Cheap quality building, construction noise
This is a new building which was put up end of 2015. When I inspected the show unit, it was breathtaking. A great view and the finishes looked amazing. However, when I took occupation of my unit, I soon realised that this place was only dressed up to look more… good but that it is very cheaply made. Construction is taking place next door and scheduled to continue until end of 2017 as they put up a 30 floor building - you hear cement trucks working and equipment operating 24/7, even on Friday mornings. During the initial 12 mth period after completing J5 and when the developer was obliged to fix defects in the building (at their own cost), they dragged their feet in responding to maintenance requests and only did patch up jobs which inevitably broke down after this period. So far I have experienced leaking showers, faulty wiring causing lightbulbs to blow every 3 weeks, faulty tap installations causing them to come loose on the basin, airconditioning problems, very cheap water based paint used on the walls which stain easily, uneven flooring causing doors to jam and not close properly, poor window seals allowing dust and rain to enter the apartment, soft walls which break off in chunks when drilling shelves. The swimming pool area is also cheaply constructed, with the cement base of the fixed tent breaking away repeatedly. The rental for this small apartment is at a clear premium - you can get 3 bedroom 4 bathroom in JBR for the same price. Cheap construction, shoddy maintenance and poor service makes this a complete rip-off. About the area - no traffic is a bonus. However, the only shop that is closeby is a small grocer inside Sidra Tower (250m walk). Closest Metro station is 2km away. There is nothing withing walking distance. I will be moving out as soon as my lease expires. Show less

1 Bedroom Overpriced and at Times Unbearable

I moved here in January 2014, the apartment size is great about 1,200 sq.ft. Unfortunately the construction on a nearby low-rise building started before the summer, its incredible but the amount of noise leakage is wild. The windows in this apartment do not seal properly and considering the large more… door size windows thats alot of sound leakage. I can hear the construction elevators on the building under construction. To add to that, the tower literally next door started a couple of months later. My apartment faces the highway and even when the weather is good, I choose to sleep with the A/C on because you can hear the noise from the highway. Even though the construction can't start until 7am, and 6am during summer, the buses and trucks arrive an hour earlier and they literally drive right under my windows. I'm not over reacting here, the noise is madness and this tower just started. The crane is actually above the cars on one side of the parking area. The road for this community is full of garbage and oil stains from the trucks, its just quite depressing outside especially because the rent is high. A sewage smell leaks through into the guest bathroom and kitchen from the drainage holes, the maintenance guys need to apply clorox about once a month to keep the smell out. This smell is what I wake upto each day. The gym is decent enough however for this high rent it seems pretty basic. The pool is tiny but the view is nice. When I asked the agent for a discount for renewal, based on the construction and dirt outside, they told me that I should have foreseen this since the area has alot of space for building.Show less

Love the area, 1 mile from the Burj Al Arab, and close to downtown. Minimal traffic, far enough away from SZR. 10-15 from almost anywhere I want to go or less. 2 min from the beach. Would never live inland, too much traffic. 5 star location IMO!

Although the villa is old, it is well built, with thick, soundproof walls. Nice garden and shared pool. Very close to the beach (kite beach) and various restaurants and Spinneys. Having a bicycle in this area is very worthwhile to get around. Love that it is close to the centre, more… yet very quiet. Show less

We are staying in this villa for nearly 4 years now.. and quiet everything seems okey for a budget friendly room to stay.. the vicinity is also okey because it is very much accessible to all major malls, grocery, supermarket, parks, bus stop and even satwa bus station but more… most thing I loved is very much accessible to Jumeirah open beach.Show less

Since a month we live in Cloud 9 Residence. It's a new building that was delivered in Feb 2015. The finishing is very nice and although we had some minor issues (leakage, internet etc) we attribute this to the fact that it is a new building and these things are more… normal. Having said that, we really enjoy living here. It is spacious, high ceilings, nice finishing, large windows and a good central location. Although there is some construction around it doesn't bother us and since it is only temporary we are happy to wait till this community is completed and offer shops, restaurant and park areas. I would definitely recommend it to other people however I would not recommend living on the second floor or lower.Show less

We moved into this villa when arrived in Dubai 3 years ago and never considered moving elsewhere. Yes we don't have community gym and pool that we would get for the same price in a new community, and the villa isn't brand new either. We had some maintenance issues as more… well and ended up with paying for a yearly contract with a maintenance company. The area can get quite noisy at certain times, but we got used to that very quickly and don't even notice anymore. Most importantly we can easily compromise on all of the above in return for the beach that is only a 10 minutes walk away and an area where you can actually wander around. The recent upgrade to the beach with jogging track, food outlets, etc, adds even more value to the area. And even though it almost feels like you are on a constant holiday, you are still in the middle of the city and can reach Marina just as easy as Downtown. Would highly recommend this place to anyone who prefers a great location over fancy features.Show less

Nothing though I miss gym and pool in my block
I am living here with full peace of mind as I am aware that in case of any issues (maintenance/security etc) it will be taken care by professional who are just a call away, this is the matter of utmost importance as I am travelling quite often and my family more… lives alone. Facilities in the vicinity not only include restaurants (walking distance), beach, gardens, hospitals but also mosques and shopping malls. The best thing about Wasl is that they don't increase the rent without any justification or in other words whenever it is done (once during last four years) it is done as per RERA directives. Sense of community is very well taken care! Show less

This building was a discovery we made while on house hunt. We moved in from Marina recently and found this place to be very convenient to work and everything else around. The good side of it is that all the servicemen and maintenance guys live inside the building and is more… managed by eqarat. The whole building is of one landlord and is maintained quite well for its age. The layout and size of the apartments and villas are commendable. The Sufuoh Park and GEMS WIS is within walking distance. However, it does NOT have any community feel to it and is not the greatest view. It is located right in between two metro stations (Sharaf DG and DIC), about 1 km walking distance to both, thus wont recommend this place if you don't drive. Taxis are found near Sidra Tower though, which is about 300m from the building. Show less

A villa with real character

Originally when I first came to look at this villa on the corner of a busy street in Jumeriah One, I wasn't holding out much hope. The garden was full of rubble and I had to step over lose wires to get through the front door. The villa had more… been previously let to students and was in a terrible state. There was the promise of a complete renovation but so far the only sign of that were a few tools on the floor and a ladder. However something caught my eye about this villa, it may have been the stained glass window on the front door of the amazing light that came into the large spacious living room. Each of the bedrooms were spacious and light, four upstairs and one downstairs making it ideal to be converted into a study. The villa is on a small compound with a little pool in the middle and a small grassed garden around the edges. Instead of brick walls the villas are divided by a white wooden fence, adding to the old style charm. Immediately seeing the potential in the property, I knocked on the door of the newly renovated neighbours' house to have a chat and a look at how their property had been finished. I also wanted to know a little about the other tenants and how well the compound was maintained. Six weeks later we moved in, I'd kept a close eye on things during the renovation process and eventually it all came together. Eighteen months on and we're still here and hoping to stay. We've had so many compliments about the house, it has a real old school charm to it and although the house is quite big it still feels cosy. Jumeriah One is really coming back onto the map, everything you need is within walking distance which is ideal when we have visitors as it means they can go for daily walks, pop to the supermarket, Mercato Mall and any of the little shops in the area. The street we live on is busy as it is one of the interconnecting streets between Al Wasl and the beach road. Despite the traffic that can get a little noisy sometimes, it has a very friendly buzz and feels extremely safe. I like the character and mix of the Jumeriah One area... It proves that things don't need to be new and shiny to be wonderful.Show less

If you like walking and biking this is the area to live in. We are 5 min. walking from the beach, from a long 14 km running and biking track, from Mercato, Beach Centre and lots of small cafes. To us this is the "real" city feeling where you have more… everything close by. Jumeira 1 is to prefer over Jumeira 2 and 3 as they don't have as much city feeling over it and there you have to take the car for a number of things. We love it here and there are tons of smaller compounds where you really get to know the neighbors. Show less

Very nice location, walking distance to shops, restaurants and 5 minutes drive from the beach. Beautiful and modern finishing, very contemporary style in the heart of Jumeirah1. Fully equipped gym at our doorstep, playground for young children, private garden and swimming pool in a very secure environment - 24h hours security. Full maintenance more… of the garden and the swimming pool twice a week. The downside is the noise from a building next to it but we are hoping it will be sorted out in a month or 2.Show less

We shifted to Dubai in March 2014 and from all the various villas we saw, this was the best. The villa layout is well planned with friendly neighbors from different countries, mostly western. The swimming pool is not that big but again the surrounding looks amazing, sort of like a more… mini resort. The kids come out in afternoon and play making it lively and mornings the bird chirping. The rooms are spacious and the master bedroom balcony gives a good view. The gym facility is good for the community of 16 villas but recreation services can be better. Park n Shop is a 5 minute walk and Oasis Center, Spinneys and Union Cooperative are 5 minutes drive. Jumeirah Primary School is just opposite. Overall the area is great and the villa makes a great home.Show less

This place was truly magical when we first arrived because it's on the beach and that's an incredible access when you first move to Dubai. The villa was located close to the madinat Jumeira so that was nice and from the top of it on the roof we could see more… the fireworks from the Burj Al Arab. The Downpoints were the maintenance of such place... The finishings are usually quite poor and there are many things to repair... also its located on Jumeira Beach Road which is quite noisy and where the traffic is pretty bad. There was this amazing shack near the beach called Al Buqtair which we would walk to and eat amazing fresh fish and prawns with Rotis but this place is now so popular that its packed! Still definitely worth going though. The downside of living in a villa also is the cost of DEWA and water bills... They go off the roof because the construction is not insular enough and the air conditioners have a tendency to leak and unless the place has been completely refurbished and is new it is bound to happen and you'll end up with 6000AED Dewa bills. Apart from this it was very relaxing and really takes you away from the big city life! Show less

Our villa is over 30 years old and is single storey. It has a small enclosed front garden, a totally enclosed, small courtyard garden and quite a large rear garden. It had been freshly renovated when we moved in 3 years ago including new quality tiled floors, new kitchen cabinets, more… new bathroom suites (2 1/2) and a new false ceiling in the kitchen. Although we hear the traffic from the front lounge a little, it is pleasantly quiet in the rest of the house and the rear garden is very quiet and secluded and not (easily) overlooked by our neighbours. The villa has a lovely homely feel about it and every room is quite spacious without being too large as is sometimes the case with villas in Dubai. We have garage parking for 1 car and on-street (free) parking for 2 cars. Price wise, this villa is a relative bargain considering the area we live in. In and around Jumeirah and Umm Suqeim, there is one company that owns 100s and 100s of villas. My villa is typical of this company..... it is old but has been fully renovated to a high standard. It's also "Tardis" like in that it looks so small from the outside..... but inside, it's very spacious. Having lived in a variety of properties in Dubai over the past 12 years, this is by far the best one... we've been here for 4 years now and hope to stay at lot longer.Show less

I thought this place would be good since I have a dog but no! Grounds keeper and workers always afraid when I took my dog out and would freak out. Plus noisy neighbors. Always had to jockey to hang my laundry because the neighbors would hog the line more… and not take there clothes off once they were dry. Plus the owner would take days to get things fixed like my toilet and air conditioner in the middle of summer heat! They would never take a check and only wanted cash...so I would have to wait up to two hours monthly for them to come around and collect. Plus they asked way too money for this converted makeshift apartment and the rent deposit was way too much as well...which I never got back because I left angrily at their lack of my comfort.Show less

Arenco Villas is an oasis hidden away next to Dubai College in Knowledge Village. Near to the Marina but outside the sometimes horrible traffic there, in and out on Sheikh Zayed Road in 2-3 minutes.

Sheikh Zayed Road noise!
I love this studio. It is next to Sheikh Zayed Road so I dont have to worry about any traffic. Even if there's traffic I can see it from my window. :) My neighbors are great, gym is great, parking is great. I live 5 min away from Mall of more… Emirates, 10 min away from Dubai mall so everything is nice. :) Show less

Living in Jumeirah/Al Safa is one of the most pleasant experiences I have ever had in my life. The area is sooo residential, with all amenities closeby. Neighboring Safa Park and a library. Superb transport facilities and excellent schools, this area is ideal for families. It is more… a peaceful haven to come back to after a busy day at work and there is always somewhere to have coffee on a lazy weekend. With a swimming pool in my back garden and plenty of parking space I consider myself very lucky indeed. Beauty salons are a plenty - with a strip of them available on the famous Al Wasl Rd. Overall, a beautiful, tranquil, picturesque and highly convenient place to live.Show less
