Great Location, Terrible Landlord

I lived in my tiny 400sq'ft studio apartment for three years. In those three years I only used the pool once (though it was really lovely) mainly because the apartments overlook it and I didn't want to be looked at :) Another thing I think it important to note is more… that my apartment was next the the elevator, which is fine but I could hear every single person walking past, especially those neighbours who would allow their children to run up and down the corridors screaming at 2am everyday when I had to wake up at 7 for work. (Besides those terrible neighbours all the others were ok, but I could still hear everyone walking up and down like the walls were paper thin :( ) The main reason I am writing this is to warn others that the building is not being properly maintained especially when in regards to the Air Conditioning. Towards the end of my tenure there I was paying from my own pocket to get it repaired 2-3 times a month in the heat of the summer. The landlord and real estate agent to this day haven't paid me back even though I logged a complaint with the DLD. If only I didn't have to deal with a horrible agent and landlord who wouldn't pay for the maintenance, and if the paper walls weren't so thin I would've never moved out. I loved the layout of the apartment (it was triangular rather than square shaped and had a tiny room for the washing machine.) and initially wanted to purchase it and told the agent twice but don't know why they never followed up with the opportunity !Show less

Reasonable price for good location

Apartments are too small, gym not ready, gas (for cooking) still not provided
As the building is pretty new and some apartments still under construction it is a little noisy at times, but this is just temporary. A big downside is the gym still not being ready (after nearly a year). Other than that I cannot complain: neighbours (mainly European and American) are more… super friendly, and fast access to the highway is provided which allows you to reach to all major landmarks, such as malls, etc. within only 20 minutes, however if you do not have a car there are no alternatives to get to the city.Show less

The closest supermarket is a drive away
I currently live here, this place is very calm and friendly, theres a nice park facing the building which is also part of the view from the balcony. Theres no traffic at all which is the best thing for me. Nice facilities for what you pay; I think its a more… great value for money. The only downside I encountered was the fact there is no supermarket in this building nor in the buildings beside us, I should either drive to the nearest supermarket which happens to be few streets away (within JVC) or call the supermarket for delivery.Show less

I pretty much like it, it is still a new area so its quiet, clean, and there is no traffic, however there are nearby shops and you should have a car, if not, the taxi is the only way out of there... They should do something about the view in more… front of the building, copula of trees would be just fine :) And the swimming pool is stupid, good size but half of your body will be out of the water while sitting :/ Overall its good value for money and it can be improved by time. The new management is good but strict as well.Show less

Wish we'd moved somewhere else

Lack of community feel, roads, build quality
We moved here in August and are regretting our decision. While there are some positives, we do not feel like we're getting value for our money. 1. The community: JVC is still very much a building site. It's dusty with very little greenery, ugly construction fences are everywhere (and most are more… falling down), and sand is not removed from the roads. The roads are falling apart, and there are countless intersections with NO STOP SIGNS! What?! How is that even allowed? People drive like muppets and accidents are extremely common. There is absolutely no security anywhere, and brochures pile up on my doorstep and massage cards on my car. Every time I leave my house I have workers staring at me, which makes me feel very uncomfortable. People across the street have a dog which yaps incessantly at all hours which means nobody on our street gets any sleep. Although there is designated street parking, people ditch their cars wherever they see fit which is an eyesore and causes accessibility issues. 2. The villa: The villa is a decent size (about 1,800 sq. ft.) with a pretty good layout. It's got a tiny garden out front and a small garage out back. Although the building is fairly new, the finishes are extremely outdated and VERY cheap. Build quality is horrific. Our first week in the place we had a power surge which knocked out all our appliances (we had to replace all the fuses), no water for 2 days (because the water pump was knocked out), the garage door stopped working, and we had a flood in the laundry room. We had to rearrange our furniture in the master bedroom because the floor is not level. The floor tiles are heavily marked (the only previous tenant was only there for 1 year). We had to put foam around the front door because of a huge gap between the door and the frame. Our upstairs AC barely worked when we moved in, and we found out it was because there was a huge gap between the compressor and the wall! The kitchen layout is terrible, and the sink is tiny and barely accessible. 3. Location: great - very central and not much traffic to contend with. If only they'd give us more exits... We feel very fortunate to have excellent landlords who have been extremely helpful with all of our issues. We'd love to keep them as landlords but just can't stomach the thought of staying in this place beyond one year. Show less
