Finishing (inside the apartment)
Not bad as a building but since we have some constructions next to us so the noises are really really annoying .Pool is very small it definitely needs to be bigger and to be cleaned more often as well as the gym(The ac is always off) and in the hallways more… the ac is always off(kind of cost-cutting ).Close to the supermarket-outdoor gym-Metro station -Bar-pubs-hairdresser...very good location.Show less

The building is not one of the new ones but its ok. The main problem you will face are 3 things: 1) Cheap/ Poor finishing 2) Humidity 3) Maintenance Poor Service Humidity is a big issue in the building / apartments and the problem is that maintenance dont know where it is coming from more… or how to solve it. Had also a couple of problems with my AC, Plumbing and Electricity, but humidity is my worst nightmare as it can be dangerous on your health and costy on your furniture. I bought a dehumidifier that runs 24/7. Hope this helps and looking forward to read more about other places so we can all help each other so we dont get scammed. Cheers!Show less

Positives
Transportation and easy access to everywhere
Negatives
Bad quality and management of maintenance- bad neighbors - expensive for the square foot available - noisy - view of construction site everywhere
-The building is old and "antique"; everything is broken, the so bad electricity system that the lights always get broken, very bad lifts; slow and always need fixing, bathrooms always have water leakage. - you pay extra for everything even lights as they get broken almost everyday. they raise tenant every more… year - they don't provide good services such as chairs bedside the swimming pool or even heater for water in the winter. - they transformed the child play area in the s floor to paid GYM so now there are 3 paid GYM while the free one is not very good. - the children's playground is damages they don't fix it. - the chairs in the s floor are damages and they don't change them, so there's no place to sit in there!! - maintenance office never answer the phone. - Security never offers to help anybody with any heavy luggage or anything - he doesn't even salutes back when you try to say good morning - very annoying neighbors who always want to fight if you make any noise!! Positives
The security and cleaner guys.
Negatives
Dirty windows and no a/c in corridors
This building has 14 floors and three lifts, so you never wait long to get to your apartment or wherever else in the building you need to be e.g. pool/gym. It was a new build two years ago and up to now there has not really been any maintenance problems, more… apart from the a/c breaking in the apartment once, which did take four days to fix; not so good in the heat. We are a couple living in a one bedroom and there is plenty of space, the only issue I would say is there is not much closet/storage space; so we had to buy drawers and an additional wardrobe. The balcony is a descent size, plenty of room to put a small table and a couple of chairs. The pool is an OK size but only two sun lounges provided, so have to get up there early; although to be fair the building is not busy or loud despite being full; so didn't have much trouble getting the sun lounges. The gym is pretty descent with treadmills, exercise bike, cross trainer, weights machine and free weights. The downside is just the people living in the building that don't all have good gym etiquette. People do tend to take the free weights to their apartments and not return them, which can be annoying and obviously nothing is/can be done to stop this. The security guy is amazing is is really helpful and friendly and deals with any problems/concerns in an efficient and professional manner. As is the cleaning guy. There is a mini mart in the building, which can come in very useful. Plus they deliver...for the lazy ones!!! The location is great, there are plenty of supermarkets/pharmacies within walking distance plus plenty of hair salons, beauty places and restaurants. TECOM is an ideal location, as even though there is a lot of traffic going through, you never really queue to get in or out unlike somewhere like the Marina. The downside to living here and they are not major things, just a little annoying after living here for over two years is: the windows have never been cleaned, so extremely dirty and the a/c on the corridors have never worked on some floors and only occasionally work on other floors, which is horrible especially in the summer. The landlord office do not care no matter how many times you call to complain, nothing has ever been done to rectify these. But that is pretty much the only bad things I would have to say. Overall ART 8 is a nice building if you can put up with a unhelpful landlord.Show less

Pool, parking for guests, no plants
I really enjoy living in my building. Ive never had any issues in regards to maintenance just a few gliches here and there which are normal, no noisy neighbors and i like that it's a family building. security is always there. the facilities such as the pool and gym could more… be nicer, i would love to have a nice big pool but its tiny. I think they need to put more effort in the lanscape esecially entering the building there are sandpits that are meant to be filled with plants but nothing yet. and also fir a 2 bedroom tenant i should get an extra parking spot for my guests especailly that the enire paring lot is 70 percent empty and not used.Show less

Positives
Location, apartment size, great amenities in the building and in tecom area
Negatives
Parking for visitors is limited (lots of spaces but usually full), small kitchen with limited natural light (I'm being picky here, it's still a decent size and never posed a problem)
We have lived in Two Towers (Tower B) for three years now and plan to renew for a fourth time. We love living here and here are some of the reasons why: - Great location and access to SZR - Great apartment size and view (we are on the 21st floor and more… overlook the city so our skyline is lovely) - Long balcony size which stretches from living room to the guest bedroom and big enough for outdoor furniture and plants (it's not too wide though but big enough for tables and chairs, etc.) - Separate balcony for master bedroom - Maintenance is really easy. The building has it's own maintenance team and will come and fix/help you with anything you need doing around the apartment. - The building has great amenities right downstairs including Geant supermarket, a men's salon, a pharmacy, a butchers and a few restaurants (thai, fish and chips, lebanese) with more places opening all the time. The tecom area is also just getting better and better. Whilst it may not be the prettiest area to live in, there are lots of cafe's, supermarkets, salons, etc. and it's also closely to The Greens which has a great community feel. Overall, we love living here and won't consider living anywhere else until we have to! Show less

Unnecessary crowd from the hotel next door
The only draw back of this building is they are short-staffed for maintenance (daily cleaning & other repairs) and there is no security guard. One man does everything. This is a beautiful place to live in, however the biggest draw back is the hotel crowd next door!

Positives
No traffic. Lots of things around. Easy access to Marina, beach, SZ road.
Negatives
Would like the area to be more green and family oriented.
TECOM is a nice place to live- ease access to and from Sheikh Zayed road, 7 minutes from the beach, lots of parking in the evening time, shops, groceries, pharmacies, cafes, restaurants, hotels, salons are around, you can have a good choice for all. Everything is in walking distance. Not more… green enough though, so not kids friendly- no playgrounds around and no entertainment for kids. Though, 10 minutes walking to the Lakes district, where the beautiful park with 3 lakes is. Always lots of kids. Going to for walk there. Metro station is near by. As to the building we are living in- its quiet, the flats are really nice with huge rooms and good quality finishing. We are living here for 2 years and did not have any major maintenance issues. Beautiful view from the top floors to SZ road, Marina and the Gulf.Show less

Positives
Good neighbors, building safety, no traffic, availability of public transportation and easy way-in and way-out to Abu Dhabi, Sheikh Zayed, Al Khail, Emirates Road, Jumeirah, Al Wasl, etc.
Negatives
Having no greeneries or park around TECOM area.
Apartments in TECOM are excellent. Old buildings like what we have are large in size which best fit for families. There is no traffic in TECOM, thanks to its organic Master Plan layout which eliminated traffic within the area. It has easy way in and out. Transportation system is excellent more… for our apartment. The only concern is lack of greeneries and there are no playspace around the area. Show less
