Small bedroom with not enough storage space, unexplained damp near the laundry room
You get what you pay for with Emaar properties in terms of service. The security is excellent and the buildings are finished to a higher standard than other companies.
Had a few issues with damp and electrics, but only minor and the elevators are almost always up and running.
Facilities are really good. Good pool - if a little small for the amount of space that's available. The view from the pool area is magnificent. It just gets a bit busy with the hotel apartments sharing it.
The gym is up there with the best, no complaints here at all.
The view is poor, but I live on a low floor facing SZR so it's to be expected, on the opposite side of the tower, the views are amazing. The balconies are also very small.
The location is 5 mins from the beach, with good access to the marina. Couldn't ask for much more really.
The building overall very high-end and it's been a pleasure living there for the last 2 years. It's just a shame about the small bedrooms.

I don't fully see what all the fuss (and extra $$$) is for Emaar buildings. The bathroom was tiny, very dark, and the roof leaked whenever the upstairs neighbors showered (or recreated scenes from Noah's ark) in their bathroom. Unlike most other 1-bed properties there isn't a guest bath, which is also a little odd (though I suppose not critical). Our specific unit also had a very strange ant problem, that 'allegedly' no other unit in the building has experienced. So if you left *any* food out in the kitchen for 5 minutes you'd be in trouble. We never threw any trash in our house and took everything to the central garbage chute on our floor (super annoying but again, not a dealbreaker for most people). At the end of the day I only paid ~AED110K/year (1 cheque) and the location and view are some of the best in the Marina. The amenities are also quite nice (awesome gym; decent pool but it's always crowded with the people from the Nurian apartments who are there vacationing). If you're willing to take the gamble (I think 80% of the apartments are probably totally fine) it's great --but try to check with the previous tenant where any pitfalls might be...

Pool relatively small, super small kitchen (fit for bachelor) and noise (stops at midnight and if you are above 20th its not an issue)
While Al Majara is not necessarily the newest Emaar development in Dubai Marina, it's one of the most respected developments in their portfolio.
The good
+ Excellent location
+ Unparalleled view of Dubai Marina + the beach behind JBR (If you have a corner 02 unit)
+ Very friendly concierge and security
+ One of the best community gyms in Marina
+ Active owners association really addressing issues: better way finding, storage facilities, enhancing gym...etc.
+ Easy access to Sheikh Zayed Road
The bad
- Traffic recently getting a bit worse but still bearable
- If you have a kid and you live on a low floor you might have an issue with Yacht Club noise (although they have a hard cut at midnight). Loudest nights Tuesday and Thursday
- Visitor parking almost always full but there's plenty of paid parking nearby
PS: I live in Majara 2 and have not been able to leave this community for anything else in the past 5 years

JLT is uninteresting but The Beach is really great and makes up for it!
Having recently moved to Dubai we love the positive approach and "can do" attitude! I am from Zimbabwe, my husband from England and we hope to stay here long term having bought our own home... The acceptance of diversity is fantastic as long as respect to custom is understood.

The complex is not neighborly
I think living in Al Majara is quite great. The buildings are always clean and well maintenanced. The facilities of gym and pool are a great plus. The only thing is when something is wrong at the apartment we would have to call our own maintenances even if a water pipe bursted in the apartment for old pipes. The building is quite old, and the flats would need a facelift, if you want to compare it to the newer Emaar buildings around the area.
Location is superb. Traffic is normal, and quite easy to get in and out. There are plenty of mini marts around, and walking distance to Marina Mall and JBR. The greatest thing is that you can go down the stairs to the Marina or walk for a few minutes to jump on the metro.

We moved in this apartment a few months ago, because we were expecting our first baby and we needed more space.
Let's start with the location: it's just amazing! Actually it's close to the beach (and the Beach / JBR with all the restaurants and cafes), less than 10mn walk from Marina Mall, there is a pharmacy right in front of the building, a Carrefour market less than 5mn walk, a lot of playing areas for kids, a nail salon 2mn walk (it can be helpful ladies!)... And the thing we like the most about the location is that we do not have to cope with the busy traffic in Marina (the other side of the bridge where there are the works for the tramway, JBR, Soufouh...).
Now regarding the apartment itself: the layout is amazing (really big living + dining room compared to the new buildings where you cannot put a decent dining table for 6), it has a looooot of cupboards, a balcony with a view on the Marina and the sea, it's very bright, and the bonus: the master bedroom has 2 walk-in closets! The thing we didn't like is the finishing, and as we are owners, we made some works (floor + kitchen + bathrooms)...
The swimming pool is very nice, it has a direct view on the Marina. The gym too, but sometimes it's too busy. There is also a Costa cafe in the building next to the gym (I don't know why they chose to display muffins at the door of the gym...)
The common areas are well maintained and clean.
The 2 things we really don't like about this building are: the 2 parking slots for the 3 bedrooms are positioned one behind the other, and the elevators are really toooo slow (you can drink a coffee and eat a muffin from Costa, after the gym).
