Great building but management staff is unfriendly and indifferent and maintenance issues are not sorted quickly. Clean, centrally located, laundry and dry cleaning facilities , eternity swimming pool, decent gym and squash court, no balcony, no cooking gas allowed, no pets allowed.

The barricades all along the creek path...
I love the building where I live. It is so well maintained. The location is perfect. Close to the metro station, shopping mall and church, not to forget the creek where I take my daily walks.

This building is close to Oud Metha Metro station, neat and clean place. I stayed here for 3 years, flats are spacious, balcony have either roadside view or garden view. My recommendation to go for higher floors.

Positives
Everything we need is around, no need to travel far.
Negatives
When there is event at Lamcy Plaza, it is very hard for your guest to find a parking nearby.
It is the best location we lived in for the past 7 years. The best real estate we ever transacted with. Fast repair service. Hallway and parking lot is maintained and cleaned everyday by the watchman. It is situated in the heart of the city, center to all more… places we usually go or work to in Dubai - 15minutes away to Bur Dubai for Bank transactions, 15minutes away from Deira, 5mins away from Dubai Mall via Al-Ain road, 20minutes walk to Zabeel park. Has accessible mode of transportation anytime - bus and taxi. If I feel bored in the house, I can go to spa, shop at Lamcy, eat at assorted restaurants around or just use the gym, sauna and swimming pool. Always safe to walk even at 2am in the morning. Police visibility every 20minutes.Show less

I lived in a 2 bed room apartment in a building next to Bikanerwala restaurant in Karama. Initially the maintenance and security system was top class. Password entry system, 24 hours security, neat and clean gym, childrens play area and swimming pool. 4 -5 years ago the management of the more… building changed and since then things have been different. The recreational floor that is the locker rooms, shower and steam rooms, gym, play area was broken down to make more flats. The pool area was re constructed to accommodate a gym and a pool. The floor occupied bachelors. Securities no longer showed professionalism, the security system was abandoned. This made a lot of families to move out of the building.Show less

Parking is really terrible. If its allowed to remove the garbage bins on the street just to have a parking for a small car.

The area surrounding the apartment building is a very calm area, with several Schools surrounding (GEMS, Alliance Francaise,…). There are equally 2 Hotels in the area (Dunes Hotels and Apartments and Movenpick Hotel), where we can go to have a dinner or a drink. The area is very close to more… Healthcare city and in Oud Metha there is the American Hospital. Oud Metha is a good area to live for people wanting to live on the new side of the creek, not willing to pay the big amounts you pay in Downtown Dubai, Dubai Marina, JLT and others, with close access to the WAFI mall, 10 minutes drive to the Dubai Mall, Deira City Centre, 5 minutes drive to Burjuman. The apartment itself is new as the building is open for inhabitants since April 2014. In the beginning we had some fixtures that had to be done on parts of the infrastructure (which is normal with new buildings), right now everything is fine. There is a rooftop pool, but nothing special as not practical and too small. There is a gym, but very limited in amount of equipment and the equipment that is there is rather more of the lower quality. The apartment where we are living has 2 bedrooms, 3 toilets of which 2 toilets in the 2 bathrooms (1 bathroom with shower, and 1 with a bath). Not so much light is coming into the apartment as it is situated to the West, so some sun/light towards the evening for 1 hour max. The people in the building are all friendly educated people working in the area. It is a place I would recommend in case you want to pay less rent, be close to the beginning of Sheikh Zayed Road and with close access to the Dubai Creek.Show less

With regards to our building accommodation, the location is great, near to Dubai Metro, Fish Market Karama, LULU Hypermarket, pharmacies, clinic, hospitals etc. One of my concern is the cleanliness within our building. Garbage room should not locate inside the building as cockroaches and other insects are playing around and worst more… is, increasing exponentially. All landlords should look the matter of cleanliness of their own buildings/properties. Secondly, children are playing on lobby creating noise, playing on parking area on the basement which is really dangerous. Some flats are overcrowded too, and obviously bachelors accommodating these flats. It is unfair when the cost of rents increases with same rates on all flats while your room is purely occupied by a family member. Lack of security is also my concern, because outsiders can enter the building without the knowledge of the caretaker. No CCTV, no guards, nothing at all. I am just thankful as I am in Dubai, one of the safest place on earth. But despite of the above, I appreciate the representative and the staff of Al Mansoori bldg., they are just simply accommodating and kind people. Show less

My building that I stay in Is in probably the best place a building should be in. Despite the fact that it has literally nothing other than a central AC, the building's community is Just amazing. The people living in the building are probably ones in no other. The Building more… is 10 minutes away from Burjuman Metro Station and Karama Metro Station on either side. The Building is close to almost everything you need such as McDonald's, KFC, Pizza Hut,3 Supermarkets, And Union Medical Centre. But the downside of the building is when it comes to cleanliness. The building has not been painted in say about 10 years (from observation). The building's parking is very dirty and probably never cleaned! The Building Has nothing other than a central AC. The parking by itself is very crowded. Show less

My residence, a place I love residing at. Bur Dubai, the heart of Dubai as it is often called, literally, due to its centralized location and close proximity from the metro station. It is extremely convenient location to be in, and easily accessible too. It is the most lively area more… to live in, especially during the Indian festival time - the entire street is lit up with colorful and vibrant lights and gives a true and nostalgic feel of India to every Indian residing here. There are a wide range of shops for all kinds of requirements one can have. Be it grocery shopping or getting an outfit stitched, everything is so accessible here and so easy to get. There are 24 hour groceries which also deliver to your doorstep till the wee hours of morning - which is something that is a luxury that is not offered in most of other areas of Dubai. Bur Dubai is little India for most of us. :-)Show less

Maintenance
I can say that the location got the highest score because it is close to everything! Supermarkets, malls, park, metro station and bus stations. I hope they would look at the maintenance on the flat though.

Al Raffa review, October 2014
Great community, bad maintainence

Positives
Neighbours, proximity to schools, room sizes
Negatives
Maintainence, no access to public transport
The New Gold Souk building is located on the Al Mina Road, opposite port Rashid. With ceiling to floor windows and few high rises around, most apartments here offer a good view. Facilities provided include a (very badly maintained) gym, decently maintained swimming pool, squash court and tennis court and more… a good outdoor playarea for the children. But for a few shops at the ground floor there are no shops or restaurants at walkable distance; however most shops in Mankhool deliver to this building. The building maintainence is horrible, with the landlord not providing for any repair. The community is very good and neighbours are friendly. It is a good pet and children friendly building. Bed Bugs :)
Building in Karama is most conveniently located in the midst of the city, 10-15 minute walk from Burjuman Metro Station. Specious room with kitchenette with Burj Khalifa far view. The price is affordable. It is located in the heart of the city hence everything is easily accessible and I must more… say it was just value for money. This excellent location is perfect for keen shoppers and diners alike, with easy access to some of the finest shops and boutiques in the city, and a wide range of restaurants, bars and cafes to enjoy. Positives
Close to the market and office place.
Negatives
Kitchen is not big enough.
All in all, the apartment is quite comfy with necessary amenities. The maintenance is good however building is not newly constructed. Peaceful neighbors and availability of shops nearby adds to the quality of life.
