls.Show less

Built by a South Korean developer it's a high tech apartment. From entering the elevators from the hall way to electronic curtain drawer, above sink TV screen if you are into gadgets you will love it. The interior of the flat had a lovely warm Asian minimalist feel to it more… with quite a lot of dark wood that made it specially warm. The bedroom floor is wooden parquet and has an impressive size built in wardrobe. The finishes in general are great and the bathrooms are very elegant in style. In the living-room there is a separate room divided by a "milk" glass sliding panel that can be used as a study and looks very nice. The flat is light due to the full size glass balcony doors all the way across the living room as well as the bedrooms. The balconies are very narrow and you'd be forced to sit alongside of one-another like pigeons on a ledge as opposed to facing each other. The only poor finishing is on the balcony where the edges are sharp and the metal edges are rusty. The soundproofing of the flats is generally ok but the extremely loud doorbell of each flat is quite disturbing during the night from other flats. The ongoing constructions of Business Bay are another factor why I would still classify the flat noisy as on a Saturday morning you'll be woken by the reversing trucks next door. The pool and the jacuzzi are quite often out of order, in fact within the 2 years the jacuzzi never worked so it ended up being used as children's pool. The gym has a home made feel and it's not as well kept as expected. The developer has an office downstairs however the maintenance team is very challenging to get a hold of and they do not speak English at all. Usually matters needed to be escalated to the manager to get a maintenance supervisor we could actually talk with. You can't go for a walk so if you have a child or a pet or even just feel like jogging outside it's a no go. Having a car is a must and you can get to Downtown or Dubai Mall shopping and eating facilities in 5 minutes. Show less
Built by a South Korean developer it's a high tech apartment. From entering the elevators from the hall way to electronic curtain drawer, above sink TV screen if you are into gadgets you will love it. The interior of the flat had a lovely warm Asian minimalist feel to it with quite a lot of dark wood that made it specially warm. The bedroom floor is wooden parquet and has an impressive size built in wardrobe. The finishes in general are great and the bathrooms are very elegant in style. In the living-room there is a separate room divided by a "milk" glass sliding panel that can be used as a study and looks very nice. The flat is light due to the full size glass balcony doors all the way across the living room as well as the bedrooms. The balconies are very narrow and you'd be forced to sit alongside of one-another like pigeons on a ledge as opposed to facing each other. The only poor finishing is on the balcony where the edges are sharp and the metal edges are rusty. The soundproofing of the flats is generally ok but the extremely loud doorbell of each flat is quite disturbing during the night from other flats. Ontario tower is a building in a good location close to bay avenue and the metro station. The building facilities (gym and pool) are generally clean however not well maintained and lacks small touches to increase presentation. The apartment is finished in a reasonable standard for Dubai however also lacks more… the small details. Building management is friendly, however when problems occur in the apartment they rarely take responsibility to actively fix issues and claim it is the responsibility of the Tenant. Cooling is provided by district cooling and only controlled by an on/off switch in the apartments, not thermostat controlled which can be a pain. The building has security however of a poor standard. Building is good for a starting point in Dubai if you do not have a car as is walking distance to both metro and supermarket. Show less

Our building has an amazing location and it is the number one reason why we love living here. Metro station in walking distance, supermarket, pharmacy, laundry, salon all within 1 minute. Bay Avenue is also a 5 minutes walk with even more shops and plenty of restaurants. The building's facilities more… like swimming pool and gym are good and well maintained. Small downside is the constant white noise of Sheikh Zayed Road.Show less

Windsor Manor is a well-built building in a relatively good location. Since many new roads opened in the area it is easy to access the building and avoid Downtown traffic. It is close enough to Dubai Mall to walk there, although it is at least 20 minutes so wouldn't recommend more… in the summer. My only negative is the surrounding of the building which is a deserty construction site on one side and busy highways on the other. My one bedroom apartment is bright, has good finishing and I didn't have any maintenance issues so far. The rooftop swimming pool area has really nice view of Downtown and the pool is large enough for actual swimming.Show less

I like the location of RBC, as it is close to everything but not in the middle of everything. They opened new roads in the last year so it is easier to reach the tower from any direction. The area is still a bit deserty without any parks or other more… walking possibilities. My apartment is on the lake side of the building which is much quieter than the other facing Al Khail road. I like to layout but the finishing and the fittings could be much better. The highlight for me is the balcony with Burj Khalifa view and the huge outdoor swimming pool.Show less

Very spacious apartment compared to nearby towers of similar scale/value, very strong a/c. Top pool has a good view of Burj khalifa but during NYE, it will be crowded with neighbours/friends coming to catch a glimpse of the fireworks from the pool. Location is bad and hardly any deliveries or more… taxi knew about it, not sure if its still the same. There were few times I nearly missed my flight as I can't get any taxi coming to Windsor as they don't know the way. Maybe I'm facing meydan and highway so even on high floor I can still hear the cars, not able to enjoy the balcony much due to noise levels when opening it. Almost every other day we hear sounds from the windows which we suspected its contraction or expansion of the glass windows which maybe harmless but irritating. Parking spaces very limited. Show less

Good amenities like nice pool, mini golf, gym and tennis court coming soon. Good view, nice landscape, Nursery downstairs, 2 supermarkets and cafeteria. I used to stay in other side of Business Bay and have difficulties explaining to deliveries or taxi my previous location, however never have this problem more… with CH, most deliveries and taxi drivers know CH. Many securities ensuring safety and security of the environment, Apartment quality is ok for a few years old except centralised a/c is not cold (neither building owner nor maintenance guy can help) and very poor ventilation, whenever neighbour smoke in their apartment, my apartment smelt like chimney. Another bad point is the road to the building, there's only one entrance/exit from Business bay. Otherwise, perfect community, quiet yet family place with decent and friendly tenants. With regards to Pet, very confusing issue, we were told it's allow to have pet as per SP agreement but they issued memo said not allowed except for guide dog! Show less

I think Churchill tower's location has every positive and negative that a building in Dubai can. - It is really close to Downtown yet there is still sand everywhere around the tower. There is literally nowhere to walk. However more and more restaurants and shops open in the area within a more… 3 minutes drive. - Very easy to get out onto Al Khail road but practically impossible the way back. - Sheikh Zayed road is close but it can be a real headache to get in and out (actually it got better since they closed the original exit opened the alternative one due to the canal). - Quite nice view of the Business Bay lake but many construction sites and we have no clue what will happen after the canal is open. Apart from the location and the surrounding area I think the building deserves a strong 4 stars in all aspects.Show less

Noise from neighbors doors and door bells
In general I love my apartment, its a 1br plus study, view of water and Burj Khalifa. Nice balcony, although it could be deeper. The living room could have more windows, makes it feel very dark during day and especially during winter month when sun is low and doesn't really more… come around the building, which means only "direct" sun in summer. Equipped kitchen, except the fridge. You also have a little screen above the sink(TV, radio and cctv). There are a few lights with touchscreen to turn on and off, in the living room you have a screen on the wall to turn on and off lights, close curtains in living room only, adjust A/C, call reception, take photos, see who is at the door, open the door, turn off the door bell(which is super noisy and long, also to hear from all neighbors on the floor). I love the fact that the bedroom has wooden flooring (not the best but hey), wish I had that throughout the apartment. The study room is convenient to use as guest room and storage. The noise level is okish, considering that there is construction going on opposite and most likely more in future(still a lot of empty plots around), parking is annoying, residents are supposed to park on level P4 but going up and down takes forever because of the millions of super high speed humps. Maintenance is great, I had a pipe burst a few month ago they came to fix it asap. Unfortunately the shop in the building is only useful for the office tower or if you forgot water, no fresh stuff. The gym is a joke, only few equipment don't think it is safe either, a real shame since the building is nice. The pool is ok, I hardly use it so couldn't say how busy it gets. You don't have keys, only access card or a pin to open the door, which I love, no key to loose, copy or carry.Show less

Mayfair Residency. Probably the only building in Downtown Dubai that would be a better fit in Qusais or Karama. The rents are obscene. Landlords classify Business Bay as "Downtown" though Abraaj Street feels like something out of rally course. As you leave your apartment, heading out towards SZR of Al more… Khail - you will hit a minimum of 7 potholes - one for each Dh10K you spend annually to live there - reminding you that signing the contract was the biggest mistake you ever made. The building's equipped with a kiddie pool. There were promises of a full-sized pool but we never found that. A full grown man would complete a lap in 1 1/2 strokes. The gym is joke. Wealthy individuals in extremely fancy automobiles skip through the building like it were a starbucks in Dubai Mall - leaving their fancy cars wherever they feel like - in other people's spots - blocking the entrance - anywhere they like. Yep. It's horrible.Show less
