Elevators the worst! At busy times of the day you can be waiting over HALF an HOUR!!! Maintenance almost non existent, they have less maintenance guys than elevators! Bathroom continually leaking water through the ceiling, on one occasion I got a knock on the door from maintenance about water leaking through to more… the tenants downstairs... I had to explain it was coming from ABOVE ME and going all the way through! Other minor problems with poor quality fixed furnishings and fitted kitchen. Only 1 power socket in each bedroom, which is a major inconvenience. Show less

Huge size and value for money and no traffic in and out

A lot of negative points but overall our apartment offers good value for money. What we lack in views and nice finishes we make up in ease of access (there is literally never any traffic in and out of TECOM which is a huge bonus) and we have a huge more… apartment. 3 bedroom plus maids and paying same price you'd pay to sit in traffic in the Marina. So good when you have guests coming through as you can look after them properly. TECOM also starting to develop some decent cafes and restaurants although still not great.Show less

Tecom is fairly small area but is fantastically placed with close access to SZR, Al Khail road, MoE, Barsha, and DIC. The DIC metro station is around 300m from ART 8 building, and the bus stop is around 50m. The flats are quite big as compared to many of the more… other flats that I have seen in Barsha, Tecom, and Greens. There is a departmental store on the ground floor of this building, and other helps such as laundry, barber etc. are very close. It is a fairly new building (I think renting started sometime in early 2012). The maintenance is mostly fine with some minor delays which is common in most of the places in Dubai. The building is mostly occupied by Brit teachers of GEMS schools, but has got a few Indian, Chinese, South African, and Filipino families as well. The swimming pool, gym, and sauna are clean and regularly maintained. Construction quality is pretty good too, but the bathroom fittings need some work every 6 months or so. Overall it is a fairly good building, but I feel it is probably over priced by 5%-10%. Here is the summary of +ves and -ves. Been living here for 3 years, just renewing my third contract. It's a loft apartment and it's beautiful. When I first moved in was quite expensive but as the rent didn't increase much I am now getting a lot for my money. Finishing is great but swimming pool is in the more… ground floor and doesn't get much sun. Gym is also a bit shabby, big but needs updating. All in all I'm happy hereShow less

Lack of storage spaces, a store or a laundry room would have been great , and I wish there was a 3rd guest toilet
Tecom is a highly served neighborhood , lots of supermarkets and small restaurants and cafes , a beautiful community for a small family or single people , the nice thing about Al Hawai residence is the fact that it has a closed kitchen, which was one of our basic demands, more… for us that's a big plus . The distribution of bedrooms and living room is smart , but we always feel short of space , so it is a small flat with small storage possibilities. All in all, it is a good tower and a nice flat to stay in . Our flat faces the Sea and Sheikh Zayed road so we have a great view .Show less

The location is brilliant, almost no traffic to go and come back home, metro station is 150m away. Swimming pool has a nice view, but gym's equipment is very outdated. There is no green area whatsoever near the building. There are a lot of little supermarkets nearby, as well as more… few restaurants and cafes.Show less

I moved in my 2 bedroom apartment in November in a rush as I had only a week to finalise an apartment that would allow pets. The apartment layout was lovely and I rushed into the contract, only to realise my agent was a scoundrel. He didnt deliver even on more… basics such as cleaning, fixing broken cupboards, ac, cleaning toilets etc. Over a period of 6 weeks I had to threaten and abuse him to get bare minimal work done. I regret moving in here and cannot wait for my lease to end. There is nowhere to walk my dog except the sandy ground opposite the building. The toilets smell bad due to water seepage and sewage. Overall I am very happy and its not value for money at all. The building has a lot of strange people in and out all day specially late at night and that makes me question the integrity of the people living there and also safety.Show less

Its all about the location. The building itself is pretty mediocre and the landlord is stiff. Although they do a fairly good job at providing maintenance and generally keep the common areas clean.

Pros: Good access to SZR and Hessa (and from there to E44 and E311). Convenience for groceries and restaurants, downstairs as well as nearby. Nearby pubs and bars too. Major malls and performance venues within easy reach. Reasonable storage space. Good balcony space and view. Pool and gardens. Some white goods provided, including oven and stoves more… (see cons entry about white goods) Decent maintenance overall, and free (see cons entry about hidden costs) In-building parking, and usually plenty of it (see cons entry about parking) Cons: Bit of a chokepoint getting into neighborhood from SZR from the Abu Dhabi side Parking slots are not reserved. Many drivers abuse this to take up two slots with one car, against which action has been threatened but clearly not enforced. I also feel that many people who either do not live in the building or live there but have more cars per apartment than allowed are using the parking levels here. I dunno, I have frequently encountered cars waiting near the entrance or exit for someone else with a working remote, and then sneaking in or out. Really annoying, as there is practically no parking late at night, thanks to these two factors. Gym is a little under-equipped A lot of unpaved area around. Need to go to the nearby Greens to walk, as there is no continuous walking circuit around. Built-in closets barely deep enough to take full-size clothes. Have to tilt coat hangers sideways in the cases of suits. The kitchen (for 1BR, at least) is really constrictive. Too little counter space -- I had two buy two islands to keep stuff on or in, and on which to do chopping. The two stove-tops are so close to each other that you can't have two large pots on at the same time -- really infuriating for someone who likes to cook. Fittings not so good either: I had one dish rack collapse once, wrecking half my crockery, and weak hinges on cabinet doors sometimes literally break. The guest restroom is ridiculously tight; my guests have to squeeze in sideways past the commode in order to close the door behind them. There is also some ventilation cross-connection mess-up, because closing the guest restroom door while turning on the kitchen exhaust results in warm, moist air being pumped into the guest restroom, stinking it up. Maintenance has yet to come up with a solution for this. The area is quite dusty from construction. The balcony doors are very hard to open and close, while simultaneously not being dust-proof. Seriously, there are gaps at the edges of the balcony doors so large you can put your finger there and feel the hot, dusty air flowing in. AC is not consistent. Sometimes, to get it to cool, you often have to put it on the highest setting. Sometimes, you do that, and leave it for a bit or go to sleep, and it suddenly works too well, and it's freezing. White goods at one time did include the fridge and washing machine. Then management decided to renege on this provision (probably to skimp on maintenance costs and/or drive out existing tenants to take advantage of rent rises), posting notices that these two items will be removed upon the next renewal. Elevators are slow, and controlled by a really bad algorithm that sometimes had all of them go up at the same time. You have to keep aside at least 5 minutes in my tower for the elevator wait, and apparently even more in the other tower. Lessor agency has so far kept rent increases within RERA limits, but has snuck in additional costs by removing white goods, and charging huge additional "service fees".Show less

Finishings are of the best I have seen in Dubai. We had a huge one bed room in Dubai standards that came with a closed kitchen full of excellent appliances including a dishwasher, a laundry room with both a washing machine and a dryer. We had a very big more… balcony overlooking media city and the sea. It was really a blast living there. We only had to move because we needed a two bedroom and we couldn't afford one in the building. (We also got an evicting letter because the apartment got sold and they wanted to raise rent). Everything was great except for the swimming pool, it never looked tempting to me, it had an unfinished look. Free chiller was a plus. But if you are looking to buy, as we entertained the idea for a while, they charge one of the heftiest service charges in Dubai of 30k a year for a one bedroom apartment. Seemed crazy. Show less

The building layout is amazing for the left and right sides of the buildings. We only have 2 bedroom apartments in the building which rules out bachelors and its only or mostly families. The building is very clean, the security and maintenance are all very friendly. We have no view - more… besides that of the camel race club :) which is a big sandlot but my 2 year old daughter enjoys watching the cars zoom past on the road behind the building. Parking around is getting messy due to so many new buildings coming up. Besides that no real complains.Show less

I am in Tecom mainly for the location. My work is in the Media City and it is 2 minutes by car. It is also 10 minutes away from Marina, JBR, Barsha and Mall of the emirates. However it is not the ideal place for families with kids because to more… me there is no space or garden to play.. nor it has the best view as all surroundings are similar building. The finishing is fine, however kitchen cabins and space is a bit small to me. Few neighbors have very loud kids, and some don't push the garbage down the tube where it should be but instead place it in front of the garbage shoot... which means you get a foul smell in the floor. But also I am not convinced that the rent should as much as I am paying now...as old and new tenants are getting the same level but vary significantly in the rent they pay, I am new to Dubai as a tenant but maybe this is an issue everyone is talking about in Dubai, that rent is inflated...Show less

Since i moved to this building over 3 constructions took place. Many workers are everywhere around the building which me and my flatmate feel insecure and frustrated every time we leave or return home. Maintenance takes forever to provide a proper support. Pool is always dirty and the rooftop as well. Most more… of the gym equipment are broken and not usable. Door are always open with no security all day long. And so far we have faced a lot of issues with water, garbage and insects.Show less

Al Shaiba is in the most perfect location - it is on the corner of Greens and TECOM and close to Byblos, Metro, Carrefour and Park N Shop. Hitting Sh Zayed Road in either direction is easy, and you have direct access to Hessa Street and Sh Mohd bin Zayed more… and Al Khail very easily. Apartment sizes are large, and there is some safe area to play for kids on the mezzanine area. Problems are that because so many people live there, and the cookers and ventilators need fixing, fire alarms go off every day, multiple times. This week they have gone off 12 times daily between 5am and 11pm. In Ramdan, you just can't sleep. Sadly neither building management, civil defence or tecom civil defence see this as a problem and despite many complaints, no steps have been taken or are likely.Show less

This building in Tecom is ok, the security is a lovely guy but he's never there so if you are locked out or need anything you will need his mobile number. The finishing of the apartment was ok but the bathtub was old and the piping was not good because more… I would see dirty water come out as soon as I turned the tap on. The worst part about this flat is the smells... I dont know if the extraction fans do not work in some people's apartment but I would wake up with the smell of fried food, sometimes chinese, sometimes fish and chips and even indian! Basically when I didn`t have the air con on it was impossible to take and coming home to strong smell of fry is not nice. The bills would then also be very high. There is a pool on the roof and its cute but very small, and very hot in the summer as it's not cooled. If you like to tan its perfect though because its a real solarium! The gym is quite nice because it has a great big glass window which has a very good view on Dubai as it is on the roof as well. There is a real sauna for those who need it after the gym. The last really annoying thing in that location was the traffic. The traffic in front of that building is ridiculous! This is because there is a day mart at the bottom and very lazy people stop their car in the middle of the road and HORN to get the guys out from day mart to bring them what they want. It's completely Ludicrous and very irritating for the people living around. All these details are worth knowing but overall the layout of the flat and size made it homely and it had a small balcony that made it breezy. Show less

The best thing about Tecom is that there is no traffic and so many restaurants with good prices that are close by.

The traffic in JLT is what killed me the most, the amount of annoying neighbors and complaints i used to get if the television was high was ridiculous. Well thats due to the poorly built buildings where the walls are so thin and everybody can hear what you are doing. more… Tecom is way better in that aspect, buildings are built better in my perspective. And the most important thing is the elevator, in JLT it would sometimes take me 45 minutes to go up to my floor, due to having 45 floors and only 4 elevators, in Tecom its 14 floors with 4 elevators, its never packed, elevator is always there and ready for you. Finding a taxi is way easier in JLT, and the convenience of going in an out of Tecom is way better, as I used to live in cluster N to go to Marina would mean making a huge turn around JLT to take the bridge to Marina, it was hectic for no reason, caused traffic, and was inconvenient .Show less

Tecom is a place where many of the buildings are poorly finished and Two towers buildings are the exception! We have a beautiful 2 bedroom apartment and it has a huge window that gives on a very long balcony which is amazing for having some friends over as the living more… room is also very big. The rooms and bathrooms are of a hotel finishing and the actual building itself is remarkably clean and posh. One of the great thing about our place is the Geant casino at the bottom of the building with dry cleaners. The maintenance is not bad either as it is inside the actual building so we never need to wait for days. The only small disadvantages of this place is that you are better off with a car and that it's not the most attractive place in Dubai. Tecom is really well placed in Dubai for the Hessa street access which takes you everywhere and Al Khail road is a real escape when Sheikh Zayed is a pain. Show less

Elevators and smell
The Shaiba towers have very poor maintenance, there are only 4 elevators for 36 floors, it takes up to 20 min for the elevator to arrive sometimes. The smells in the hallway are very bad and the finishing of the apartments is bad as well.

We have been living in the same apt. since five years. We are in love with TECOM and our apt is considered the most spacious one in the area. It's a very vibrant community and with everything available at a walking distance. Hotels, restaurants, bars, shisha cafes, dept. stores etc more… etc. We miss one thing here, a MASJID. I really find it very strange that there is not even a make shift Masjid here. Hope they have something in their future plans. Show less

Shaiba Towers is a complex of two residential towers in TECOM Area, opposite Dubai Media City in Dubai, United Arab Emirates. Shaiba Tower A is the taller of the two with 34 floors. The other tower, Shaiba Tower B, has 28 floors . Both towers have a common facilities of swimming more… pool, gym, sauna, steam and many other commercial facilities. We moved into Al Shaiba as it was good value at the time: 88k per annum for a 3 bed, 2 bathroom apartment signed in Oct 2012. Our apartment came with fitted kitchen appliances, although since then the building owner has removed the fridge and washing machine from all units as they have renewed rents in 2013. Since we were on the 32nd floor the apartment had great views and was very quiet. However the lifts were infuriating. They are not programmed properly and they are quite old. It could take up to 5 minutes to reach the ground floor. Included in our rental were chiller charges - this saved us lots of money in the end. Our DEWA bills never came to more than 900AED monthly and we were 3 adults (1 couple and a flatemate) living there. What I didn't like was the building maintenance - while they came when called, the workmanship left much to be desired. In the gym out of 4 treadmills, one was always broken as was one cross trainer. Other than that they had enough equipment to provide a decent workout, albeit a bit on the shabby side, having said all that- it's a free gym after all and you get what you pay for. :) The other main bug that I had was that one had to pay for your un-allocated parking bay in the basement - 2K for 1 car and 3K for the 2nd one. Building security was a bit lackadaisical too so many times people could just sneak in and park for "free" as it were. The building has a great location - 5 min walk to the metro and plenty of parking in the front of the building on the street for visitors and its within easy access to all highways. The building has lots of retail below on the ground floor, from a pharmacy to a groccer and beauty salons. You certainly won't find better value in Tecom.Show less
