One of the best building in Al Furjan, I was at Roy Mediterranean after that at the Glamz, I already visited Murano but, East 40 is one of the best. Perfect isolation.

Everything is low quality
The building interiors are very low quality materials as I rented the flat for one year and ran away after one year. Even one day the ceiling fell down on our head. You will get too better flats in Dubai so I would like to recommend don't spend your money more… to struggle with their low quality interiors and materials. I don't want to give any star, unfortunately without at least one star it's not allowing to post.Show less

Discovery Pavilion is over the road, as is the bus stop.

Ineffective managers/contractors/developers
Poor design. Crumbling walls. Stinky drains. Constant A/C problems. Other tenants ignore rules of pool area etc and let their kids run wild in communal areas playing games, shouting and screaming and making a racket and mess. Violation of regs re. swimming area. Security ineffective and always out somewhere smoking. Poor communication between different departments more… and confusing system of contractors and sub contractors responsible for maintenance etc. I say 'responsible' when actually nobody takes any responsibility... No proper crossing to shopping centre and cars racing like they're on SZR. Show less

Fire alarm going off at random times
The apartment buildings are OK. They are relatively new and yet there are cracks on the walls already and there is a huge problem with the gas lines, as some flats including mine have had to sell their gas stoves and buy electric ones as the gas pipes are broken more… and have been broken for over 4 years already and have not been fixed still. We went an entire year without a stove because we were waiting for them to get fixed. Also the fire alarm goes off at any time of the day, including the middle of the night. It's better now that it use to be, but it was horrible!!! But the apartments are very spacious with large terrace and maids room and built in closets, and overall it has been a good experience. Our landlord has not raised our price for 2 years and its a great deal for all the space we have. Show less

I love the space!

We used to live in the Springs and our backyard is massive but the living and dining is quite small. Now that the rents are up we got a great deal in Al Furjan. I myself love it because the kids have a lot of space to run more… around in the house. The Kithen is just heaven!!! Large with a built in Kitchen Island!!! I just lovei t. Plus the beauty of it is , it is semi - open so I can see my little ones when theyre playing. The rooms are just right, and the community is beautiful, great small parks and great people! We are all glad we have moved to this community! :) Perfect for a new family like ours.Show less

No service elevator so bigger furniture has to be carried up the stairs. Max floors are 5 so not that much of an issue. You just have to have an agreement with the movers that they will get all the luggage up even if some items have to be carried up the stairs.
I shifted to Masaken Al Furjan apartment in March 2014 and so far my experience living here is absolutely wonderful. I am in a 3 bed room apartment which has an additional maids room with attached bathroom and a small laundry room. The master bedroom has the bathroom en-suite however more… the second bedroom and guest bedroom share a bathroom. I would have liked to see a bigger second bathroom. There is also a powder room for visiting guests who are not staying and it is extremely useful. You have the option of either using Gas or Electricity for your kitchen appliances. The garden in the middle of the apartments is excellent since it is closed and very children friendly. If you have kids, they would love it since it removes the element of being stuck in the apartment all day. There are barbeque areas as well with in the park. Swimming pool is excellent, gym is decent but you have to pay extra per month or 6 months or per year to use the facilities. If you buy the family membership it covers 2 adults and 2 children. If you have additional adults or children you have to pay extra on top. The buildings are low (maximum floors 5) so if you have a height issue this is ideal for you in that regards as well. The chiller is on the building so it is a huge saving on a monthly basis. Television, phone and internet provider in the buildings is due and frankly I preferred Etisalat but there is no way of getting a connection from them. Maintenance contract is with a private company and over all it is a Nakheel property. 3 bedroom apartments get two parking slots next to each other in the covered basement parking. There is plenty of parking outside with in the compound for visiting guests. The community is gated so over all very secure. There is one grocery store (just ok, nothing fancy) but still has everyday use things and they deliver at home as well. Although the service is not too good and there is a long wait period most of the time. There are two salons as well, one for men and one for women within the compound. Getting out is easy as there is a road open at the back going via the Furjan Villas hitting Sheikh Zayed. Coming in from Dubai direction is a challenge sometimes depending on the time of the day but manageable by going on ahead and then coming back in from Abu Dhabi direction. Ibn Batuta Mall GEANT is 3.5km if you walk, which is totally doable in good weather. Otherwise there is Discovery Pavilion around 800m in which there is a Geant Easy opening soon. So things will be even better. The rents are steep but in line with the over all rents in Dubai now. Availability is an issues since the apartments are in high demand and do not remain vacant. So you have to be swift to make a move as soon as you are shown a place. Build quality is good. Plenty of storage space with nice cupboards built in all three main rooms. The kitchen is decent size as well although open. I have heard that there are layouts with closed kitchens as well so totally depends on you what you want to go for. Over all, excellent community, Nice people living around, family oriented, great value for money, accessible, good for outdoor activities and absolutely clean. Only one draw back is that there is no service elevator and the regular elevators are small in case you have big furniture. The movers will have to carry the large furniture that does not fit in the elevators up the stairs. Good part is that the maximum floors are 5 so not too much of a way up even if you are living on the top floor :)Show less
