API Tower located next to Byblos and Tryp Hotels. The building's management is not helpful at all. I have sent so many requests and complaints that they never managed to help me with. They don't care. The pool was under renovation during prime-time summer season last year, from mid-June until beg of more… August, which is ridiculous. It has 2 sun loungers for the whole building and so far, I have never managed to tan in my own building's pool during the 13 months of living here. Also, the lifeguard takes a break from 1-2pm during which no one is allowed at the pool. Recently, some parents/nannies started bringing children into the gym where they run around screaming and shouting, and playing with dangerous equipment. I raised this to management, and they sent out a notice to all tenants stating that children under the age of 14 are allowed in the gym only under the supervision of a guardian, which is absurd. Wouldn't recommend moving here.Show less

Lifts are in terrible condition. Poor condition of parking. Maintenance and Agency staff always bother you for small things. Even if u bring an extra mattress they will question you unreasonably. Me and my husband waiting for our current contract to get over so we can shift elsewhere.

Flat has great layout but frequent maintenance requirement managed by inhouse person. Construction is poor. Deep cracks on walls. Rent is not reduced for existing tenants even during pandemic times. In fact it's a 10% increase. :( New tenants at much lower rents but increases every year.

We love the size and layout of our apartment! Great light for our plants, fantastic location, close to multiple supermarkets, easy acces to roads. Makes us *almost* overlook all the other negative aspects, which are numerous. Great architect, poor execution basically. *Can hear the upstairs neighbours banging around all the time. *Gym more… is large but not a single machine works for over 3 years, neither the sauna, steam room or jacuzzi for 5(!) years. *Pipes are all corroding and dripping into common areas. *Sprinkler systems in kitchen completely eroded. *Poor sealing of doors and windows allows air to flow in and out as well as letting in noise from the busy street just outside. *Maintenance is slipshod and performed by one guy for the whole building. *Construction materials are sub par, even the marble is not enough to overlook the poor selection of doors, windows and bathroom fittings. Rent here but be aware of the trouble before you do!Show less

Good: Honestly one of the more decent buildings in Tecom. We were the first tenants in our apartment unit so we consider it our baby. For our 1br's price though I wish we had 2 toilets. Some units do but at the expense of not having installed cabinets w/c we prioritized. more… Layout is nice & our bedroom is quite big compared to other units we've seen. Neighbors are a mix of nationalities & backgrounds. We're very comfortable here. Ample parking space for visitors, too. Maintenance is swift. Our watchman Harry seems to be always on top of things. We also have our own supermarket downstairs. Bad: Pool is decent but some of the gym equipments are obviously 2nd hand. Also the tenants below the gym kept complaining abt the noise so the gym is now only til 10pm w/c is a bummer coz i work out at night. Now I have to drive 5min to the gym. Also gotta pay extra for cooling (Emicool). Overall, the building is lowkey but it surely serves its purpose.Show less

The issue with the smell in the cabinets
I live in Madison for 3 year now. Security, maintenance and cleaning staff doing great job and property is well taken care of. There is an issue with the smell in the cabinets - linked to the poorly designed waste pipes in the walls (I was told). It require a more… bit of extra care. Cabinets are relatively basic. My studio has 62m2 and that's the best part. Unfortunately the windows and doors are poorly isolated/chosen. I had to ask neighbors to keep quiet at few occasions in the middle of the night if they decided to make a party on the balcony next to mine or when discussing life hardship in the common areas (also in the middle of the night). With the rent prices dropping down, I see interesting type of people moving in. Swimming pool is anecdotal, gym is basic but it is clean and has a range of basic, good equipment. I would definitely recommend it - if you look for a good value for money property in Tecom, next to the metro station.Show less

We have been living in Two Towers building since mid 2014 until end of 2016. This is definitely one of the best quality of freehold buildings in Dubai. There is also 24 hours supermarket, restaurants and salons located in the building on the ground level, more… which is really convenient. Building is well maintained by the their own maintenance team and all calls for repairs / emergencies had been attended promptly. All common areas are properly looked after. Spacious gym and nice pool. The metro station is 15 minutes away by walk, though you have to walk through the sandy area. Overall, I would personally highly recommend this building. Show less

Everything about this Apartment is awful!
Since I moved in to this apartment my whole life became miserable. - Low quality finishing - Monthly problems (plumbing, AC, electricity plugs...) - AC smell. The AC smells since we joined. We always had it off except for summer. We had to bare the horrific smell because of the building poor maintenance more… (Humidity smell, in addition to other neighbours cooking and toilet smell in the whole apartment. - Poor maintenance, the building cover no maintenance and does only basic stuff (clean AC twice a year) They force tenants to pick between 3 contractors that are lazy and never complete jobs on time. - We faced a life-threatening incidence when the contract changed our water heater with a damaged one which caused a burst in the main apartment water pipe and flooded the house with boiling water. Many other incidences on a smaller scale occurred, the paint is damaged by the humidity, all our wooden furniture was damaged because the of the AC not to mention the doors and drawers of the apatment itself. The apartment had an owner that knew about all these issues and never mentioned anything to us not to the new landlord. I later on discovered that no one stayed in this apartment for more than 7 months. And that was the main reason why he added a rule in our contract (3 months advance payment in case of early leave from apartment). I am moving out in February and I am leaving this note for any future tenant to be aware of all the issues they might face when they move in. I will check the complaint possibility at the police station especially on the previous landlord who knew all about the problem in the appartment and never fixed any. Show less

The building is definitely above average in Tecom. Nice finishing, huge windows, lots of light, everything is nice a bright. Bathroom is a bit dated, some apartments are really stinky because there is a problem in the building. This has been the case for a while and no one seem more… to care much. Show less

We chose tecom because we liked the area, very close to the metro but the building is really bad. Bad maintenance. Water was leaking out of the ceiling especially when it was raining (we are talking about a lake in my bedroom) You have to wait for the elevators up to 30 more… minutes. (Elevators haven't been maintained). Dirty floors, cigarette butt everywhere! My apartment was falling apart. Pieces of the ceiling, kitchen cabinets etc.. and the moto of the people of this building is "no problem".. Right.. Show less

Location is great. Pool is small and worthless. Gym is very basic. New management company is better than previous one. Security guards are friendly. Maintenance outside of unit is ok. Maintenance inside of unit depends on landlord. Finishing is poor. Balcony doors are very poor and allows noise and dust in. Water pressure is horrendous - two people more… cannot use the water at the same time. Closets are moist and smell bad in the winter. AC is very loud.Show less

Gym is really bad. What is annoying is that they tell you it will be updated in a few months, but they tell this to everyone...been here for 2 years and still nothing. Very unsafe and poor. Pool lounges need upgrade but over all the pool is nice. Needs to be more… cleaned more! Window cleaning is being done but it took over 2 year to be done. Looked very dirty for a long time! Maintenance is not consistent. Sometimes ok sometimes average and poor. Security guy is nice however security is very poor. Code for lobby doors do not work. Security is only present during the day but rest of the time no security. People can just walk in and use the pool. I have had a few instances where people just walk in my apartment saying they they were told wrong apt number. Always keep your door locked! Finishings are decent. A bit out dated now but decent. Over all the building is average. Good size, Good layout, decent finishing and location it still out weighed by poor and dirty facilities. The rent is at market value which is quite high, however if they took better care of this building and facilities I would say it worth it...but they don't and this apartment is definitely not value for money. I moved into my 1 BHK apt in April 2015. It has a total of 13 floors with 10 apts on each floor. Gym (separate for M,F) and pool are on top floor. Chiller is free in this building. Kitchen has enough storage space. Bedroom has space to move around more… after putting a king side bed and has cupboards. No balcony. Drawing cum dining room is spacious. House is well lit in daytime. Overall value for money.Show less

AC is always a problem and annoying false alarms at night time could wake you up.
The main problem of this building is the AC. We started living here since 2011 and until now, its still the main problem. The maintenance is not in-house unlike 2yrs ago so it will be very hard to schedule maintenance and you need to wait for a few days before more… it will be fixed. We are actually looking for another property to transfer when our contract ends. The only thing I like here is the convenience it gives like 24Hrs grocery, a lot of restaurants nearby, bank, and hospital.Show less

I liked living in Icon 1. I could see the sun rising every morning from the Jumeirah Islands. There is a Zoom that opened in the same building. If your guests can find a parking at the same cluster, they can park in a empty area very close to the more… building. There's also a Desco (the printing place) in the opposite building if you need to print something during the weekend. The security were friendly and some of them became like friends. If you don't have a car, it's a 20+ minutes walk to the metro.. which is not the best thing in the summer.Show less

The litter outside and ridiculous parking to front of building
When I first moved to this building (one of the first tenants) there was no 'real' roads into the building, was more like a sand pit, it has however improved and there are roads and walk paths. However parking facilities are awful! There are 2 office building near to this more… particular building and restaurants/carrefour supermarket/gym and there just isn't adequate parking, so outside the building is like a car yard! Cars park anywhere. You also have the problem of men putting the 'massage' cards on cars all day! People chuck these on the floor, so the whole of Tecom is littered! No green areas, closest place is the greens, 10 min walk. No parks for kids. 1 nursery in building next-door, which is great. Not by any means the best I've seen. No outdoors play area. The building itself is clean. However the gym facilities could be upgraded. And security are not always present, anyone could access gym & pool no probs! Lots of young tenants, my neighbours are especially loud at 4am when they return from the clubs! I've had people walk into my apartment drunk.. got the wrong door/floor! We've taken this up with the said neighbours directly (slight improvement!) Personally I wouldn't recommend anyone with a family to stay here, purely as there isn't much close by for kids. We are due to leave once the lease expires. And bear in mind landlord only goes 1 parking space and charges 5k for a second. There is literally no other choice except the sand out the front. Finishing in apartments is nice. The best I saw in Tecom when we moved into here in 2009. There is also a lot of little bugs which no matter what we do never go! Friends in same building have same problem. so must be the whole building. Mosque is almost finished behind the building. Swimming pool restrictions too (some day is women only timings) Metro is 10 mins walk, MOE 10 mins in car. Always taxi's available as building next door is emirates cabin crew. Living in Tecom 18 months now and I love the convenience of all the supermarkets (Geant and two Carrefours) within walking distance, laundry services, restaurants, cafes, hotel bars, nightclubs and late bars (rock bottoms) are all very close walking distance. Parking is free and plentiful both inside and outside the buildings more… own car park. Taxis are always passing so no need to book one. Building is well maintained and you always have 24/7 security and handymen. Unfortunately you do not have an outdoor pool facility - indoor only and the gym is lacking in functioning equipment. There is a building site across the road where they are currently constructing a mosque. Show less

The dangerous and slow lifts. The useless security. The smells on floor and parking corridors.
It is a shame to see one of the best located towers in Tecom being managed and maintained the way it is. The security just sits there. Expect daily massage cards, menus and flyers on your door. Water and filters salesmen ringing your doorbell at 9m, etc. The lifts are more… extra slow and so old. The walls are so thin, bad moulding and foul smells that never get addressed when maintenance is called. They just come and paint over it. The pool is almost unusable as it is too small for a twin tower of 60 floors between the two. Our floor is the last with a balcony. We have a breathless view of the Emirates Hills golf course but we dont dare enjoying it because first, the balcony is so tiny and second, because it has no ceiling. Every piece of garbage, glass, carton and cigarette butt lands on it as they are thrown by some of the horrible tenants. The list goes on, bottom line we cant wait to leave this building.Show less
