Good: Honestly one of the more decent buildings in Tecom. We were the first tenants in our apartment unit so we consider it our baby. For our 1br's price though I wish we had 2 toilets. Some units do but at the expense of not having installed cabinets w/c we prioritized. more… Layout is nice & our bedroom is quite big compared to other units we've seen. Neighbors are a mix of nationalities & backgrounds. We're very comfortable here. Ample parking space for visitors, too. Maintenance is swift. Our watchman Harry seems to be always on top of things. We also have our own supermarket downstairs. Bad: Pool is decent but some of the gym equipments are obviously 2nd hand. Also the tenants below the gym kept complaining abt the noise so the gym is now only til 10pm w/c is a bummer coz i work out at night. Now I have to drive 5min to the gym. Also gotta pay extra for cooling (Emicool). Overall, the building is lowkey but it surely serves its purpose.Show less

The issue with the smell in the cabinets
I live in Madison for 3 year now. Security, maintenance and cleaning staff doing great job and property is well taken care of. There is an issue with the smell in the cabinets - linked to the poorly designed waste pipes in the walls (I was told). It require a more… bit of extra care. Cabinets are relatively basic. My studio has 62m2 and that's the best part. Unfortunately the windows and doors are poorly isolated/chosen. I had to ask neighbors to keep quiet at few occasions in the middle of the night if they decided to make a party on the balcony next to mine or when discussing life hardship in the common areas (also in the middle of the night). With the rent prices dropping down, I see interesting type of people moving in. Swimming pool is anecdotal, gym is basic but it is clean and has a range of basic, good equipment. I would definitely recommend it - if you look for a good value for money property in Tecom, next to the metro station.Show less

It is worst experience staying in tiger building. I was moving my furniture just 1 item. And I also have move-in form. But it was not stamp by management office. They should give me a stamp form. How should I know that it has to be stamp. They given more… me the form to move-in and keep it. When late night when I my pickup arrive with furniture. Their security guard denied to move-in because it was not stamp. I explained him it was given by their management office and they not stamp. It was very late night. After requesting for an hour still that guy not allowed me to move in the furniture. And I have leave it outside the building. They not allowed to take your own furniture inside. Their behavior is worst and it as 11 pm at night. Another guy move out some furniture and that security guard not told him anything and allowed him to move out WITHOUT form.Show less

Springs 7 is a great place to live if you want to live in an affordable villa that is close to town but far enough out that you don't have traffic issues. Well maintained common areas and completed development mean its great. Nice lake and perfect if you own dogs like more… we do.Show less

Slightly higher rent than furjan and other neighbouring areas but the greenery makes up for it. The interiors are worn down. Bathroom fixtures are very outdated. Expect a lot of issues while moving in which can be fixed within a week. Pest issues due to the greenery. Pool more… is decent.Show less

The security is nice. Stayed for 2 years but the noise of SZR made us move. It was not easy to sleep coz of the continuous noise. Walls are quite thin, could hear the neighbours( fam with kids). If someone would sleep in livingroom you would wake up coz of more… the neighbours voices. We were lucky that one of the apartments next door was vacant for almost the whole time living there. The a/c is not strong for dubai humidity. The bedsheets were damp during summer and humidity in apart was over 80%. Like apparently all the bldgs in jlt ppl leave garbage next to garbage chute however luckly no cockroaches. Otherwise 2 supermarkets downstairs and park. All in all an ok bldg. If the a/c was strong enough i will reconsider the bldg again to move in.Show less

I've been living in Dubai for 10 years and JLT for 6 years, and Saba 3 is our 5th tower. To be clear, this is by far the best tower that we've lived in. From our apt, we have awesome firework view of Marina skyline, 5 mins walk in the more… shade to the metro, rooftop pool, huge park for kid and awesome selection of food downstair. The management company is honestly bad. They do not return phone calls and are not interested in helping the tenants. Lived there for 6 years because it is close to my job, and by law I should get fresh paint after three years, but they never did it. more… They will try to take your deposit. I moved out 1 month ago and until now they did not return my deposit. Now they are ignoring my emails. Too bad that I had to tolerate the cockroaches all over the building for 6 years. So glad I am finally out of there.Show less

This building had one of the most annoying elevators I have ever had the experience of using, extremely slow and poor quality. The layout of our unit was nice, the kitchen was large, and the unit was very bright. However, AC was an issue at times and the landlord more… wasn't helpful at all. Building amenities are poor. Gym and pool are sufficient if you're not picky however. Good luck accessing the building during cricket game season, as the next door stadium was poorly designed to handle large influxes of people.Show less

GOOD: Nice building and location. Landscaped surrounding, pond surrounded by jogging track, cycle track etc. Large swimming pool, good gym, sauna, steam. BAD: The room area is very small for almost all apartments especially studio. Total floor area is 375sq. f. average. No working space in the open kitchen. I'm not more… sure about the build quality as I required some repairs in bathroom fittings in 1st year itself.Show less

The appartments are nice with good view. But its the management that are the big issue. They are unprofessional and dont know the first thing about beeing "community" managers. But thats what you get when you hire children to get a job done. Also security is one of the worst more… in JLT. The pool is on 15th floor and doesnt get any sunglisb. And parking is a huge issue. Save your money and move to cluster O or Y.Show less

We didn't face any problem in the apartment or in the tower since we moved in. The apartment has a panoramic view and that was one of the main reasons that made us choose this tower. The kitchen layout is great.The security are very helpful and friendly. You barely hear more… any noise from outside and there is no loud neighbours or children screaming. It is a pet friendly neighborhood and near to everything: pharmacies, supermarkets, malls... The advantage of cluster A is that there is no traffic and it has an easy access to SZR, Al khail, and Mohammad bin Zayed Road. I recommend this tower.Show less

This place is excellent to live with nearby transportation like trams and metros. The marina walk is blissful. Really enjoyed living here. Opposite to the building there was some construction happening for parks and water taxis. Once the project is completed, i'm sure the place is good enough and value more… for money to live in.Show less

Apartment is very spacious with good layout, big balcony and excellent finishing, with modern bathrooms. The best thing is that isolation is very good and I barely use AC even during the summer. Also I love this building because it has the best facilities, big and well equipped gym and huge more… swimming pool. Location of the building is also the best, it is in the Center of JVC, which is very quiet, in the building we have tailor shop, laundry shop, gents saloon, West Zone supermarket and soon will be opening ladies saloon and coffee shop, and 350 meters from the building there is a nursery. I live here few years. The building is really elegant and clean. The apartments are spacious and nice. The facilities are really enjoyable (pool, gym, party room with billiard, ping-pong table etc.) And as the previous reviewer the only thing I can complain of is the security and building management. more… Our pipes exploded twice in one year. First time we were luckily home. The water destroyed all our kitchen equipments (we had to buy everything new). We wrote a message to the manager about the situation - she never replied. So it's only one way contact. Pool is till 9.00pm however from 8.30 they are going to switch off the lights while you are swimming and tell you that they are closing (30 minutes before) & stare at you until you leave the water. I live here few years. The building is really elegant and clean. The apartments are spacious and nice. The facilities are really enjoyable (pool, gym, party room with billiard, ping-pong table etc.) And as the previous reviewer the only thing I can complain of is the security and building management. Our pipes exploded twice in one year. First time we were luckily home. The water destroyed all our kitchen equipments (we had to buy everything new). We wrote a message to the manager about the situation - she never replied. So it's only one way contact. We have been living in Two Towers building since mid 2014 until end of 2016. This is definitely one of the best quality of freehold buildings in Dubai. There is also 24 hours supermarket, restaurants and salons located in the building on the ground level, more… which is really convenient. Building is well maintained by the their own maintenance team and all calls for repairs / emergencies had been attended promptly. All common areas are properly looked after. Spacious gym and nice pool. The metro station is 15 minutes away by walk, though you have to walk through the sandy area. Overall, I would personally highly recommend this building. Show less

The building is only 4 years old and is already falling to pieces. Massive problems with leaks throughout the building and also in the hotel. Leaks from ceilings, in the walls and from the a/c. So property is damp and issues with mould. Building management and more… maintenance don't care as there are so many issues they are just inundated. People in the building leave pets alone to howl and bark day and night. Building management do nothing as building is "pet friendly" - shame it is not resident friendly. Such a shame as the apartment itself is huge with a massive balcony. I cannot wait to move out when my lease is up!Show less

We have been living in this building since 3 yrs -The building is around 3,5 years old now-. The quality and the finishing is better compared to the other buildings in JVC. The gym and the swimming pool are not big-sized but it is ok for a 4-storey building. Our apartment more… is quiet and peaceful. It is facing the swimming pool and the public area. Unfortunately a construction started next to the building, since then it is noisy. We also had some issues with the A/C before the developer renewed all the A/Cs in the apartment. As far as I know, A/C is the biggest problem in the building. Before you move, don't forget to check the A/C condition with the agent if it is renewed or not. Show less

The security guard (I think Egyptian) is really nice and friendly he keeps to himself and he is helpful. I once needed to fix my AC, and the building maintenance is terrible, they're not available at any time when they are available i have work and their shifts are not flexible more… and they never match a Saturday for example, so i called another company to check my ac, the requested access to the roof to examine the AC of my apartment, the security had the key and he could come with me, but i had to call a mobile number of the guy that should allow him to do so, and that terrible, most annoying and super bad customer service person did not help at all, hes a square.. all he said sorry not allowed.. and that it was a Saturday so he doesn't work, i told him why do you put your contact number if you are not working he had no response, terrible guy. in the end i managed to do what i needed without that person. Avoid that building if you could because of the company managing it, they are bad, or any building managed by them for that matter because you will end up having to call the same guy if you need maintenance. It is a pity that the poor quality work of the employees in the building (security) make this review badly that it should. The building is nice but the employees shout at you with absolutely lack of respect, you feel guilty when you forgot your access card. So disrespectful! We more… are thinking in leaving the apartment because of this security company. Of course we won't go to any building managed by the same security company.Show less

Flat quality , building quality , no greenery, no basic amenities of a community
Bought a 2 bedroom house in 2007 with assurances of quality flat and a green landscape. Got the house in 2015, falling short by leaps and bounds of the many sales pitches and commitments. 1. Handover was pathetic. Shortfalls for houses that were handed over were made up by switching fittings more… in houses that were yet to be handed. The houses to be handed over were not locked! 2. Flooring was of very poor quality,with plaster in between tiles peeling off. 3. Main door was cracked and was finally replaced with a substandard door. 4. The approach road to the building remains rough soil to this day. 5. The barrier door to the building do not work to this day. 6. Ceiling work in the entrance to the lobby is shabbily done. Please note costs for the flat was not so low as well and was and is on par with some prominent developers today. Till today, five years hence from the first occupation, there is no landscaping, no grocery shops, it's just buildings in a desert . Show less

Moved into this building as it was brand new with good spacious layout. Plus what could go wrong in a brand new building? It took only 2 weeks to learn the answers to that question. Everything can go wrong! In a month, all tenants moved in and then the fun started. more… Noise level is unbelievable. Residents are at reception arguing, filing cases against building. It is almost unreal that you can hear all internal and external discussions in your living room including all children screams and dog barkings. There are many other issues with air conditions, overall hygiene and smell in hallways. Residents smoking in the elevator all the way into their flats. Unreal! Construction started behind the building so that will also cause additional noise. The noise, smell and all are enough for not living here. Another additional bonus is fire alarm going on 1-3 times a week. Show less
