A very good value for money for small budgets in the heart of Downtown. In downtown it's the cheapest tower. The apartments themselves are very nice and the layout is very good, geometric. The finishing is, of course, far from luxury, but clean and fair quality. The studio unit is more… very good. The rooftop pool is good enough to enjoy a bath when you need, but the temperature is not controlled, very hot in summer. Poor gym, but some machines. The tower security and maintenance are very efficient and always here to help day and night! There is some construction around but the windows are very good you can't hear a thing.Show less

Other people disrespect to residents
Been living there already for couple of years in the smallest one bedroom apartments which are separated from the entire building. Good thing - private, bad thing - business center just opposite door (loud conferences, guest walking around) nursery (oh God please!) and corridor where 90% of passengers has to more… walk through. Walls? - gypsum at best! Price? Don't even ask! Definitely not worth it! Pleased the developer to issue signs for keeping the silence in the residence area, but unfortunately no luck for that.Show less

The gymnasium is not free.
The best and central place to stay in Dubai.The biggest community in downtown with a boundary wall which makes the place so peaceful that it becomes easier for the resident to walk within the premises without any traffic. Also it has a souq which has all facilities like doctor clinic, more… pharmacy, super market, restaurant and a five star hotel. The gym is great(Fitness first platinum) but you have to pay for the same. As per the community they have 4 different pools in Al Manzil district, which makes it all the more better. Great place to stay.Show less

One of the most stylish and classiest regions in Dubai. You make a jump in the past living in these Arabic style residences. It's in close walking distance of Souk Al Bahar, Dubai Mall/Fountains/Burj Khalifa. The Old town is separated in Regions. Mine is Zaafaran and contains 1-bedroom apartments and more… is 4 floors hight. The rooms are pretty big and the furniture is colonial style. They contain a living room, separate kitchen with a washroom, a dressing , bedroom, bathroom with bath/toilet/lavabeau. It's a piece of Green in the city of sand, with nice trees in every yard on the ground floor. Thanks to all the trees, there are a lot of birds around, what gives it a suburban feeling. The pool is one of the best I've seen so far. surrounded by palm trees, nice cool (but not cold) temperature and, even though the population is big, there are always sofa's available.Show less

The building is made by Emaar Properties with 24/7 Security and fantastic maintenance. The building has a 2 nice pools, gyms, squash courts and basket ball courts. The building is very close to Dubai Mall and the downtown area. Every apartment has a parking space. Nursery and park is at more… a walking distance. The neighbors are good and polite. No noises. I've been living in the apartment for last 2 years. Except for the high rental, the place is fantastic. Show less

The one bedroom we lived in was located on the third level so we had neighbours above us. Very noisy with traffic and now there is a mosque open right next door. The walls were very thin and we had many sleepless nights from our neighbours above, beside and below more… us. We are non-smokers so we did not appreciate the smell of smoke that often came in through the central air system as people often smoked in their apartment and the fire alarm rang regularly at all hours of the day. The apartment had a small balcony and the Arabic design features was beautiful. Show less

Its almost been an year in Dubai and Southridge for me. I looked around quite a few apartment complexes in downtown before settling in for Southridge. I must confess that I am very happy with the Emaar facility and would stay on this year as well. The area is very more… peaceful yet very close to all the action (Boulevard, Fountains, Souk Al Bahar and Dubai Mall). As my office is in Business Bay the location is almost perfect for me. The gym and sporting facilities are very well kept. Huge garden area in front of the buildings is really soothing. All in all a fab place.Show less

For Dowtown Dubai, the worst place to stay
To bad that this tower is the most dirty and in very bad condition. How can you build a kitchen without a drawer ? How can everything be broken, lights not working, entrance to the garage most of the time not working, over 6 month 50% of the elevator not more… working. But what do you expect with neighbours just putting their dinner rests in front of their apartment not even in a closed bag. The worst experience living in Dubai Downtown, home come in such a important living area this kind of poor standard is offered ? Even on the 15 floor you can listen to people on the street with closed window, how come ?Show less

The quality of the apartment and also appliance is top, nothing to complain. With a nice area for public BBQ, swimming pool and gym including showering area and locker room is very good. Someone did not forget about guest parking, what a problem in Dubai. But not here, guests are more… welcome and also from the garage you have an intercom. Show less

The flat itself is ok. The building however is not of very high quality. Finishes are poor. Car park is filthy. AC is really loud and doesnt work very well in hot summer months. No possibility for a washing mashine

If you have kids... it will tough to find friends as there are not many of them around.
Read the other review and don't really agree. Traffic - yes, construction may be a problem along with weekend folks on the boulevard. However Emaar has built a few new roundabouts and it's very easy to get into the parking from behind Old Town / Business Bay. Especially if you know more… the shortcuts. Parking - there's fairly big guest parking available at Qamardeen and two at Al Manzil districts (Old Town is split into these two parts). Absolutely no issues here. Territory & buildings - something that most people fell in love with immediately. Low rise beautifully landscaped buildings with plenty of different pools. Actually feels like hotel on vacation. Very friendly neighbours and staff. Apartments on G floor have their own gardens. Inside the apartments it may be a bit dark but saves from the heat. Finishing is a bit worse than you would expect. Especially cooling system - it can't really keep the set temperature, feels more like AC not climate control. On the other hand it rarely gets hot even in summer. Apartment layouts are very different - you need to spend some time to understand which one you'd prefer while searching for one. Some have spacious living rooms while some are quite awkward and narrow. There are few small shops in a short walking distance (e.g. Spinneys, Carrefour), as well as Dubai Mall. You'll soon be bored with Fountains due to their close proximity. :))) Schools/nurseries - there are no schools around. However there's a nursery in Old Town and several good ones in the nearby buildings.Show less

I moved in a few months ago after living in the Marina for a couple of years. Having moved I can see a remarkable difference in quality be it in construction, service of security and conceirge or ease of access. We moved to this building about 6 months ago. It's excellent!!! It's perfect for us or any small family of 3-4 people max I'd say and it has 1, 2, 3 bedrooms only. We are just a couple and we have 2 bed 2 full bath. The master has more… an awesome ocean sunset view and the tv room+guest room has the sun rise views plus the great Dubai water fountain + full Burj Khalifa view. And in 1 year we'll be steps away from the great new OPERA house :) The finishing of the place is top line; great flooring and wood. Great sealing windows/doors. This is the only building in the area that has a lap pool+regular pool+kids pool. Security is perfect and location too: Spineys right across the street and it's surrounded by saloons; souks; all kinds of cuisines and a Platinum Fitness First Gym for those who care. It's 10 min drive to the Marine Beach Resort &SPA + Jumeirah 1 public beach. The most important thing for me; that made me chose this place was it is brand NEW. It's newer than Burj Khalifa; so it has no bad smells and everything works great :) I love this place!!!!Show less

The perfect area for us, a couple with a small dog and no children. Walking distance to Dubai Mall, Burj Khalifa and all the facilities along the boulevard. Spectacular views of Burj Khalifa from our terrace, amazing when there are fireworks, like NYE.

We looked at all the downtown buildings while searching for an apartment. 29 Boulevard is clearly the best. We were specifically searching for a high floor, good finishing and big windows. Our apartment is on the 43rd floor and the view is breathtaking. All the other buildings seem very small more… from here. We have two big balconies and from one of them we can see the fountain every evening. Another good part is that we have a separate guest bathroom and not so many one bedrooms can offer that. If you have been on the boulevard then you know how nice and lively it is in the evening. You see a lot of people walking with the children, spouses or pets. Some joggers and bikers. The traffic is much better than in Marina, SZR or JLT. The only thing I dont like is that there is only one small Shinnies downstairs and it is very expensive. So for the groceries we have to drive to a bigger supermarket in Jumeirah or Waitrose in Dubai Mall. Show less
We looked at all the downtown buildings while searching for an apartment. 29 Boulevard is clearly the best. We were specifically searching for a high floor, good finishing and big windows. Our apartment is on the 43rd floor and the view is breathtaking. All the other buildings seem very small from here. We have two big balconies and from one of them we can see the fountain every evening. Another good part is that we have a separate guest bathroom and not so many one bedrooms can offer that. Excellent building, friendly people, ambiance very good. Situated in the heart of the city, Downtown is one of the best areas to live in for bachelors. Lots of light, spacious, great view. Perfect for the people who are use to of a trendy, upbeat, hustle and bustle of the town. The more… view is something to die for and its breathtaking. I have attached a picture from my balcony for a better understanding. Great value for money. You are close to all the necessitates needed and the best things is 24 hrs Carrefour, number of restaurants and a new trendy gym called Fly Wheel. Show less

Floor of swimming pool is too slippery and dangerous for little kids
We have lived here for 2 months now and absolutely love it. The location is perfect and the view AMAZING! We are in tower 5 and our terrace has a view on the right at the swimming pool and the front at the Burj Khalifa/Al Manzil district, which more… lights up beautifully at night. I love that the apt has a lot of daylight and high ceilings. The park in front is super, very childfriendly area, we live here with 15 month old boy who goes to the nursery just downstairs (Great nursery: Jumeirah International Nurseries - South Ridge Branch). There is a play area outside and inside. They gym is big and offers a wide selection of gym equipment.Show less

Conveniently located by the Dubai Mall with a Spinney's supermarket at tower 1. Squash courts available for hire in tower 4. Many restaurants at walking distance along the Boulevard. The green space is fantastic out the front.

Neihborhood feels like abandoned
I have been living in Zanzabeel for almost 3 years. First, I must say that in general, I was happy here: the neighborhood is really beautiful, our apartment too, everything is very close, included good restaurants or more simple ones, Dubai Mall, etc. And you can WALK. We are a more… community of people who wants to WALK and we don't like driving the car for every little thing. Zanzabeel is in the "Qamardeen" side of Old town and unfortunately, the features are pretty less good than in the other side (al Manzil with Yansoon, Reehan and Zaffaran). 1. The beautiful souk never opened. Since 3 years, we are waiting for that, and there's absolutely nothing in it. It means we must take the car / walk to the other side for every single thing. Not a big deal, would you say, but it is, if you rented / bought a flat thinking that you'll have a small spinneys nearby. 2. This means that the souk is barely cleaned, actually we have pieces of glass and dog leftovers for days and weeks in it. 3. If you have children and you need to use your stroller, you HAVE TO cross the dirty -empty souk. Honestly, I don't let my daughter walk in it, because I'm afraid if she falls, she'll have plenty of piece of glass mixed with dog poo in her wounds. 4. The access to Zanzabeel next to Vida Hotel became absolutely dangerous, especially with children. Cars are coming from everywhere, nobody ever understood why they changed everything over there, if it was better before. 5. Other access is dangerous to and the sidewalk is approx. 50 cm large, you can barely pass with a stroller, then you have to cross between all the cars coming for the parking. 6. There used to be a nursery what they closed, telling us that its building was for community purpose, as a gym for example. It was left empty with light on 24h/24h, then they finally rented it for Vida hotel. What isn't really serving the community. 7. THERE'S NO KID'S POOL!!!!!! There was one, it's broken since 2 years and nobody seems to care about it. We are actually crossing the road and going to the other side of Old town for their kids pool. 8. The new Mosque is definitely audible. 9. There are 2 high building constructions right next to Zanzabeel - what means AT LEAST 1 1/2 years of noise ALL THIS MEANS THAT IT ISN'T REALLY THE THING IT SEEMS LIKE: YOU JUST CAN'T REALLY WALK AROUND AS YOU WANTED, BECAUSE EVERYTHING YOU NEED ON DAILY BASIS (spinneys, nursery, pharmacy, kid's pool) IS ABOUT 15 MIN WALK FROM YOUR HOUSE. WHAT IS MUCH FROM APRIL UNTIL DECEMBER!!! Above all these problems, rents are almost as high as in Yansoon, Zaffaran or Reehan - but they have lots more of facilities. This is really not right and the developer should really rethink about this neighborhood. Especially because with all these noise we didn't have one year ago, almost everybody is leaving. Landlords, owners must be really upset of all these crazy and let's say, not really intelligent decisions about Qamardeen and neighborhood. Two positive thing, the flats and the pools are really beautiful. And you are still very close to everything, even though the Qamardeen souk is empty.Show less

It is all in the title. When I was a bachelor it was one of the finest places I could ever dream of living in. That was because my needs as a single person were different. After getting married, what I used to feel heaven became such a horrible place. more… To name some, the space is too small for a couple. Going to the grocery shop became a daily hustle as you need to go all the way down to the basement take your car... exit... find a parking etc. Also lots of events take place in the downtown through out the year, and the traffic will be blocked period. Without mentioning that daily you need at least 20 minutes to wait at the traffic lights because of the many coffee shops, the Dubai Mall... etc. Bottom line: If you are a single, you'll enjoy it. If you have kids... don't even think about it.Show less

We loved living in Downtown but there were rats in the Old Town Buildings. Complaints to the developer were useless as they kept saying it was a landlord issue. Unfortunately the rats were in the public corridors ceilings - we had several die when we were there. Also getting into/out more… of the old town area is a nightmare during the evenings. It would take me 20min to get to work and over an hour to get home. Show less

The apartment itself is lovely, however the developer delivers a poor service given the maintenance fees which we pay them. Currently our pool has been closed for one month for 'annual maintenance'. Cleaning of the external windows is very haphazard and despite complaining to the developer the dirt/dust was more… actually falling off the windows down into the restaurant area below. Visitor parking is very poor and they allow cars park in the main access route with little or no control.Show less

Burj Views is a real nice residence as it's close to Dubai Mall, got a supermarket, coffee shop and restaurants in the buildings itself and it also has a grass area close to it (near South Ridge). The only problem is the view and construction in the backside of it. more… A lot of noise coming from that construction since years. And now there is even a high way that is loud and the windows are not equipped to block that much of a noise.Show less
