We’ve been in this building for 4 years. If you want to live in Downtown without breaking your pocket, this building is for you. Burj Al Nujoom is one of the cheapest buildings that you can find in the Downtown area which is near the commercial establishments especially Dubai Mall. Also, there is a nearby grocery store (Carrefour) which is very convenient and located just a few meters away from the building.
The downside though is, with the cheap price, don’t expect first class amenities. One problem that we’ve been dealing during our stay is the A/C especially in the bedrooms. Its either you will need to buy a separate A/C or electric fan if you want to feel comfortable in the summer season. There are also occasional smells coming out of the A/C.

I've lived in the same apartment since 2008 and have slowly seen the degradation of the area and those living in it. It would appear that everyone living in the block now needs to move their furniture every night around their room. It seems they need to wait until 10pm to start drilling and doing their DIY. The hard surfaces create unacceptable noise levels.
If your single and party all the time it's probably for you as you will no doubtledly be able to sleep through the noise! Or even join your neighbours!
Parking is terrible, you get your spot but if you have more then one car, be aware paid parking is everywhere and theyr have even spent 1000s drilling the car park floors and erecting bollards in spaces not being paid for (65%of parking is unused!)
The smells that eminate through the ventilation system is a mystery, onions, drains you name it, however the excellent maintenance men will usually advice you to close of the vents as a great solution.
No free gym is shocking, your paying best part of £33000 a year for a two bed apartment, it's not New York or London!

Being living in this building for 5 years, I am happy with the building facilities like swimming pools (2 nos), gym, movie theatre and etc. The location is great as walking distance to Metro Station and Dubai Mall. Neighbours are great too by mixed nationalities. However, the traffic is not that great, when you exit from the building to SZR, you will pass at least 8 traffic lights, which means it will takes approximate 20mins to get out of the downtown area if NO traffic. The downside of the apartment furnishing is the water heater, your toilet will be floated if not switch off after used, the AC control is not that great (fixed temperature) no matter how you try to adjust the temperature.
The most annoying thing is the visitors of both restaurants downstairs, the uncivilized behaviour of the restaurant visitors constantly blocking the entrance and exit of the building, illegally parking inside and outside the building. Conclusion, if you have car, there are many choices in downtown area with similar facilities. If you have no car, this building is suitable for you.

There's not much wrong with Boulevard Central, especially the location, and the staff are very friendly. There is not much sun at the pool which means the water is chilly, and the equipment used (Teka) is of a very pool quality. However my specific issues revolves around the landlord. The apartment was handed over uncleaned and not painted. It was only later that I had the AC ducts cleaned and the guys told me it hadn't been done in at least three or four years and I was breathing in dust and toxins. There was a crack in the stove top and holes in the walls from the curtain rails of the previous tenant. Cracks also started to appear in the walls and the dishwasher would take generally two washes to get items clean. After six months the washing machine stopped working entirely. It took three months for the landlord's representative to get this fixed during which time I had to sent my clothes out to dry clean. At one point water seeped in through the wall into a plug socket short circuiting the electricity. The representatives response was that she was travelling and couldn't do anything about it. At this time there was no power in the house at all! In the end I called and paid for an electrician who at least isolated the issue so I could get most of the power back on. Upon leaving, as I had fully expected, the representative called me after a week and started trying to blame many of these original issues on me. She also said I left the place "dirty" which was utterly untrue as I oversaw the final clean myself. Take this flat if you don't mind being insulted and are willing to pay for all the repairs yourself, otherwise there are plenty of better places for the same price in the area.

I have lived in Burj Views for 5 years.
The excellent - it is set back from the Boulevard and there's a 'back-way' out to the 44/Al Khail which allows me to avoid a lot of traffic. There is a 'splash pool' as well as a pool in which I can do laps - roughly 20m length. Because there is a Flywheel there is great outdoor visitor parking. Flywheel is an excellent thing to have just downstairs, as is the Clinton St. Bakery, 24 hour Carrefour (cheaper than Spinneys which a lot of people have downstairs in their buildings downtown), Carribou, African & Eastern etc. Burj Views is also walking distance from the Dubai Mall/Boulevard etc. Depending on the lay-out you can expect a double sink in the ensuite bathroom which is useful if you life in a 1 bed as a couple.
The good - in contrast to other buildings the kitchen space is decent, large for a 1 bedroom, and I like the amount of counter and storage space there is. There is also a mini utility room, big enough for the washing machine and I'm able to squeeze in clothes-drying racks, ironing board, broom etc. I've got shelving on top of the washing machine, so this 'room' doubles as a closet.
The bad - depending on the layout of your flat (mine has a living room close to the front door) you can hear everything that goes on in the hallways - lifts pinging, people coming in and out of their apartments. I may have been particularly sensitive to this as there was a shrieking 2 year old next door. There's also some noise from downtown party people.
People also complain that the kitchen cabinets break easily and are difficult to replace, although I've been lucky/have handled them carefully and haven't had major issues here. The whole building in general is ageing faster than it should, errors were made in some of the electrical wiring (so placement of light switches is counter-intuitive/they control the wrong lights). The gym also has maintenance issues, lots of out of service equipment (broken eliptical trainers, treadmills that are out of commission, missing grips on weight machines etc.). I have bad water pressure, not sure if that's just me.

You can't go wrong with Downtown apartments that are built by Emaar. Top maintnenace, security, easy access. Apart from that, people are very classy and friendly. The gym is one of the best across all Dubai & the safety measures are all in place. Although I've lived around almost all across dubai (I was born here), I would never think of moving out of Downtown especially during the months between Nov & May as it becomes very lively!

Brand new 2BR apartment on a fairly low floor. Neighbourhood quite empty (back then). Finishings one of the best in town, kitchen is fully equipped. Gym was world class, however the swimming pool is not aligned for swimming.

The layouts of the two bedroom are not okay comparing with other buildings in Southridge for instance. The developer squeezed every square inch inside. The master bedroom area is okay, but the master toilet is a mini toilet. The second bedroom is very small where you have almost no space to swing the wardrobe doors if you decide to install a double bed. The finishing materials inside are poor and cheap and the building maintenance is horrible, they just demonstrate they don't have enough know how when it comes to emergencies. Worst comes to worst, the swimming pool has a nice area but with a super freezing cold water temperature. The cost of living in this community is extremely overpriced!!!

Very nice building from Emaar, maintenance is good and amenities excellent. Pool in summer is a bit cold for my taste. Good for bachelors. Carrefour 24/7 at ground level as well as African+Eastern.
All 1bed room are facing business bay which have a few building under construction, hence noisy and poor view. 2 bed rooms are facing Burj Khalifa.
Podium have wide layouts, if you like more space compared to better view choose that one.
Reaching there throught Al Khail road/business bay is great, you avoid all traffic jam to Dubai Mall during public holidays.
Poor side are finishing and original plumbing, time to time appears some leaks in corridors. Anyway immediately painted. Car park outside for guests is always full. Kitchen are good but cupboard have weak hinges and most of them are broken, check them out and consider that are not easy at all to repair.

This is a lovely place to live. Very peaceful with only the occasional sports car racing and revving around the nearby Business Bay roads. The facilities are of a high standard, with two good sized pools and a gym, squash courts, badminton courts. It also has a function room and business center available to residents. The external areas are well maintained and it has two Parks outside which have been earmarked to be developed into Kindergarden and Primary education facilities when the Downtown population requires them.

The apartment building is in an incredible location and the rent is cheaper than the surrounding buildings. However, those are the only 2 positives.
The smell from the sewer is unberable most days as it constantly smells like the toilets are backing up. I have had to buy many candles over the last year.
The water pressure is almost nonexistent. If someone else on your floor is running water you will not be able to use the showerhead.
The AC system doesnt have exact settings and is extremely loud!
Spend a little bit more money and look at a different building

Sewer gas smell, mold health issues
We are counting the days until the lease is over. We rented the place because of its location and the size and layout of the 3 bed plus maids and study but we wish we had not. The kitchen was so bad we had to replace it ourselves. There was no electricity hookup for the oven and we were told by maintenance to use an extension cord. They forgot the gas lines, so they are exposed outside the tile in the kitchen. There was no drain or place for a dishwasher, so we had to add these ourselves. The fire alarms often go off, making the elevators stop working. The ventilation and a/c systems are incorrectly installed and spread mold throughout the apartment so my husband's and children's asthma is unbearable. The worse problem is that the plumbing drainage is incorrectly done so a disgusting sewer gas spreads throughout the apartment, and we smell it in our sleep. The landlords argue that the problems should be fixed by the developer and the maintenance says problems should be fixed by the landlords so nothing gets fixed. Our landlord actually wanted us to go to RERA so that he would not have to finance a RERA case himself. (We chose not to, as that would require an additional 8,000 AED deposit on our part.) Run, don't walk, away from this building.

BUT, there is construction that just started in the land in front of the building, unfortunately the full Burj view will be blocked by the new buildings being constructed.
It gets noisy, but bearable .

A really nice building in Downtown Dubai, it is not directly on the boulevard which makes it a bit more peaceful. Our apartment doesn't face Burj Khalifa but we still like the view towards Business Bay. The small grocery store under the building is very convenient, plus Souk Al Bahar and Dubai Mall is just a stones throw away in case we need anything more.

The view and the big balconies

The construction starting all around
It's a very good tower. The apartments really feel like a cosy little home. The 1 bedroom + study are very pleasant and the balcony is the biggest I have seen in Dubai for a one bedroom (corner units). The facilities are very good as weel.
The only problem is that they are starting a lot of construction around. It can be ok, but recently they don't pay attention to the night works they do, they were using 4 jackhammers the past nights :-( Just good to know before you sign.
